Construction mastic in Totteridge

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Why it’s worth doing now in Totteridge

Sealing over damaged or contaminated new joints might save a day, but it rarely lasts. Sealant can’t grip a contaminated or existing bead and the defect reappears in the defects period. We cut out and redo the joint properly. Getting scaffold, permits or access booked in Totteridge takes effort, so it makes sense to deal with every failing joint while access is in place.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well.

What you get with us

  • Old sealant cut out, never sealed over
  • A Constructionline member, so easy to vet
  • Public liability insurance in place
  • Matching to RAL references, product permitting

Construction mastic in Totteridge, done properly

External mastic depends on the weather in a way most internal trades don’t. Cold or damp mornings, frost and condensation on frames can all hold external sealing up, so we plan elevations with the forecast and the programme in mind. Internal areas can usually carry on while the outside waits. Site teams most often ask us about external joints sealed in damp or cold conditions that are now failing and sealant knocked or painted over by other trades, on brick and block movement joints, sanitary and kitchen joints and internal decorators’ caulk. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Totteridge, preparation and product choice get the time they need.

Construction in a London area such as Totteridge means working on constrained sites: limited storage, booked deliveries and access shared with other trades. We fit around the programme, sealing each elevation or floor as other trades hand over.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

How a job runs

We follow your site rules from the start: signing in, inductions and any permit to work. Once we are cleared to begin, the joints are worked through in the order agreed with your site contact. All of Greater London is in the ULEZ, and kerbside space in Totteridge can be scarce. Let us know about any on-site parking or loading arrangements when you send the job details.

  1. Drawings, specification and programme come to us.
  2. Quantities are measured and a fixed price returned.
  3. The sequence is agreed with the site manager.
  4. Plots or floors are sealed as they’re handed over.
  5. Joints are prepared, backed and sealed to the specification.
  6. After snagging, the work is handed over under our 12-month guarantee.

Getting the site ready

Work for main contractors and building owners

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

Looking after the joints

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Don’t force external sealing on a damp or frosty day
  • Ask cleaners to use soft cloths around fresh sealant
  • Keep product details for future maintenance
  • Put any product change through the designer first

Brief the sparkle clean so they don’t scrape the new joints. Scrapers used on frames and worktops can nick or lift a new bead, so stick to soft cloths and gentle cleaners near sealant.

Frames with gaps too wide for sealant need sorting before the mastic goes on. Filling a wide gap with sealant alone sets up a failure, so the installer needs to correct it first. We raise them during our first walk of the area.

Doing it in-house

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Sites and facades in and around Totteridge

The ULEZ covers the whole of Greater London, Totteridge included, so site vehicles need to meet its standards or pay the daily charge. Deliveries are booked and storage is tight, so mastic materials come in as needed. A 2-mile radius around Totteridge takes in a number of hotels. When hotels extend or refit, the work is usually squeezed between peak periods, mastic included.

Hospital estates such as Barnet Hospital (1.2 miles north-west of Totteridge) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. Hotels like The Barrington Hotel (to the north-east of Totteridge) rarely close for long, so refurbishment mastic is phased floor by floor. Recladding or extending a unit at a site like Hadley Manor Trading Estate (1.3 miles north of Totteridge) brings panel joints and frame perimeters into the programme.

Totteridge is about 1 mile south-west of Barnet, in Greater London. Any commercial site in Totteridge is covered, for single jobs and planned programmes alike. Across Greater London, 764 places are covered, including Totteridge. For work in that direction, see our London page, about 10 miles away.

Close to Totteridge, our area also takes in Hadley (1 mile north), High Barnet (1 mile north), Arkley (2 miles north-west), Mill Hill (2 miles south-west) and Rowley Green (2 miles north-west). How the quote is worked out

We price every job individually. The things that drive the figure:

  • Backing rod, priming and other preparation
  • The total length or number of joints
  • Distance, for remote addresses
  • Site requirements such as inductions and permits

There’s no price list, since every building and every scope is different. Call for a quote.

Details that help us quote

A good diagnosis starts with the right details. Tell us:

  • Where the site is, with the postcode
  • Drawings or a marked-up plan, if available
  • Any dates the work must fit around
  • Asbestos survey details if the building is older

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To start the process, speak to us on 01277 525 020 or email a schedule or drawings.

Totteridge: questions and answers

Do you work in London buildings with loading restrictions?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. The building manager’s rules go straight into our method. We allow for the ULEZ, which covers every borough

Do you cover business parks and estates near Totteridge, such as Hadley Manor Trading Estate?

Yes. Estates, retail parks and business parks around Totteridge, Hadley Manor Trading Estate among them, are all within reach. To start, just phone 01277 525 020 or send details through our quote form with the unit, the joints involved and your access times.

What does a mastic package normally include?

Inside and out: frame perimeters, movement joints, caulk where called for, sanitary and kitchens in one fixed quote.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.

Can you work plot by plot or floor by floor?

We work to your programme. Tell us the sequence and we’ll plan applicators around it.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.

How do you choose the sealant?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
