Construction mastic in Inverugie, done properly

On refurbishments, the mastic package normally includes cutting out old sealant as well as sealing new work. Old beads come out completely, as fresh silicone can’t grip old and the asbestos survey is checked first on older stock. After that, the joints are prepared and sealed to the specification. We work on window and door perimeters, brick and block movement joints and cladding and panel joints, and the usual reasons a site gets in touch are mastic snags holding up handover and inconsistent sealant finishes from plot to plot. Searching for sealant specialists in Inverugie? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Inverugie that means watching the forecast. We build some give into the plan and agree it with the site manager.

Work we carry out comes with a 12-month guarantee. If an installation problem shows up, ring 01277 525 020 or email us and we will arrange a return visit.

Inverugie: questions and answers

Can being near the sea in Inverugie affect the sealant we need?

It can. Coastal exposure works external joints harder than inland weather. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Would you work within a site like Ugie Hospital?

Yes, provided the work is planned with the site’s estates team. Work is phased so departments keep running, under the site’s own rules.

How long before the joints can be used?

We will confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.

How do you work with the site programme?

We follow the trades through the building. Each plot, floor or elevation is sealed when it’s ready.

Do you do internal caulk as well as external mastic?

The scope comes from the specification and drawings, but most packages include frame perimeters, sanitary and kitchen joints, caulking where specified and a snagging pass.

What’s the quickest route to a quote?

You can use the quote form on this site; alternatively, call the office on 01277 525 020 or email a schedule or drawings. Photos, drawings or a joint schedule help us quote quickly.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it.

Maintenance after handover

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Keep finished joints away from paint, plaster and scrapers
  • Use the product the specification names
  • Ask for joint and product checks before the package is urgent
  • Keep scrapers and abrasive pads off new beads

A new structure shifts as it loses construction moisture. The right product in each joint copes with that. If that happens, let us know.

Frames with gaps too wide for sealant need sorting before the mastic goes on. Sealant stretched over an oversized gap won’t last so packing or adjustment by the installer comes first. We flag them as soon as we see them.

When to call us in Inverugie

Wide, tapered or inconsistent gaps around frames are a common problem. Sealant has a range of joint widths it can cope with. Better to raise it at the start than seal a joint that’s bound to fail.

It’s worth sending us details if you spot any of the following:

  • Old sealant on a refurbishment that needs stripping before new work
  • New external sealant already peeling away
  • Cracks opening in caulked internal joints
  • Frame perimeters left unsealed or poorly sealed

New units and refits on sites such as Blackhouse Industrial Estate (0.9 miles east of Inverugie) need their panel and perimeter joints sealed to the specification.

Before you book anyone

  • Their plan for phasing and protecting the area
  • What the guarantee covers, and for how long
  • How the joint faces will be prepared and primed
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

How to choose a sealant contractor

Mastic packages on Inverugie sites

The sea is no more than about 2 miles from Inverugie. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so we check the specified product suits the exposure before the first bead. Building work in Inverugie comes under the Building (Scotland) Regulations 2004 and their technical handbooks, with warrants from the local authority verifier. Our job is to seal to that specification.

For a contractor working at a hospital such as Ugie Hospital, which lies east of Inverugie, perimeter and facade sealing is planned around patients and deliveries.

Diagnose, treat, sign off

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. For work around Inverugie, we aim for one trip, which is why we ask for photographs and a full list first. External joints need a dry spell as well.

  1. We start with the drawings, specification and programme.
  2. We take off quantities and return a fixed quote.
  3. We agree with the site team which areas come first.
  4. Each area is sealed when it’s released.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. After snagging, the work is handed over under our 12-month guarantee.

How the quote is worked out

To price the job, we consider:

  • Induction, permit and paperwork requirements
  • The product specified
  • Distance, for remote addresses
  • Phasing around occupants

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.

What we need to price the job

Diagnosis starts before we arrive. Tell us:

  • Any specification or named product
  • Photos of the joints, close up and from further back
  • When you need the work done
  • Anything awkward about access or site hours

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

General trades versus a specialist

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

What sealant work can’t fix

Being straight saves everyone time. Fresh joints won’t solve:

  • Damage to finishes by other trades after we have sealed
  • Frame gaps too wide for sealant, which the installer needs to correct
  • Glazing units that are cracked or misted

Not sure which it is? You can speak to us on 01277 525 020 or email the details over and we will tell you honestly.
