Construction mastic for commercial buildings in Embo
Refurbishment work needs a slightly different approach from new build. Existing joints have to be stripped back to sound faces, because fresh sealant can’t key into cured silicone. New and existing joints then get the same preparation. We work on brick and block movement joints, sanitary and kitchen joints and window and door perimeters, and the failures we are asked to look at most are external joints sealed in damp or cold conditions that are now failing and missed perimeter joints on a new elevation. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Embo is the same: the right product in a properly prepared joint.
In smaller places such as Embo, building work tends to be single schemes rather than big developments. Exposed elevations in Scotland put facade and perimeter joints to work from day one, so the sealant choice matters.
Our workmanship is guaranteed for 12 months, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

What the job involves on each surface
Fire-rated sealant where specified
Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the manufacturer’s tested detail. Fire stopping design belongs to the designer and building control.
Snagging before handover
The last pass before handover is where mastic snags are cleared. Snags are cleared room by room, cutting out damaged joints and resealing them properly.

What else we do in Embo
New build and refits around Embo
With the shore within about 1 mile, Embo counts as a coastal location. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, so joint design, primers and product choice deserve extra care. In Embo, as across Scotland, building warrants are issued by the local authority verifier under the Scottish regulations. The mastic follows the specification that goes with the warrant.
School extensions, at buildings such as Dornoch Academy, normally run to the summer holidays, mastic included.
Embo is about 23 miles north of Nairn, in Highland. Anywhere in IV25, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. 256 places across Highland fall within our area, including Embo.

What we are called out for in Embo
Dust is the enemy of adhesion on a construction site. Plaster dust, release agents, protective film residue and damp all stop sealant bonding so faces get cleaned, and primer goes on wherever the maker specifies, even on new work.
It’s worth sending us details if you spot any of the following:
- Snag items on joints that need redoing before handover
- Oversized or tapered gaps around new frames
- Bath and shower joints scraped during the final clean
- Failed sealant in an existing building being refurbished
Extensions at sites like Lawson Memorial Hospital, 4.4 miles to the north of Embo, typically sit beside working departments, and the mastic follows strict access rules.
Questions to ask before you book
- How the joint faces will be prepared and primed
- Whether their applicators hold CSCS cards
- Are they CHAS accredited or on Constructionline?
- What the guarantee covers, and for how long
Our process
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself normally takes whatever the programme allows, since the work follows the trades as areas are released, and our waste is bagged and taken away as we go. For work around Embo, we aim for one trip, so photos, sizes and a full list matter. Outside work also needs a suitable weather window.
- Drawings, the sealant specification and your programme come to us for pricing.
- A fixed quote sets out the scope, the products and the sequence.
- You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
- Work follows the programme, area by area, as rooms and elevations become ready.
- Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
- Snags are cleared before handover and completed areas carry our 12-month guarantee.
Preparing the site
- Move anything stored against the joints
- Share your working hours and any access restrictions
- Send asbestos survey details if the building is pre-2000

Advice
Should maintenance staff do it?
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.
Keeping the joints sound
Once the work is signed off, these steps help:
- Don’t schedule sealing before decorators and flooring are done
- Plan external elevations with the weather in mind
- Protect sealed areas from following trades
- Ask for joint and product checks before the package is urgent
Tell the builders’ clean team which areas have new sealant. Scrapers used on frames and worktops can nick or lift a new bead.
Frames with gaps too wide for sealant need sorting before the mastic goes on. Filling a wide gap with sealant alone sets up a failure, so the installer needs to correct it first. We raise them during our first walk of the area.
Leave it or put it right?
When a package runs over budget, downgrading the product is a common first thought. A failed joint in the defects period costs far more than the product difference, especially externally. We price the specified product and will tell you plainly where an alternative would or wouldn’t work. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Early resealing prevents it.
There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote.

Common questions from Embo clients
Is Embo off your patch?
No. Small places get the same service as large ones. Every Scottish council area is within our area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
Can you take on a job at a hospital such as Lawson Memorial Hospital?
Yes, healthcare and care buildings are part of our work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
How long does a job like this take?
That varies with the scale of the job, though a typical visit typically takes a few days on a modest refurbishment and longer on multi-plot or multi-storey schemes. For bigger or phased jobs, we’ll set out a timescale with the quote.
Do you seal on top of existing sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
How long before the joints can be used?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.
Can one quote cover more than one building?
Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.
What guarantee comes with a mastic package?
Our workmanship carries a 12-month guarantee from sign-off. The guarantee covers our work, not later damage by other trades.
