Why it’s worth doing now in Marlow

Fixing joints complaint by complaint is a costly way to manage sealant. Planning the work across a year or a portfolio means fewer separate visits and a predictable spend. We’ll suggest an order, worst sealant joints first. In a town such as Marlow, a lot of buildings are older and have been altered over time, so joints between old and new are often the first to go. Resealing them early protects the building behind.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Why us?

  • Colours confirmed for the specified product
  • One number for every site we cover
  • A range of standard colours, depending on the product
  • 12-month guarantee on workmanship

Sealant applicators in Marlow

Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails. We are commercial sealant applicators for FMs, managing agents, landlords and contractors looking after property in Marlow. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. We work on external facade joints, kitchen worktops and splashbacks and window and door perimeters, and the failures we are asked to look at most are untidy joints in a reception, shop floor or lobby and greasy, split joints in a kitchen or tea point. Looking for mastic applicators who cover Marlow? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

A lot of what we do in Marlow is replacing sealant that has done its years: hardened, cracked or shrunk away from the faces, and letting water or dirt in.

Many businesses in towns like Marlow work from older buildings that have been altered more than once. Where old meets new there are junctions between brick, render, timber and aluminium, and each needs the right sealant, in a colour that suits the frontage.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Frontages, fit-outs and joints in Marlow

At least three named trading, business or retail sites lie within about 3 miles of Marlow. Units on sites like these change tenants and get refitted, and each refit leaves joints to seal, often in a colour the occupier specifies. Marlow has several hotels close by, all within 2 miles. In hotels, sealant shows everywhere, from bathroom joints to reception counters, so colour and a clean finish matter, and the work can be phased so the rest of the hotel keeps trading.

Occupiers with premises at both Globe Business Park and Crest Distribution Park could have the sealant at each handled under one quote. In hotels such as Chequers Hotel, which lies south of Marlow, refurbishments usually mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

FAQs: Marlow

Do you cover business parks and estates near Marlow, such as Globe Business Park?

Yes. We cover Marlow and the area around it, including industrial estates, business parks and retail parks such as Globe Business Park. Photos and a short description are enough for a first look.

Do you offer colour-matched sealant for buildings in Marlow?

Yes, sealants come in a wide range of standard colours, and matching to RAL references, cladding, stone or frames is a common request. Available colours for the product are confirmed with the quote.

How many days will you need on site?

We plan the time on site around your programme and access. We will give you an estimate of time on site when we quote.

Are you CHAS accredited?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Can you supply RAMS and insurance details?

Let us know your requirements when you ask for a price, and we will confirm the RAMS, insurance and CSCS details with the quote. For older buildings we’ll ask for the asbestos register, plus your site induction rules.

Do you check for asbestos before removing sealant?

It can, on some older buildings. So we check the register first and stop work on anything suspect until it’s tested.

Does commercial sealant work come with a guarantee?

It’s backed by our 12-month guarantee. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.

What the job involves on each surface

Window and door perimeters

Where frames meet the surrounding wall, sealant is the weather line. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.

Movement joints in walls and floors

Floor joints that take trolleys or forklifts need a tougher filler or sealant. The choice comes down to how much the joint moves and what runs over it; if the arrises are broken, we will say so before sealing.

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

On site: what to expect

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before we move to the next. If you have more than one building in Marlow, they can often be done on the same visit. Tell us when the building is open and we will plan to suit.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Every failed bead is removed rather than covered.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. A final walk-round, then the 12-month guarantee applies.

What we need from you

  • Agree which areas must stay open
  • Clear stock, furniture or equipment away from the joints
  • Explain the parking and delivery arrangements

Keeping the joints sound

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • On pre-2000 buildings, share the asbestos information before work starts
  • Keep washroom and kitchen extraction working
  • Ask cleaners to use a soft cloth and mild cleaner on sealant
  • Keep barriers up until the new sealant has cured

Give fresh sealant time to cure before it’s cleaned, wetted or walked past. That time depends on the product, the temperature and the joint depth. Leaving the area closed until then keeps the bead neat.

Once sealant fails in a movement joint, grit and debris get in. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.

Common problems we fix in Marlow

Washrooms and kitchens wear sealant out in their own way. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant; when mould is in the body of the sealant, no cleaner will shift it. The fix is a new bead of anti-mould sanitary silicone.

Common reasons buildings call us in:

  • Weathered facade sealant that no longer flexes
  • Leaks that seem to come through a sealant line
  • Greasy, split joints in a kitchen or tea point
  • Expansion joints with the sealant torn out

If you run an office at a site such as Globe Business Park, 0.5 miles east of Marlow, the sealant at reception desks, tea points and frames ages with each fit-out.
