How we handle expansion joint sealing in Finmere

Mastic Doctor has sealed movement joints since 2005 for contractors, facilities managers and owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. We work on blockwork control joints, precast concrete panel joints and podiums and floor movement joints, and what we’re called in for most is spalled or broken joint edges in floors and decks and expansion joints split through the centre of the bead. A specialist sealant contractor works differently from a general builder: on jobs in Finmere, preparation and product choice get the time they need.

Smaller community and commercial buildings around Finmere have their own movement joints in walls and floors. They’re easily forgotten until water gets in or an edge breaks.

Our workmanship is guaranteed for 12 months, in Finmere as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Honest limits

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Damaged metal nosings or cover plates over a joint
  • Joints too narrow for the movement, which need redesigning by the engineer
  • Broken or spalled joint edges, which need repairing before any sealant goes in

If you are not sure, just phone 01277 525 020 or send photos by email and we’ll give you a straight answer.

Surfaces we seal

  • Podiums and floor movement joints
  • Blockwork control joints
  • Cladding panel joints
  • Car park decks and ramps
  • Precast concrete panel joints
  • Brickwork movement joints

Keeping the joints sound

Regular inspection catches problems early. In particular:

  • Inspect movement joints alongside other routine building checks
  • Brief car park operatives to protect joint lines during winter clearance
  • Leave barriers in place until fresh joint sealant has cured
  • Look over external and deck joints after a hard winter

On car parks, winter clearance can damage deck joint sealant. Lifting the blade at each joint avoids tearing the bead, and it’s worth checking joints once the cold weather has passed.

A failed deck joint lets water straight through to the level below. Salty water dripping through stains soffits and lands on parked vehicles, which is bad news for the concrete and the people parking below. Sealing the joint promptly stops it at source.

Finmere: questions and answers

Would you work within a site like Buckingham Community Hospital?

Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Will our site in Finmere have to close for joint sealing?

In the majority of cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. The phasing plan comes with the quote.

What timescale should we allow for resealing expansion joints?

It normally takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing. We confirm the timescale with the quote along with the phasing plan.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Do you have public liability insurance?

Yes. Our insurance certificate can be sent alongside the quote.

Can you handle several sites?

Yes. Several buildings can share a single quote, with one point of contact.

What if the joint edges are damaged?

Sealant needs sound faces to bond to, so we will tell you if the edges need repairing before sealing. We flag it at the quote stage where we can see it.

Warehouse floors and decks around Finmere

Finmere is in the South East, one of the UK’s drier regions. External slab and deck joints still need a dry, clean joint to seal, and gritting in cold spells finds its way into open joints. At about 54 miles from central London, Finmere is within reach of the capital. The roads out of London are lined with trade parks and distribution sheds.

For estates staff at a university like University of Buckingham, 4 miles to the east of Finmere, building and paving joints are part of the planned maintenance list. For a school such as Finmere Church of England Primary School, playground and building joints can be done in the holidays.

Finmere is about 4 miles west of Buckingham, in Oxfordshire. We cover commercial sites throughout Finmere. 423 places across Oxfordshire fall within our area, Finmere among them. We also cover Oxford, some 18 miles away.

Cost factors for movement joints

The price varies from site to site. It mainly depends on:

  • The product specified
  • Location, for remote and island sites
  • Any access equipment needed
  • Induction, permit and paperwork requirements

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Before you send an enquiry

There’s no need for a formal survey. These details are enough to start:

  • Photos of the joints, close up and from further back
  • Anything awkward about access or site hours
  • Any specification or named product
  • Approximate linear metres or a joint schedule

Tell us about the building, the joints and when you need the work done, and we’ll put a fixed quote together. The easiest way is to phone 01277 525 020 or send details through our quote form.

Leave it or put it right?

Patching the worst lengths of a joint can make sense short term. But if the rest of the run is the same age and product, it’s normally not far behind and repeated access costs add up. Where it helps, we quote both options. For buildings around smaller places like Finmere, water damage can go unnoticed for longer, especially where a building isn’t used daily, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote.

Signs you need expansion joint sealing in Finmere

When the movement exceeds the sealant’s capability, the bead tears. A joint that’s too narrow for the movement, or a product with the wrong movement class, will split through the middle. Resealing like for like often fails the same way.

Typical triggers for a call:

  • Damp inside where a wall movement joint has failed
  • Expansion joints split through the centre of the bead
  • New sealant over old, now failing
  • Joints where the bead has lost adhesion

Large sites such as Buckingham Community Hospital (3.9 miles east of Finmere) have car parks, service roads and long elevations with movement joints in brick and panels.

What to look for in a quote

  • Will RAMS and insurance details be available?
  • Are they CHAS accredited or on Constructionline?
  • Will CSCS-carded applicators be on site?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

Questions to ask before you appoint anyone

On site: what to expect

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area. Jobs in and around smaller places like Finmere are typically planned as a single visit, so photos and measurements up front really help. Then the right materials arrive with us.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Preparing the site

  • Clear stock, furniture or equipment away from the joints
  • Explain the parking and delivery arrangements
  • Share your working hours and any access restrictions
