Your questions answered

Can you take on a job at a hospital such as Glen O'Dee Hospital?

Yes, healthcare and care buildings are part of our work. Each area is agreed with the ward or department and the estates team in advance.

Can you work at a site such as Tillybrake Industrial Estate, by Inchmarlo?

Yes. We cover Inchmarlo and the area around it, including industrial estates, business parks and retail parks such as Tillybrake Industrial Estate. Send details of the unit and the work through our quote form for a quick quote.

Is colour matching possible?

It depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Can you seal car park deck joints?

Yes. Let us know the opening hours and which levels or bays have to stay available and we will plan around them.

How do you choose the sealant?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

When can the area be used after sealing?

We will confirm how long the chosen product needs to cure.

What timescale should we allow for resealing expansion joints?

It usually takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing. Timings are set out in the quote along with the phasing plan.

Expansion joint sealing in Inchmarlo, done properly

Mastic Doctor has sealed movement joints since 2005, for main contractors, FMs, managing agents and building owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. We work on blockwork control joints, brickwork movement joints and cladding panel joints, and the failures we are asked to look at most are expansion joints split through the centre of the bead and chipped joint edges on forklift routes. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Inchmarlo is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Weather windows decide external joint work around a place like Inchmarlo: sealant needs a dry joint and a temperature within its range, so dates have some give. Internal floors can be done whenever suits the site.

We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application, and if something we did falls short, we return to it.

Why deal with it now?

Doing joint resealing alongside other planned works can save on access. But joints already letting water in shouldn’t wait for a programme, as damage continues meanwhile. Urgent joints now, the rest later, is often the sensible plan. Exposed buildings in Scotland take a lot of weather, so it’s worth renewing joints around Inchmarlo before they leak.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

Why appoint us

  • Colour options checked against the specified product
  • Work carried out by CSCS-carded applicators
  • Colours chosen to suit frames, cladding or finishes where possible
  • Constructionline member

What sealant work can’t fix

Part of a good diagnosis is knowing where sealant stops. We will tell you if the real problem is one of these:

  • Structural movement beyond what the joints were designed for (that needs a structural engineer)
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • Changing the joint layout or spacing of a structure

Not sure which it is? You can call 01277 525 020 or email us and we will tell you honestly before you book.

What we seal

  • Podiums and floor movement joints
  • Brickwork movement joints
  • Cladding panel joints
  • Blockwork control joints
  • Precast concrete panel joints
  • Car park decks and ramps

What the job involves on each surface

Concrete and precast panel joints

Concrete edges can be weak or carry release agents that stop adhesion. We prepare the faces thoroughly and prime where the maker calls for it and check the edges for soundness as we go.

Brickwork and blockwork joints

Vertical movement joints in brick and block walls let the masonry grow and shrink. We use a sealant rated for the movement, usually low-modulus, with backing rod setting the depth.

Diagnose, treat, sign off

Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us. Tell us who will meet us and how to get in at your building near Inchmarlo. That goes into the plan alongside the quote.

  1. We start with photos, approximate lengths and any drawings, visiting where needed.
  2. Joint widths and expected movement are checked against what the sealant can take and tell you if the design looks wrong for the movement.
  3. Old sealant and debris are cut out of every joint.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Preparing the site

  • Send your site hours and access windows
  • Send any specification or drawings in advance
  • Explain the parking and delivery arrangements

Expansion joint sealing in Inchmarlo: the local picture

Inchmarlo is on Scotland’s drier eastern side. Frost and winter road salt still work into open joints in car parks and yards. Autumn is a sensible time to seal them. Less than 3 miles from Inchmarlo there are two named estates and business parks. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.

For a school such as Banchory Academy, playground and building joints can be done in the holidays. Another example is Banchory Trade Park (2.3 miles east of Inchmarlo), where floors and yards would be done in stages around the occupiers. A healthcare site such as Glen O'Dee Hospital (to the south-east of Inchmarlo) depends on car parks, ramps and service yards whose joints take traffic all day.

What affects the price in Inchmarlo

There’s no standard rate for sealant work, since sites vary so much. What we look at:

  • Distance, for remote addresses
  • Whether the work must be split into stages
  • Quantities, in metres or numbers
  • Induction, permit and paperwork requirements

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Details that help us quote

However big the job, these details speed things up:

  • Drawings or a marked-up plan, if available
  • Anything awkward about access or site hours
  • Whether the building will be occupied during the work
  • The product your specification calls for

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Share whatever details you have and we’ll fill any gaps with a visit.
