Construction mastic across St Ann's

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

After the work

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Keep scrapers and abrasive pads off new beads
  • Note which sealant went where at handover
  • Don’t force external sealing on a damp or frosty day
  • Share drawings and the specification as soon as possible

Any damage after we have finished should go on the snag list right away. We can return to clear snags before handover, priced as part of the package or separately.

Frames with gaps too wide for sealant need sorting before the mastic goes on. Sealant stretched over an oversized gap won’t last, so the installer needs to correct it first. We raise them during our first walk of the area.

How we handle construction mastic in St Ann's

Mastic is often where a new building first shows its quality to the client. Untidy or missed joints are among the commonest snag items, and every return visit costs time. Our aim is joints that pass at the first inspection, whatever the size of the scheme. If you have perimeter gaps outside the sealant’s range and inconsistent sealant finishes from plot to plot, we can help, on window and door perimeters, floor and skirting junctions and cladding and panel joints alike. Looking for mastic applicators who cover St Ann's? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Every London site, St Ann's included, is inside the ULEZ, which applies to deliveries and contractors’ vans alike. Alongside that, sites usually need booked deliveries and a plan for where materials go.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

On site: what to expect

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work normally takes as long as the agreed sequence needs, which comes down to joint lengths, access and handover dates, and our waste is bagged and taken away as we go. For a job in St Ann's, access comes first: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Give us the hours we can be on site and we will schedule to suit.

  1. We start with the drawings, specification and programme.
  2. Quantities are measured and a fixed price returned.
  3. We agree with the site team which areas come first.
  4. Plots or floors are sealed as they’re handed over.
  5. Joints are prepared, backed and sealed to the specification.
  6. Snags are cleared and the package signed off with our 12-month guarantee.

What we need from you

  • Move anything stored against the joints
  • Agree which areas must stay open
  • Explain the parking and delivery arrangements

Your questions answered

Do you work in London buildings with loading restrictions?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Send the building rules and access times with your enquiry. All of Greater London is inside the ULEZ, and our planning allows for it

Does your area include sites such as Crusader Industrial Park, near St Ann's?

Yes. We cover St Ann's and the area around it, including industrial estates, business parks and retail parks such as Crusader Industrial Park. To start, just speak to us on 01277 525 020 or email a schedule or drawings with the unit, the joints involved and your access times.

Does weather affect external mastic work?

Weather matters for external sealing: the joint needs to be dry and within the product’s temperature range. External work is sequenced with some flexibility.

How long does a typical visit take?

That varies with the scale of the job, though a typical visit normally takes whatever the programme allows, since the work follows the trades as areas are released. Larger or phased jobs take longer, and we will give you a timescale with the quote.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Do you guarantee new-build sealant work?

It’s backed by our 12-month guarantee. Keeping other trades off finished joints prevents most problems.

Do you have public liability insurance?

Yes. We are fully insured, including public liability cover.

Different surfaces, different methods

Bathrooms, en suites and washrooms

Sanitary joints around baths, showers, basins and WCs need anti-mould sanitary silicone. Each joint is prepared, sealed and finished with a neat tooled line, and any bath is loaded with water first where that’s the agreed method.

Kitchens and utility areas

Kitchen joints are sealed after fitting and before final clean. A kitchen-suitable sealant is used, food-safe where food contact is possible.

Why it’s worth doing now in St Ann's

Sealing over damaged or contaminated new joints might save a day. New sealant laid on old or dirty sealant has nothing to bond to and the defect reappears in the defects period. We cut out and redo the joint properly. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.

The product called for affects the cost, as does the preparation each joint needs. Access, phasing and site rules also count.

Why us?

  • CSCS-carded applicators
  • 12-month guarantee on workmanship
  • Public liability insurance in place
  • Health and safety: CHAS accredited

General trades versus a specialist

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

New build and refits around St Ann's

St Ann's has plenty of hotels close by, all within 2 miles. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up. As part of Greater London, St Ann's is inside the ULEZ, which applies to every van on site. Delivery slots and scarce storage shape how and when the mastic goes in.

When a college such as Capital City College (0.6 miles north-east of St Ann's) builds or refurbishes, the mastic package typically has to fit around students and staff. When units on a site such as Crusader Industrial Park, under half a mile to the south-west of St Ann's, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package. Hotel extensions and refits, at places such as United Lodge Hotel, 0.7 miles south-west of St Ann's, usually run between busy periods, so the sealing is squeezed into short windows.

St Ann's is about 2 miles north-west of West Hackney, in Greater London. Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
