Expansion joint sealing in Arrochar

Buildings and slabs are never completely still: temperature, moisture, shrinkage and loading all make materials grow and shrink. Expansion and movement joints are built in so the structure can move without cracking, and the sealant in them keeps water and debris out. We seal and reseal movement joints in walls, panels, decks and floors on sites in Arrochar. We work on blockwork control joints, cladding panel joints and brickwork movement joints, and what we’re called in for most is chipped joint edges on forklift routes and joints packed with grit and debris. One point of contact handles commercial sealant work in Arrochar from the first photos to the final walk-round, for single jobs and planned programmes alike.

In smaller places such as Arrochar, the joints we’re asked about sit in workshops, farm sheds, schools and halls. Concrete slabs and yards there take vehicles and weather.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

When to bring in a specialist

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

For managing agents and facilities managers

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Arrochar can form part of a wider programme across Argyll and Bute.

When something else is needed

A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is any of the following:

  • Structural movement beyond what the joints were designed for (that needs a structural engineer)
  • Concrete or masonry repairs along the arrises
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)

If you’re not sure, just speak to us on 01277 525 020 or email the details over and we’ll give you a straight answer before you book.

What we seal

  • Car park decks and ramps
  • Podiums and floor movement joints
  • Brickwork movement joints
  • Precast concrete panel joints
  • Blockwork control joints
  • Cladding panel joints

On site: what to expect

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. Tell us who will meet us and how to get in at your building near Arrochar. We’ll confirm the plan with the fixed quote.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Advice

Looking after the joints

Once the work is signed off, a little attention goes a long way:

  • Put movement joints on the planned maintenance inspection round
  • Inspect exposed joints once the cold weather has passed
  • Keep racking legs and heavy point loads off floor joints
  • Reopen bays and walkways only after the stated cure time

Floor joints on main traffic routes need watching more closely than the rest. Keep racking feet and heavy point loads off joint lines.

An open joint fills with grit, and a joint full of grit can’t close. The arrises crack and break away under the load and the reseal becomes an edge repair as well. A sound seal keeps the joint working.

Arrochar: questions and answers

Is Arrochar too far out for you?

Not at all. Arrochar is within our area. We work across every Scottish council area. Where we can, we group nearby jobs to make the most of each trip.

Do we have to stop operations in Arrochar while the joints are sealed?

Rarely. Work is phased around your operations. We agree the sequence and timings with you before we start.

Do you offer coloured sealant?

Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.

What hours do you work?

The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.

How do you choose the sealant?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

What if the joint edges are damaged?

Sound edges are essential. If they’re damaged, we’ll say so before any sealing so you are not paying for a bead that won’t hold.

Does the weather affect joint sealing?

A wet joint can’t be sealed properly, so external work waits for suitable conditions. The work is simply moved to the next suitable day.

Warehouse floors and decks around Arrochar

Arrochar is within about 1 mile of the coast. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, which is why split joints are worth sealing before the edges deteriorate. Arrochar is in the west of Scotland, the wetter side of the country. Open joints in external slabs take a lot of water. Outside joints are sealed in dry spells, so dates have some give.

A joint near Arrochar that has lost its sealant lets in water and grit, and the edges suffer next. Around Arrochar, each joint gets a filler or sealant matched to what crosses it and how much it moves.

What affects the price in Arrochar

Sealant work doesn’t have a standard rate, since sites vary so much. What we look at:

  • The size and state of each joint
  • The total length or number of joints
  • Removal of failed or old sealant
  • Working within restricted access windows

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Before you send an enquiry

However big the job, these details speed things up:

  • How the joints are reached, and at what height
  • Specification clauses that apply
  • Approximate linear metres or a joint schedule
  • Your programme or deadline

Tell us about the building, the joints and when you need the work done, and we will put a fixed quote together. The easiest way is to ring 01277 525 020 or send photos by email.
