Construction mastic for Dundonald sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Your questions answered

Can you work around term dates at a campus such as University of Dundee - Fife Campus?

Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.

Does your area include sites such as Cardenden Industrial Park, near Dundonald?

Yes. We cover Dundonald and the area around it, including industrial estates, business parks and retail parks such as Cardenden Industrial Park. Send details of the unit and the work through our quote form for a quick quote.

Do you install fire-rated sealant as part of a package?

Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the manufacturer’s tested details. Fire-stopping design and sign-off sit with the designer and building control.

Does weather affect external mastic work?

Weather matters for external sealing: each sealant has a temperature range, and the joint must be dry. We plan external elevations with that in mind.

Can you come in just for snagging?

Yes. We can work through a mastic snag list area by area before handover and damaged joints are redone properly.

Can you fit around our working hours?

We are in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

Do you cover Dundonald?

Yes. Dundonald is in our area. To discuss a job, call 01277 525 020 or send details through our quote form.

Construction mastic for commercial buildings in Dundonald

The specification and the programme set the job. Where the specification names a product, we use it, and if an alternative is proposed, it goes to you for acceptance first. Backing, primer and depth follow what the sealant maker sets out. We work on window and door perimeters, floor and skirting junctions and cladding and panel joints, and the usual reasons a site gets in touch are external joints sealed in damp or cold conditions that are now failing and bath and shower joints scraped during the final clean. Searching for sealant specialists in Dundonald? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

In smaller places such as Dundonald, building work tends to be single schemes rather than big developments. The mastic still needs to suit exposed elevations and Scottish weather.

Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

New build and refits around Dundonald

Dundonald is in the east of Scotland, which is drier than the west. Frost and condensation on frames and panels can still hold up external mastic on winter mornings. External mastic is planned with the site manager for workable conditions. In Dundonald, as across Scotland, building warrants are issued by the local authority verifier under the Scottish regulations. The mastic package follows the approved specification.

Extensions at sites like Whyteman's Brae Hospital (to the east of Dundonald) normally sit beside working departments, and the mastic follows strict access rules. Work at a hotel such as The Queens Hotel, 0.6 miles north of Dundonald, tends to be programmed around bookings, mastic included. Projects at schools like Lochgelly High School work to term dates, so mastic is programmed tightly.

Dundonald is about 4 miles west of Kirkcaldy, in Fife. Dundonald sits inside our coverage, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Dundonald is one of 132 places we cover in Fife. Edinburgh is covered too, some 14 miles away.

Work on mastic packages is covered throughout KY5, whatever the building. Buildings on Dundonald Park, Main Road and Denfield Drive are within our area for mastic packages. Just outside Dundonald, we also work in Cardenden (1 mile north-east), Bowhill (1 mile north), Auchterderran (1 mile north-west), Cluny (2 miles north-east) and Auchtertool (2 miles south). A short drive away, we cover Dunfermline (8 miles south-west), Kirkcaldy (4 miles east), Glenrothes (5 miles north-east), Leven (11 miles north-east), Cowdenbeath (4 miles south-west) and Dysart (5 miles east).

When something else is needed

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Oversized gaps that need packing or adjustment by others
  • Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)
  • Faulty frames rather than failed sealant

Not sure which it is? You can give us a call on 01277 525 020 or use the quote form and we’ll tell you honestly.

On site: what to expect

Diagnose, treat, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Tell us who will meet us and how to get in at your building near Dundonald. We will confirm the plan with the fixed quote.

  1. First we take quantities off the drawings and read through the specification.
  2. You receive a fixed quote listing scope, products and phasing.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Each joint is prepared, backed to depth and sealed in the product the specification names.
  6. We close out snagging and hand over with a 12-month guarantee.

Getting the site ready

  • Tell staff and tenants when we will be in
  • Agree which areas must stay open

Advice

Why act early in Dundonald

Refurbishments sometimes budget for new windows when the frames are sound and only the seal has failed. Sound frames often need only a new perimeter seal. If the frame is life-expired, we’ll tell you. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Early resealing prevents it.

The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a fixed quote once you have the details.

Why appoint us

  • Workmanship guaranteed for 12 months
  • Specification-led, product-correct work
  • Old sealant cut out, never sealed over
  • Constructionline member for supplier checks

Read how commercial sealant jobs are priced or our accreditations.

What sets the cost

Before we quote, we look at:

  • Quantities, in metres or numbers
  • Travel to remote or island sites
  • Any access equipment needed
  • Induction, permit and paperwork requirements

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

Sending details for a quote

The more we know, the firmer the quote. When you get in touch, include:

  • Rough lengths or quantities, or drawings if you have them
  • The postcode of the building
  • When you need the work done
  • Anything awkward about access or site hours

Tell us about the building, the joints and when you need the work done, and we will put a fixed quote together. To get it moving, phone 01277 525 020 or email us.

General trades versus a specialist

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

How the job changes by surface

External facade and movement joints

Many facade substrates need a primer before sealing. We prime where the manufacturer specifies.

Internal decorators’ caulk

Caulk is easy to apply badly. A neat, consistent caulk line makes the decorators’ job quicker.
