How we handle construction mastic in Whitehills

Site managers want applicators who turn up with the right cards and paperwork. We are a Constructionline member and CHAS accredited, and every applicator holds a CSCS card, with public liability insurance in place. Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. The enquiries we see most involve inconsistent sealant finishes from plot to plot and frame gaps too wide for sealant alone, across internal decorators’ caulk, floor and skirting junctions and cladding and panel joints. A single leaking joint is often how a building in Whitehills first comes to us: we look at the rest while we are there and tell you what we find.

Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Whitehills that means watching the forecast. We build some give into the plan and agree it with the site manager.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant.

How the quote is worked out

There’s no standard rate for sealant work, since sites vary so much. What we take into account:

  • Location, for remote and island sites
  • Quantities, in metres or numbers
  • The product specified
  • Phasing around occupants

What a job costs comes down to how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote when you are ready.

Before you send an enquiry

Good information means a firmer quote. Helpful details to send:

  • The postcode of the building
  • Any specification or named product
  • When you need the work done
  • The type of building and who uses it

The quickest route to a quote is a few photos and the site postcode. Upload them with the quote form, or ring 01277 525 020 or email the details over to discuss it first.

Building and refurbishing in Whitehills

Whitehills is within about 1 mile of the coast. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so joint design, primers and product choice deserve extra care. Whitehills is in the east of Scotland, which is drier than the west. Cold, damp starts still stop external sealing on some days. We programme around it with the site team.

Historic houses such as Duff House (2.2 miles south-east of Whitehills) are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products. New units and refits on sites such as Inverboyndie Industrial Estate (0.9 miles south-east of Whitehills) need their panel and perimeter joints sealed to the specification.

Whitehills is about 14 miles east of Buckie, in Aberdeenshire. Our applicators travel to Whitehills for work on mastic packages, handled exactly as we handle every other area. Our Aberdeenshire coverage takes in 179 places. Our Aberdeen page has more on work in that area (40 miles or so).

Work on mastic packages is covered throughout AB45. We cover commercial and managed buildings on Loch Lane, Knock Lane and Loch Street. Just outside Whitehills, we also work in Ladysbridge (1 mile south-west), Boyndie (1 mile south-west), Banff (2 miles south-east), Macduff (3 miles east) and Portsoy (4 miles west). Bigger towns within reach include Turriff (10 miles south-east), Aberchirder (8 miles south) and Gardenstown (9 miles east). For island and remote sites, travel and materials need planning ahead, so the full address helps from the start.

A little further out are Ladysbridge Hospital (1.1 miles south) and Banff Castle (2.2 miles east).

Our process

At the end of each section, we remove the tape, clean down and inspect every joint. Where the sealant needs time to cure before use, we tell you and sign the area. Jobs near Whitehills are often grouped with others in the same area. Let us know if your dates have any give.

  1. First we look at the scope on site or from drawings.
  2. You receive a fixed quote covering scope, products and sequence.
  3. Site paperwork is confirmed and our CSCS-carded applicators are inducted.
  4. Sealing follows the programme as areas are released.
  5. Problems we find, such as oversized gaps, are raised straight away.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

Advice

After the work

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Get the mastic subcontractor involved early in the programme
  • Check frame gaps are within the sealant’s range before sealing
  • Keep product details for future maintenance
  • Don’t schedule sealing before decorators and flooring are done

At handover, keep the product details with the O&M information. That helps the building owner maintain the joints later, and tells you what to reseal with. We can confirm the handover information you need when we quote.

Frames with gaps too wide for sealant need sorting before the mastic goes on. Sealant stretched over an oversized gap won’t last, so the installer needs to correct it first. We raise them during our first walk of the area.

What sealant work can’t fix

We check first that sealant really is the fix. It won’t put right:

  • Rework caused by others damaging completed areas
  • Approving fire stopping as compliant
  • Specifying the product where the designer hasn’t

If in doubt, call 01277 525 020 or email a schedule or drawings and we’ll say what we think.

What we seal

  • Cladding and panel joints
  • Brick and block movement joints
  • Internal decorators’ caulk
  • Floor and skirting junctions
  • Window and door perimeters
  • Sanitary and kitchen joints

Do you need construction mastic in Whitehills?

Dust is the enemy of adhesion on a construction site. Dust, film adhesive, damp and grease on the joint faces prevent a proper bond.

Things that typically lead to an enquiry:

  • Cracks opening in caulked internal joints
  • A long mastic snag list close to completion
  • Sanitary sealant damaged by following trades
  • Frame perimeters left unsealed or poorly sealed

Work at a hotel such as Seafield Arms Hotel and Gatepiers, less than half a mile to the west of Whitehills, tends to be programmed around bookings, mastic included.

What to look for in a quote

  • Whether primer will be used where the manufacturer specifies it
  • Health and safety accreditation such as CHAS
  • How the existing material will be dealt with
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?

Questions we are asked in Whitehills

Is a smaller place like Whitehills outside your area?

Not at all. Whitehills is within our area. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.

Does your area include sites such as Inverboyndie Industrial Estate, near Whitehills?

Yes. We cover Whitehills and the area around it, including industrial estates, business parks and retail parks such as Inverboyndie Industrial Estate. A few photos and the unit address let us price the work.

Can you seal external joints in wet or cold weather?

Conditions have to suit the product before external work starts. Sealing in poor conditions risks adhesion failure, so we wait rather than redo work.

Can the sealant be colour-matched?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We will confirm the colours available for the specified product.

How soon can the area be used again?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Which sealant will you use?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Can you fit around our working hours?

Give us your site hours and any access windows in your enquiry, and we’ll plan around them. Our office runs Monday to Friday, 8am until 5pm.
