Expansion joint sealing for commercial buildings in Ardlui

If you need expansion joint sealing in Ardlui, start with photographs and joint lengths. Send them through our quote form, and we’ll arrange a site visit if needed. You can also speak to us on 01277 525 020 or email drawings and photos to talk the joints through. If you have torn sealant in brick or block movement joints and water dripping through deck or ramp joints, we can put it right, on precast concrete panel joints, brickwork movement joints and blockwork control joints alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Ardlui, preparation and product choice get the time they need.

For floor or movement joints around smaller places like Ardlui, we plan to finish in one visit where we can. Photos, approximate widths and what uses the floor help us bring the right materials.

Building owners, agents and FMs in Ardlui

We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Sites in Ardlui can sit alongside others in a wider programme across Argyll and Bute.

If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.

Common questions from Ardlui clients

Is Ardlui too small for you to travel to?

No. Places such as Ardlui are covered as much as the big towns. We cover the whole of Scotland. Good photographs up front let us bring everything on the first visit.

What documents will you need to give us for a job in Ardlui?

RAMS, insurance certificate, CSCS details: list what the site needs and we will confirm it with the quote. Our applicators are CSCS-carded, and we carry £5m public liability insurance.

What hours do you work?

The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.

What if the joint edges are damaged?

A bond is only as strong as the material behind it, so broken or crumbling edges have to be repaired first. Where it’s visible beforehand, we’ll say so when we quote.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Do you use silicone or polyurethane in movement joints?

The specification comes first, then the joint’s movement and exposure. The quote states the sealant and its movement class so there are no surprises.

Does weather matter for sealant work?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

What happens if it’s left?

Patching the worst lengths of a joint can make sense short term. But if the rest of the run is the same age and product, it’s typically not far behind and repeated access costs add up. Where it helps, we quote both options. Exposed buildings in Scotland take a lot of weather, so it’s worth renewing joints around Ardlui before they leak.

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

On site: what to expect

Site rules come first: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, we take the joints in the sequence agreed with you. Travel to smaller Scottish places like Ardlui is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. Outside work also needs a suitable weather window.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

Before we start on site

  • Arrange parking or a loading space
  • Share the asbestos register for older buildings
  • Clear stock, furniture or equipment away from the joints

Advice

Different surfaces, different methods

Brickwork and blockwork joints

Long brick and block elevations have movement joints at intervals. They take a low-modulus sealant with a movement class to suit, with backing rod setting the depth.

Podium joints

On podiums, the joint can belong to a larger waterproofing detail. We reseal the joint where sealant is the specified fix, and tell you if the problem looks like the waterproofing below.

What sets the cost

Before we quote, we look at:

  • How accessible the joints are
  • Which sealant the job calls for
  • Location, for remote and island sites
  • Whether old sealant has to be cut out first

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Sending details for a quote

For an accurate fixed quote, we need a clear picture of the site. Useful things to include:

  • What the building is and how it’s used
  • Access details, including height
  • The postcode of the building
  • Approximate linear metres or a joint schedule

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to speak to us on 01277 525 020 or email us with what you know.

Maintenance after handover

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Keep scrapers and ploughs from dragging across joint sealant
  • Check joints after long freezing spells
  • Record the sealant used and the date in the O&M file
  • Inspect movement joints alongside other routine building checks

Snow ploughs and scrapers catch on joint lines. Lifting the blade at each joint avoids tearing the bead and a look at the joints after winter catches any damage.

Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall, turning a sealant job into a repair job. Keeping the seal sound avoids all of that.
