When to bring in a specialist

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

About our construction mastic in The Hale

Perimeter sealing outside needs a dry joint and the right temperature. Each sealant has a temperature range, and damp, frost or condensation on frames stops work, so we plan elevations with the forecast and the programme in mind. Internal sealing often fills those days. Most enquiries involve window and door perimeters that won’t pass inspection and caulk cracking where joints are moving more than expected, across brick and block movement joints, window and door perimeters and floor and skirting junctions. Whether you call it commercial sealant work, mastic application or joint sealing, the work in The Hale is the same: the right product in a properly prepared joint.

A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. New frames, overcladding and fit-outs all end in perimeter and facade joints, frequently with occupants close by, so tidy, well-planned work matters.

Every job we finish is backed by a 12-month workmanship guarantee. If our installation lets you down in that time, we return and fix it.

For managing agents and facilities managers

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so the building keeps working while we do.

Quoting for work in The Hale

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Travel to remote or island sites
  • Access and working height
  • How much existing material needs removing
  • Joint width, depth and condition

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we will explain how it’s made up.

What we need to price the job

A few photos plus some basic facts will normally do. It helps to include:

  • Drawings or a marked-up plan, if available
  • Asbestos survey details if the building is older
  • Where the site is, with the postcode
  • How the joints are reached, and at what height

Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. To get it moving, call the office on 01277 525 020 or email a schedule or drawings.

Diagnose, treat, sign off

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. All of Greater London is in the ULEZ, and kerbside space in The Hale can be scarce. Let us know about any on-site parking or loading arrangements when you send the job details.

  1. We price from the drawings, specification and programme you send.
  2. We return a fixed quote that ties the mastic package to your programme.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Every joint is prepared, set to depth and sealed with the specified product.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

What we need from you

  • For older buildings, check the asbestos register before work
  • Point out parking and an unloading spot
  • Tell staff and tenants when we will be in

Ask for a quote

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to phone 01277 525 020 or send photos by email with what you know.

Questions we’re asked in The Hale

Can you work at a site such as Mill Hill Industrial Estate, by The Hale?

Yes, sites like Mill Hill Industrial Estate are within our area, along with the rest of The Hale. Send details of the unit and the work through our quote form for a quick quote.

Can you work on a hospital site such as Edgware Community Hospital?

Yes. We work in healthcare settings as well as offices and schools. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Can you clear a mastic snag list before handover?

Yes. We clear snags by redoing joints rather than patching them to suit the programme.

Do you offer coloured sealant?

That depends on the product. Some ranges offer many colours, others very few, so we will confirm the colours available for the specified product with the quote.

Will you come and look before quoting?

Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we will arrange a visit before quoting.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.

Are you insured?

Yes. Our insurance certificate can be sent alongside the quote.

What happens if it’s left?

Some packages split mastic across the window fitter, kitchen fitter and plumber. The result tends to be uneven finishes and arguments about who should seal what. One mastic subcontractor for the lot keeps it simple and a consistent finish. In a London building, a failed joint rarely affects only one party: water travels through shared structures, and a small leak becomes a dispute between occupiers. Dealing with it early is simpler for everyone.

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote.

After the work

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Don’t schedule sealing before decorators and flooring are done
  • Stick to the specified sealant rather than a generic substitute
  • Note which sealant went where at handover
  • Brief following trades on areas that have been sealed

Once an area is sealed, protect it from following trades. Fresh sealant needs its cure time before it’s cleaned, painted near or knocked; we confirm the time for each product.

A missed perimeter seal on one window can wet the reveal and the plaster inside. That normally means redoing finishes in a completed area. A check of every frame before decorators start is worth the time.
