Expansion joint sealing in Ardminish

Few joints take as much punishment as those in a car park. Tyres load the edges, and de-icing salts and water work into any gap; water dripping through to the deck below is often the first sign. A sealant suited to traffic and the expected movement goes in. We work on podiums and floor movement joints, cladding panel joints and car park decks and ramps, and the usual reasons a site gets in touch are rain penetration at brick or block movement joints and layers of sealant in a movement joint. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Ardminish, preparation and product choice get the time they need.

Travel to smaller places like Ardminish is planned so the work is done in one trip where possible. Send photographs, joint widths and details of the traffic first.

We sign every job off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

After the work

A few simple habits keep the new joints working:

  • Keep stones and debris out of open joint lines
  • Inspect exposed joints once the cold weather has passed
  • Brief car park operatives to protect joint lines during winter clearance
  • Inspect movement joints alongside other routine building checks

Fresh joint sealant needs its full cure time before it takes traffic or water. How long that takes depends on the product, the temperature and the depth of the joint, and we confirm it for each area before we leave. Barriers left in place until then protect the finish.

Rain gets into walls through torn brick and block movement joints. It can surface inside as damp a long way from the joint by which time the joint has been open for a while. Resealing promptly prevents internal damage.

What we can’t put right

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Cracking or settlement that calls for an engineer’s assessment
  • Proprietary pre-formed expansion joint systems
  • Concrete or masonry repairs along the arrises

Not sure which it is? You can call the office on 01277 525 020 or send details through our quote form and we’ll tell you honestly.

What we seal

  • Podiums and floor movement joints
  • Precast concrete panel joints
  • Blockwork control joints
  • Car park decks and ramps
  • Cladding panel joints
  • Brickwork movement joints

Doing it in-house

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

FAQs: Ardminish

Can being near the sea in Ardminish affect the sealant we need?

It can. Coastal exposure works external joints harder than inland weather. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Is Ardminish too small for you to travel to?

No. Places such as Ardminish are covered as much as the big towns. We work across every Scottish council area. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

Can you work while the building is occupied?

Usually, yes. Phased work can be planned so areas stay in use.

When can you be on site?

Give us your site hours and any access windows in your enquiry, and we will plan around them. You can reach the office between 8am and 5pm, Monday to Friday.

Is any job too small?

We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

On site: what to expect

When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, and the work usually takes a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints. Jobs near Ardminish are often grouped with others in the same area. Let us know if your dates have any give.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Where floor joints take the most wear near Ardminish

Ardminish sits close to the coast, within about 3 miles. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, so a failed joint lets more in and the edges break up sooner. Ardminish is in the west of Scotland, the wetter side of the country. Open joints in car parks and yards let in more water than in drier areas. External sealing is booked for dry spells, with some give in the dates.

A joint near Ardminish that has lost its sealant lets in water and grit, and the edges suffer next.

Ardminish is about 37 miles west of Saltcoats, in Argyll and Bute. We send applicators to Ardminish for movement joints. Ardminish is one of 124 places in Argyll and Bute on our list. There’s a separate page for Glasgow, roughly 58 miles from Ardminish.

Signs you need expansion joint sealing in Ardminish

With no backing rod or bond-breaker in place, sealant grips the base of the joint too. Sealant fixed to the base and sides can’t flex, so it tears.

Any of the following is a good reason to get the joints checked over:

  • Water getting into the wall through a failed joint
  • Joints where the bead has lost adhesion
  • Expansion joints split through the centre of the bead
  • Car park joints leaking onto vehicles below

In and around Ardminish, the right filler or sealant for each joint depends on the traffic and the movement it takes.

What your quote should include

  • What level of public liability insurance do they hold?
  • How they handle RAMS and site documents
  • Will CSCS-carded applicators be on site?
  • Do they follow the manufacturer’s priming guidance?

Questions to ask before you appoint anyone

What happens if it’s left?

Resealing is normally the answer, not replacing the element. If the material either side is sound, a properly prepared reseal restores the joint. If the edges have broken up, we will tell you they need repairing first. Renewing every failing joint on one visit is the sensible approach for a place like Ardminish. Send photos and we will quote for everything together.

Pricing movement joints depends on quantities, condition and access, and any specification that applies. Call for a quote.
