Construction mastic in Victoria

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Construction mastic in Victoria

The specification and the programme set the job, not to habit. Where the specification names a product, we use it. Backing, primer and depth follow what the sealant maker sets out so the detail on the drawing is what ends up on site. We work on internal decorators’ caulk, brick and block movement joints and window and door perimeters, and what we’re called in for most is perimeter gaps outside the sealant’s range and sanitary sealant damaged by following trades. A single leaking joint is often how a building in Victoria first comes to us: we look at the rest while we are there and tell you what we find.

Every London site, Victoria included, is inside the ULEZ, which applies to deliveries and contractors’ vans alike. Add booked delivery slots and limited storage, and a London mastic package needs planning before the first bead.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

When it isn’t the sealant

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Frames fitted out of tolerance
  • Joint design decisions that belong to the architect or engineer
  • Defective windows, doors or glazing units (the supplier or installer’s job)

If you are not sure, just call the office on 01277 525 020 or send photos by email and we will give you a straight answer.

Where we work in Victoria

  • Sanitary and kitchen joints
  • Window and door perimeters
  • Floor and skirting junctions
  • Cladding and panel joints
  • Brick and block movement joints

Common questions from Victoria clients

Does your area include sites such as Brompton Cross District Shopping Centre., near Victoria?

Yes. We cover Victoria and the area around it, including industrial estates, business parks and retail parks such as Brompton Cross District Shopping Centre.. Photos and a short description are enough for a first look.

Could you schedule work at a campus like University of Notre Dame for the vacation?

Yes. We plan campus work around teaching, exams and residence turnarounds. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Do you work in Victoria?

Yes. We cover Victoria, and you can phone 01277 525 020 or send photos by email to get started.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

When can the area be used after sealing?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

Can you come in just for snagging?

Yes. Damaged, missed or untidy joints are stripped and done again properly to suit the programme.

Do you have public liability insurance?

Yes. We’re fully insured, and the certificate can go with your quote.

Diagnose, treat, sign off

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Most London premises stay occupied while we are on site, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. Drawings, specification and programme come to us.
  2. Quantities are measured and a fixed price returned.
  3. The sequence is agreed with the site manager.
  4. Each area is sealed when it’s released.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. After snagging, the work is handed over under our 12-month guarantee.

Preparing the site

  • Tell us your opening times and when work is allowed
  • Send any specification or drawings in advance
  • Share the asbestos register for older buildings

Should maintenance staff do it?

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

What the job involves on each surface

Bathrooms, en suites and washrooms

In bathrooms and washrooms, an anti-mould sanitary silicone goes around every fitting. Each joint is prepared, sealed and finished with a neat tooled line, and any bath is loaded with water first where that’s the agreed method.

Kitchens and utility areas

Worktop upstands, sinks and splashbacks are sealed once the kitchen is fitted. A kitchen-suitable sealant is used, food-safe where food contact is possible.

How the quote is worked out

Quotes vary with the job. It mainly depends on:

  • The site’s rules and procedures
  • How accessible the joints are
  • Working within restricted access windows
  • Joint width, depth and condition

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we’ll explain how it’s made up.

Details that help us quote

Good information means a firmer quote. When you get in touch, include:

  • Approximate linear metres or a joint schedule
  • Your programme or deadline
  • Whether an asbestos survey exists
  • Specification clauses that apply

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, ring 01277 525 020 or email drawings and photos.

Contractors’ notes for Victoria

As part of Greater London, Victoria is inside the ULEZ, which applies to every van on site. Deliveries are booked and storage is tight, so mastic materials come in as needed. Plenty of hotels sit less than 2 miles from Victoria. When hotels extend or refit, the work is usually squeezed between peak periods, mastic included.

University estates such as University of Notre Dame (1.1 miles north-east of Victoria) tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal. Hotel extensions and refits, at places such as Grosvenor Hotel, which lies north of Victoria, typically run between busy periods, so the sealing is squeezed into short windows. For contractors at a college like Westminster Kingsway College, under half a mile east of Victoria, perimeters and internal sealant are timed for the holidays.

Victoria is about 1 mile south of City of Westminster, in Greater London. Businesses, contractors and managing agents in Victoria use us for work on mastic packages. Our Greater London coverage takes in 764 places.

Looking after the joints

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Share drawings and the specification as soon as possible
  • Don’t schedule sealing before decorators and flooring are done
  • Stick to the specified sealant rather than a generic substitute
  • Brief the final clean team to avoid blades near sealant

Brief the sparkle clean so they don’t scrape the new joints. Scrapers used on frames and worktops can nick or lift a new bead so keep them off the joints.

Oversized gaps are a problem better caught early. Filling a wide gap with sealant alone sets up a failure. We raise them during our first walk of the area.
