Construction mastic in Old Heath

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

When something else is needed

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Designing joint widths or choosing the specification (that sits with the designer)
  • Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)
  • Rework caused by others damaging completed areas

If in doubt, phone 01277 525 020 or send details through our quote form and we will say what we think.

Joints and surfaces we work on

  • Brick and block movement joints
  • Sanitary and kitchen joints
  • Internal decorators’ caulk
  • Floor and skirting junctions
  • Window and door perimeters
  • Cladding and panel joints

Construction mastic in Old Heath, done properly

A typical mastic package covers more than window perimeters: frame perimeters inside and out, caulking to trims and boards where the specification calls for it, sanitary silicone, kitchens, and the final snag list. Splitting those between trades often leaves gaps in responsibility, and one applicator team gives a consistent finish. If you’re dealing with internal caulk splitting as the building dries out and existing joints on a refurb that need cutting out and resealing, we can help. Most enquiries from Old Heath start with one failed joint and grow into a wider look at the building: we look at the rest while we are there and tell you what we find.

Conversions around smaller places like Old Heath often join new frames to old masonry or timber, which leaves joints between old walls and new frames that need a sealant able to take the movement.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

Our process

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then reopened once the sealant allows before we move to the next. Work in places the size of Old Heath is planned as a single visit where we can. Clear photographs and measurements help us bring the right products.

  1. Drawings, specification and programme come to us.
  2. We take off quantities and return a fixed quote.
  3. The sequence is agreed with the site manager.
  4. Plots or floors are sealed as they’re handed over.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. After snagging, the work is handed over under our 12-month guarantee.

What we need from you

  • Clear stock, furniture or equipment away from the joints
  • Tell us what induction or permit system the site runs
  • Warn occupants and staff about the work

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Quoting for work in Old Heath

Each job is priced on its own details. The things that drive the figure:

  • The total length or number of joints
  • Which sealant the job calls for
  • How much existing material needs removing
  • Whether the work must be split into stages

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

Before you send an enquiry

A few photographs plus some basic facts will normally do. It helps to include:

  • The site address and postcode
  • When you need the work done
  • Approximate linear metres or a joint schedule
  • Whether an asbestos survey exists

Pricing a project or setting a maintenance budget? We will quote against your scope and drawings that you can work with. If you have questions first, ring 01277 525 020 or email a schedule or drawings.

Maintenance after handover

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Brief the final clean team to avoid blades near sealant
  • Ask for joint and product checks before the package is urgent
  • Keep finished joints away from paint, plaster and scrapers
  • Allow flexibility for external sealing in damp or cold weather

Expect some settlement in the first months. Flexible sealants in the right joints handle normal movement. If that happens, let us know.

External joints sealed in poor weather are a common cause of early failure. Holding off until conditions suit avoids callbacks so external sequencing builds in some flexibility.

New build and refits around Old Heath

Old Heath is within about 3 miles of the coast. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, and the sealant, primer and backing need choosing with that in mind. At about 51 miles from central London, Old Heath is within reach of the capital. Construction around the commuter belt mixes station-side flats with refurbished offices and units, which keeps mastic packages in demand.

When a college such as The Sixth Form College Colchester (to the north-west of Old Heath) builds or refurbishes, the mastic package usually has to fit around students and staff. For a contractor at a hotel such as Wivenhoe House Hotel, which lies north-east of Old Heath, the mastic often has to be finished before a reopening date. New wings at hospitals like Oaks Hospital (2.8 miles north-west of Old Heath) bring long runs of window and panel joints to seal.

Old Heath is about 1 mile south of Greenstead, in Essex. We cover Old Heath and the rest of Essex, with the same fixed quotes and 12-month guarantee as everywhere else. 644 places across Essex fall within our area, including Old Heath. Sites around London have their own page, roughly 51 miles from Old Heath.

We cover the CO2, CO1 and CO4 postcode districts for mastic packages. Streets here include Wick Road, Haven Road and D'arcy Road. Just outside Old Heath, we also work in The Hythe (1 mile north), Berechurch (1 mile south-west), Rowhedge (1 mile south-east), Greenstead (1 mile north) and Wivenhoe Cross (2 miles east). Further afield, our area takes in Clacton-on-Sea (11 miles south-east), Maldon (14 miles south-west), Witham (13 miles west), Harwich (15 miles east), Halstead (13 miles west) and Heybridge (13 miles south-west).

Around Old Heath

We work on buildings around The Bell pub, Thomas Lord Audley School and Language College and Donyland Lodge, among other places. Old Heath’s nearest station is Hythe station, roughly 1 mile north. How the job changes by surface

External facade and movement joints

External movement joints often need primer, depending on the substrate. Primer goes on where the sealant maker calls for it, and seal only with a dry joint inside the product’s temperature range.

Internal decorators’ caulk

Where the specification calls for it, acrylic decorators’ caulk goes on non-moving internal gaps before painting. It’s for gaps that stay still and get painted.

Questions about Old Heath

Can work at a site such as University of Essex fit around teaching?

Yes. We plan campus work around teaching, exams and residence turnarounds. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Is Old Heath off your patch?

No. Small places get the same service as large ones. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

Can you fit around our programme?

We follow the trades through the building. Areas are sealed as they’re released by the site team.

Do you take on mastic snagging only?

Yes. Share the list and photographs, and a fixed quote follows.

Can you work while the building is occupied?

Yes, as long as we plan it. Tell us your site hours and access windows and we will plan around them.

Can you seal external joints in wet or cold weather?

Weather matters for external sealing: each sealant has a temperature range, and the joint must be dry. External work is sequenced with some flexibility.

What accreditations do you hold?

Our applicators hold CSCS cards, and we’re CHAS accredited and a Constructionline member. We are also fully insured, with five million pounds of public liability cover.
