Construction mastic in Nag's Head
Photos, a specification or a quick description of the joints is enough to start a fixed quote.
What sets the cost
We price every job individually. The main factors are:
- Phasing around occupants
- Location, for remote and island sites
- The size and state of each joint
- Whether old sealant has to be cut out first
Pricing mastic packages depends on how many there are, their condition and the access, plus any specification you’re working to. Call for a quote.
What we need to price the job
For an accurate fixed quote, we need to understand the site. Useful things to include:
- The asbestos register, for older buildings
- A wide shot and a close-up of the area
- How the joints are reached, and at what height
- Your programme or deadline
The quickest route to a quote is a few photos and the site postcode. Upload them with the quote form, or call 01277 525 020 or email drawings and photos if you’d rather talk the job through.
Construction mastic for commercial buildings in Nag's Head
Perimeter sealing outside needs a dry joint and the right temperature. Cold or damp mornings, frost and condensation on frames can all hold external sealing up. Internal sealing often fills those days. We work on brick and block movement joints, internal decorators’ caulk and cladding and panel joints, and the usual reasons a site gets in touch are caulk cracking where joints are moving more than expected and a mastic package split between trades with no clear owner. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Nag's Head it comes down to the same thing: the right product in a properly prepared joint.
A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. New frames, overcladding and fit-outs all end in perimeter and facade joints, frequently with occupants close by.
Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we are clear about what is covered before work starts.

Your questions answered
Can you work in a London building with booked loading and goods-lift slots?
Yes. Inductions, permits and timed loading are routine for us in London. The building manager’s rules go straight into our method. The ULEZ covers the whole of Greater London, which we allow for
Do you take on work at healthcare sites like The Whittington Hospital?
Yes, provided the work is planned with the site’s estates team. Work is phased so departments keep running, under the site’s own rules.
Do you work to architects’ specifications?
Yes. Send it with your enquiry, and the quote will be based on it.
Will you stick to the specified products?
Specification first, then the maker’s instructions. Primers, backing and joint depth follow what the manufacturer sets out.
When can the area be used after sealing?
We’ll confirm how long the chosen product needs to cure, and sign any area that should be left alone.
What do you charge?
That depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a fixed quote and we will price it properly.
What happens if the weather stops external sealing?
Weather matters for external sealing: the joint needs to be dry and within the product’s temperature range. We plan external elevations with that in mind.
Sites and facades in and around Nag's Head
As part of Greater London, Nag's Head is inside the ULEZ, which applies to every van on site. Deliveries are booked and storage is tight, so mastic materials come in as needed. Building work at universities like American University in London (less than half a mile north-east of Nag's Head) is often timed for the summer, mastic included. On a healthcare site such as The Whittington Hospital, 1.1 miles to the north-west of Nag's Head, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

On site: what to expect
Site rules come first: sign-in, induction and whatever permit system the building uses. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact. In Nag's Head, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.
- First we take quantities off the drawings and read through the specification.
- We return a fixed quote that ties the mastic package to your programme.
- Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
- We seal each plot or floor as it’s released to us.
- Each joint is prepared, backed to depth and sealed in the product the specification names.
- Snags are cleared before handover and completed areas carry our 12-month guarantee.
Preparing the site
- Move anything stored against the joints
- Tell us which areas need to stay in use
- Send asbestos survey details if the building is pre-2000

Advice
Different surfaces, different methods
External facade and movement joints
External movement joints often need primer, depending on the substrate. Primer goes on where the sealant maker calls for it, and seal only with a dry joint inside the product’s temperature range.
Kitchens and utility areas
Worktop upstands, sinks and splashbacks are sealed once the kitchen is fitted. A kitchen-suitable sealant is used, food-safe where food contact is possible.

Should maintenance staff do it?
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Common problems we fix in Nag's Head
Swapping the specified sealant for a cheaper general-purpose product is a common cause of failure. A general-purpose silicone on a facade or a caulk in a wet area won’t perform like the specified product. We stick to the specified product, or put any alternative to you first.
Look out for the following:
- Sealant knocked or painted over by other trades
- Failed sealant in an existing building being refurbished
- Internal caulk splitting as the building dries out
- Early adhesion failures on new external joints
Hotel extensions and refits, at places such as Mondrian Apartments & Hotel, which lies north-east of Nag's Head, typically run between busy periods, so the sealing is squeezed into short windows.

What we can’t put right
We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:
- Frames fitted out of tolerance
- Rework caused by others damaging completed areas
- Defective windows, doors or glazing units (the supplier or installer’s job)
If in doubt, give us a call on 01277 525 020 or email us and we’ll say what we think.
