Expansion joint sealing in Five Ashes

Internal floor joints take trolleys, pallet trucks and forklifts. Unsupported edges break up under wheels, so the right filler or sealant for the traffic and movement matters. We’ll tell you if the edges need repairing before sealing. We work on blockwork control joints, cladding panel joints and precast concrete panel joints, and the failures we are asked to look at most are sealant peeling off one face of the joint and water dripping through deck or ramp joints. Looking for mastic applicators who cover Five Ashes? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Around smaller places such as Five Ashes, floor joints are often in barns and farm buildings turned into workshops, stores and offices. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Maintenance after handover

Once the work is signed off, these steps help:

  • Keep stones and debris out of open joint lines
  • Avoid parking heavy plant or pallets on joint lines
  • Raise snow-clearing blades over deck joints where possible
  • Reopen bays and walkways only after the stated cure time

Movement joints belong on the planned maintenance inspection list. A periodic look picks up tears and lifting before water gets in, when they’re still cheap to deal with. Should you spot a problem, you can call 01277 525 020 or send photos by email and send a picture.

Floor joints with failed fillers break up quickly under wheels. Damaged edges make the floor rough and wear wheels faster. Sealing early protects the edges.

Five Ashes: questions and answers

Is hospital work, at somewhere like Crowborough War Memorial Hospital, something you do?

Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Can you work at a site such as Station Road Industrial Estate, by Five Ashes?

Yes. We cover Five Ashes and the area around it, including industrial estates, business parks and retail parks such as Station Road Industrial Estate. Photos and a short description are enough for a first look.

Which product is best for expansion joints?

The specification comes first, then the joint’s movement and exposure. We name the proposed product in the quote, so you know what’s going in.

How long does movement joint sealing take?

Allow anything from part of a day to a couple of weeks, depending on joint lengths, widths and access. Timings are set out in the quote, including any phasing.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Are your applicators CSCS-carded?

Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.

Which sealant will you use?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

On site: what to expect

Inspect, seal, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Jobs in and around smaller places like Five Ashes are typically planned as a single visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. The failed seal is removed and both faces are cleaned until sound and dry.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

  • Make sure the joints can be reached

Site staff or a sealant specialist?

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

What happens if it’s left?

Patching the worst lengths of a joint can make sense short term. The remaining sealant is often close to failing too. Where it helps, we quote both options. Older rural buildings around Five Ashes move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.

A quote for movement joints depends on how many there are, their condition and the access, plus any specification you are working to. Ask us for a fixed quote.

When to call us in Five Ashes

Repeated failure often traces back to the wrong product. Products not classed for the movement fail early. BS EN ISO 11600 classifies building sealants by movement capability, and specifications often refer to it.

Any of the following is a good reason to get the joints checked over:

  • Car park joints leaking onto vehicles below
  • Sealant peeling off one face of the joint
  • Rain penetration at brick or block movement joints
  • Layers of sealant in a movement joint

Schools such as Five Ashes CofE Primary School have movement joints in their walls and floors that are easy to overlook.

Comparing quotes

  • Proof of insurance
  • Their plan for phasing and protecting the area
  • Whether primer will be used where the manufacturer specifies it
  • The named product and why it was chosen
