Your questions answered

Our building in Inverugie is near the coast: does that change the sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Is Blackhouse Industrial Estate, near Inverugie, within your area?

Yes. Estates, retail parks and business parks around Inverugie, Blackhouse Industrial Estate among them, are all within reach. A few photographs and the unit address let us price the work.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Which sealant will you use?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Can staff carry on working while you are here?

In the majority of cases, yes. Phased work can be planned so areas stay in use, with each area protected and signed.

Are you fully insured?

Yes. We’re fully insured, including public liability cover.

What’s the difference between an expansion joint and a movement joint?

It’s a deliberate gap that lets the structure move without cracking. Many people call it an expansion joint.

About our expansion joint sealing in Inverugie

A movement joint only works while its seal does. When the sealant splits or lets go, the gap fills with dirt and water. Resealing at the first signs of failure is far cheaper than repairing the material either side. We work on cladding panel joints, car park decks and ramps and brickwork movement joints, and the failures we are asked to look at most are chipped joint edges on forklift routes and leaks through car park deck joints onto the level below. Facilities teams, main contractors and managing agents in Inverugie tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

In smaller places such as Inverugie, the joints we are asked about sit in workshops, farm sheds, schools and halls. Concrete slabs and yards there take vehicles and weather.

A 12-month guarantee applies to all our work. If an installation problem shows up, phone 01277 525 020 or email the details over and we will arrange a return visit.

How the job changes by surface

Internal floor movement joints

Floor joints include saw-cut joints and construction joints. A semi-rigid filler is common in trafficked industrial floors and a flexible sealant where the joint moves more.

Brickwork and blockwork joints

Vertical movement joints in brick and block walls let the masonry grow and shrink. We use a sealant rated for the movement, typically low-modulus laid over backing rod at the correct depth.

Warehouse floors and decks around Inverugie

With the shore within about 2 miles, Inverugie counts as a coastal location. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, and edges left open tend to break up faster. The 3 miles around Inverugie take in at least three named trading estates, business parks or retail parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

For an occupier at a site such as Blackhouse Industrial Estate, which lies east of Inverugie, the joints at loading doors and dock levellers typically see the hardest wear. Hospitals like Ugie Hospital (1.5 miles east of Inverugie) have multi-storey or surface car parks whose joints carry vehicles round the clock. At places like Thunderton Industrial Estate, which lies west of Inverugie, joints are sealed a section at a time so operations carry on.

For managing agents and facilities managers

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Sites in Inverugie can sit alongside others in a wider programme across Aberdeenshire.

When it isn’t the sealant

Some faults sit outside our scope, and we say so rather than covering them up:

  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • Crumbling edges that would give a new bead nothing sound to grip
  • Movement on a scale no sealant is meant to absorb

Not sure which it is? You can ring 01277 525 020 or send photos by email and we’ll tell you honestly.

How a job runs

Occupied buildings need a little choreography. We sign and contain the area we are in, with routes through the building left open and work section by section so the rest of the building stays in use. Where we can, we combine work around Inverugie with other jobs nearby, to make the most of each trip. Let us know if your dates have any give.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. The failed seal is removed and both faces are cleaned until sound and dry, flagging any broken edges that need repair before sealing.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. Finished joints are checked and backed by our 12-month guarantee.

What happens if it’s left?

Closing a car park for a reseal is rarely an option. Phased work by bay or zone lets the rest stay in use, compared with a full closure. We agree phasing with you before work starts. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.

A quote for movement joints depends on quantities, condition and access, and any specification that applies. Call for a quote.
