What the job involves on each surface

Window and door perimeters

Perimeter joints between frames and the structure are the weather line on any new building. They’re sealed with a low-modulus neutral-cure silicone or another product named in the specification, with backing rod in deeper gaps.

Snagging before handover

Snagging is often the final mastic stage. Snags are cleared room by room.

About our construction mastic in Mountcastle

Since 2005 we have worked alongside main contractors, developers and fit-out firms. We price from drawings and the specification, agree the sequence with the site team and seal as areas are released. To price a package in Mountcastle, send drawings and the specification through our quote form. If you’re dealing with perimeter gaps outside the sealant’s range and internal caulk splitting as the building dries out, we can put it right, on window and door perimeters, cladding and panel joints and floor and skirting junctions alike. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Mountcastle is the same: the right product in a properly prepared joint.

Sandstone and, in Aberdeen, granite buildings need care when new windows or panels are sealed against them: neutral-cure products that won’t mark the masonry, primed where the maker says, in a colour that sits with it.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

Facades, frames and programmes in Mountcastle

Mountcastle sits close to the coast, within about 2 miles. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, and the sealant, primer and backing need choosing with that in mind. Mountcastle is on Scotland’s drier eastern side. Frosty spells still affect external mastic dates. External dates keep a little give.

For contractors on a campus like University of Edinburgh - Holyrood Campus, 1.9 miles to the west of Mountcastle, facade and perimeter sealing has to fit around students and term dates. Further education sites such as Edinburgh College - Milton Road Campus, 1.5 miles south-east of Mountcastle, are extended and refurbished from time to time, with mastic often programmed into the summer break.

Mountcastle is about 3 miles east of Edinburgh, in Edinburgh. Businesses, contractors and managing agents in Mountcastle use us for work on mastic packages. Across Edinburgh, 174 places are covered, including Mountcastle.

Mountcastle: questions and answers

Who do we deal with for shared-part sealing on a tenement in Mountcastle?

Typically the owners agree it together, and a property factor often handles the arrangements. We’re happy to deal with the factor directly.

Could you schedule work at a campus like University of Edinburgh - Holyrood Campus for the vacation?

Yes. Education sites typically want the work in vacations or in phases during term, and we plan to suit. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Can you send site paperwork?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

How do I request a quote?

You can use the quote form on this site; alternatively, give us a call on 01277 525 020 or send details through our quote form. Photos, drawings or a joint schedule help us quote quickly.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we will price the work to it.

Diagnose, treat, sign off

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. Give us the access times and building rules for your premises in Mountcastle, and we’ll plan the work to suit, phased where areas need to stay in use.

  1. We start with the drawings, specification and programme.
  2. We take off quantities and return a fixed quote.
  3. We agree with the site team which areas come first.
  4. Plots or floors are sealed as they’re handed over.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. After snagging, the work is handed over under our 12-month guarantee.

Advice

Keeping the joints sound

After handover, a little attention goes a long way:

  • Ask for joint and product checks before the package is urgent
  • Keep finished joints away from paint, plaster and scrapers
  • Note which sealant went where at handover
  • Allow flexibility for external sealing in damp or cold weather

Tell the builders’ clean team which areas have new sealant. Blades and abrasive pads are the commonest cause of damage at the final clean, so stick to soft cloths and gentle cleaners near sealant.

A missed perimeter seal on one window can wet the reveal and the plaster inside. On a new building that means remedial work after decorating, and a delay to handover. Checking perimeters before internal finishes go on avoids it.

Site staff or a sealant specialist?

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

When to call us in Mountcastle

Swapping the specified sealant for a cheaper general-purpose product is a common cause of failure. A sealant that isn’t right for the substrate or the movement will fail ahead of time. We use what’s specified, and any substitute goes to you for acceptance.

Common reasons buildings call us in:

  • Frame gaps too wide for sealant alone
  • External joints sealed in damp or cold conditions that are now failing
  • Caulk cracking where joints are moving more than expected
  • Bath and shower joints scraped during the final clean

New units and refits on sites such as West Telferton Industrial Park, under half a mile to the north-east of Mountcastle, need their panel and perimeter joints sealed to the specification.
