Construction mastic near Foveran

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

General trades versus a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Construction mastic for commercial buildings in Foveran

Since 2005 we’ve worked alongside main contractors, developers and fit-out firms. We price from drawings and the specification, agree the sequence with the site team and seal as areas are released. To price a package in Foveran, send drawings and the specification through our quote form. Site teams most often ask us about frame gaps too wide for sealant alone and internal caulk splitting as the building dries out, on floor and skirting junctions, brick and block movement joints and cladding and panel joints. Searching for sealant specialists in Foveran? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Foveran that means watching the forecast. A little flexibility in the programme lets external joints go in on suitable days.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Keeping the joints sound

After handover, these steps help:

  • Note which sealant went where at handover
  • Bring the mastic contractor in after the last trades are through
  • Brief the final clean team to avoid blades near sealant
  • Share drawings and the specification as soon as possible

Any damage after we have finished should go on the snag list straight away. Snags can be picked up in a planned close-out visit as agreed in the quote.

Oversized gaps are a problem better caught early. Filling a wide gap with sealant alone sets up a failure, so the installer needs to correct it first. We flag them as soon as we see them.

What sets the cost

There’s no standard rate for sealant work, since sites vary so much. What we take into account:

  • Joint width, depth and condition
  • Removal of failed or old sealant
  • Induction, permit and paperwork requirements
  • Distance, for remote addresses

Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Details that help us quote

However big the job, these details speed things up:

  • Anything awkward about access or site hours
  • Whether an asbestos survey exists
  • Whether the building will be occupied during the work
  • Rough lengths or quantities, or drawings if you have them

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

New build and refits around Foveran

The sea is no more than about 3 miles from Foveran. Coastal exposure means perimeter and cladding joints work harder than on an inland job, so we check the specified product suits the exposure before the first bead. Building work in Foveran comes under the Building (Scotland) Regulations 2004 and their technical handbooks, with warrants from the local authority verifier. Our job is to seal to that specification.

Hospital estates such as Kingseat Hospital (5 miles south-west of Foveran) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

Snagging before handover

Damaged, missed or untidy joints make up most snag lists. Snagging can be included or priced separately.

Kitchens and utility areas

Kitchen joints are sealed after fitting and before final clean. A kitchen-suitable sealant is used, food-safe where food contact is possible.

Questions about Foveran

Is Foveran off your patch?

Not at all. Foveran is within our area. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.

Can you take on a job at a hospital such as Kingseat Hospital?

Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.

Can fire-rated sealing at service penetrations be included?

We install fire-rated sealant where it is the specified product to the tested detail. We’ll flag if the detail needs a different product.

Do you need to see the site first?

It depends on the job. Straightforward work can often be priced from photos and measurements, while larger or less clear jobs get a site visit first.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Can you fit around our working hours?

We’re in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

Can you work to our specification?

We work to the specification and the manufacturer’s installation guidance. Preparation, backing and depth follow the product guidance.

Common problems we fix in Foveran

On a live site, contamination is the biggest threat to a new joint. Plaster dust, release agents, protective film residue and damp all stop sealant bonding so faces get cleaned, and primer goes on wherever the maker specifies, even on new work.

Things that usually lead to an enquiry:

  • Frame perimeters left unsealed or poorly sealed
  • New external sealant already peeling away
  • Caulk cracking where joints are moving more than expected
  • Frame gaps too wide for sealant alone

When units on a site such as West Pitmillan Business Centre (0.9 miles north of Foveran) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.

Comparing quotes

  • Will RAMS and insurance details be available?
  • Their pre-qualification and accreditations
  • Whether their applicators hold CSCS cards
  • Will failed sealant be removed rather than covered?
