Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Expansion joint sealing in Cromarty, done properly

We’ve been sealing expansion and movement joints for over 20 years, for main contractors, FMs, managing agents and building owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. Most enquiries involve water dripping through deck or ramp joints and joints packed with grit and debris, on precast concrete panel joints, cladding panel joints and podiums and floor movement joints. Looking for mastic applicators who cover Cromarty? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Travel to smaller places like Cromarty is planned so the work is done in one trip where possible. Photos, approximate widths and what uses the floor help us bring the right materials.

Our workmanship is guaranteed for 12 months, wherever the site is. If our installation lets you down in that time, we return and fix it.

Maintenance after handover

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Avoid parking heavy plant or pallets on joint lines
  • Raise snow-clearing blades over deck joints where possible
  • Reopen bays and walkways only after the stated cure time
  • Check joints after long freezing spells

Debris does more harm to joint sealant than most people realise. Stones pressed into the bead by wheels or feet can puncture it and decks and floors suffer most. A routine sweep is the simplest protection.

Unsupported floor joint edges spall under forklift and pallet-truck wheels. Damaged edges make the floor rough and wear wheels faster, and the damage spreads along the joint. Keeping the filler or sealant sound protects the floor.

Doing it in-house

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Cromarty: questions and answers

Do you take on work at healthcare sites like County Community Hospital?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Is Cromarty off your patch?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Can you work while the building is occupied?

In most cases, yes. We phase the work so most of the building stays in use, with each area protected and signed.

Are expansion joints and movement joints the same thing?

It’s a deliberate gap that lets the structure move without cracking. Expansion joint is a name often used for the same thing.

Do you take on multi-site work?

Yes. Several buildings can share a single quote, with one point of contact across South East England, Greater London and Scotland.

Are you insured?

Yes. We’re fully insured, and the certificate can go with your quote.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.

Quoting for work in Cromarty

To price the job, we consider:

  • Specialist products, such as fire-rated or hygienic sealants
  • Any access equipment needed
  • How much there is to seal
  • How much existing material needs removing

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.

Sending details for a quote

For an accurate fixed quote, we need to understand the site. Useful things to include:

  • Specification clauses that apply
  • Anything awkward about access or site hours
  • Clear photographs of the problem areas
  • The postcode of the building

To get a fixed quote, phone 01277 525 020 or email the details over. You can also send details through our quote form.

Slabs, ramps and loading bays in Cromarty

Cromarty is within about 1 mile of the coast. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, so a failed joint lets more in and the edges break up sooner. Cromarty is in the west of Scotland, the wetter side of the country. External slab joints left open take plenty of rain. Outside joints are sealed in dry spells, so dates have some give.

For floors and slabs around Cromarty, the product is chosen for the traffic and the movement at each joint.

Different surfaces, different methods

Internal floor movement joints

Forklift and pallet-truck wheels break unsupported joint edges. The right filler or sealant for the traffic and movement protects them.

Podium joints

Podium joints often sit within a waterproofing system. We reseal the joint where sealant is the specified fix and flag it if the membrane looks like the source.

Signs you need expansion joint sealing in Cromarty

Some joints were never sealed with the right product. A stiff or general-purpose sealant across a joint with large movement won’t cope. BS EN ISO 11600 classifies building sealants by movement capability, and specifications often refer to it.

Things that normally lead to an enquiry:

  • Brittle, chalky sealant on external joints
  • Expansion joints split through the centre of the bead
  • New sealant over old, now failing
  • Joints packed with grit and debris

Hospital campuses such as County Community Hospital, 4.4 miles west of Cromarty, grow in stages, leaving movement joints wherever new blocks meet old.

How to choose a sealant contractor

Our process

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed before we move to the next. Where we can, we combine work around Cromarty with other jobs nearby, to make the most of each trip. Tell us how flexible your dates are.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Getting the site ready

  • Let us know about inductions and permits
  • Share the asbestos register for older buildings
  • Make sure the joints can be reached
