Construction mastic for Dogslacks sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Glazing units that are cracked or misted
  • Specifying the product where the designer hasn’t
  • Damage to finishes by other trades after we have sealed

If in doubt, call the office on 01277 525 020 or email the details over and we’ll say what we think.

Joints and surfaces we work on

  • Window and door perimeters
  • Brick and block movement joints
  • Internal decorators’ caulk
  • Sanitary and kitchen joints
  • Cladding and panel joints
  • Floor and skirting junctions

Construction mastic for commercial buildings in Dogslacks

Perimeter sealing outside needs a dry joint and the right temperature. Cold or damp mornings, frost and condensation on frames can all hold external sealing up, so we plan elevations with the forecast and the programme in mind. Internal areas can usually carry on while the outside waits. We work on floor and skirting junctions, cladding and panel joints and sanitary and kitchen joints, and the usual reasons a site gets in touch are window and door perimeters that won’t pass inspection and mastic snags holding up handover. Looking for mastic applicators who cover Dogslacks? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

External sealing around Dogslacks depends on dry faces and the right temperature. We build some give into the plan and agree it with the site manager.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

When to bring in a specialist

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

After the work

Once the work is signed off, a little attention goes a long way:

  • Allow flexibility for external sealing in damp or cold weather
  • Bring the mastic contractor in after the last trades are through
  • Get the mastic subcontractor involved early in the programme
  • Record the products used in the O&M file

Tell the builders’ clean team which areas have new sealant. Scrapers used on frames and worktops can nick or lift a new bead.

External joints sealed in poor weather are a common cause of early failure. Waiting for a dry joint and the right temperature is better than redoing work.

Owners, agents and contractors

Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so the building keeps working while we do.

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, and each stage is agreed with your contact.

Sites and facades in and around Dogslacks

Building work in Dogslacks comes under the Building (Scotland) Regulations 2004 and their technical handbooks, with warrants from the local authority verifier. The mastic follows the specification that goes with the warrant. Being in the east of Scotland, Dogslacks gets less rain than the west coast. Cold, damp starts still stop external sealing on some days. External dates keep a little give.

Hospital estates such as Annan Hospital, 5.9 miles to the south of Dogslacks, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. For contractors refurbishing units at places like Broadmeadow Industrial Estate, 1.2 miles to the south of Dogslacks, the mastic covers cladding panels, roller-door and window perimeters. Hotels like Ecclefechan Hotel (1.3 miles south-west of Dogslacks) rarely close for long, so refurbishment mastic is phased floor by floor.

Dogslacks is about 6 miles north of Annan, in Dumfries and Galloway. We cover commercial sites throughout Dogslacks. Dogslacks is one of 139 places we cover in Dumfries and Galloway. We also cover Edinburgh, some 60 miles away.

Business premises anywhere in DG11 are within our area for mastic packages. If your building is just outside Dogslacks, we cover Middlebie (1 mile east), Ecclefechan (1 mile south-west), Eaglesfield (2 miles south-east), Brydekirk (4 miles south) and Kirkpatrick-Fleming (5 miles south-east). Further afield, our area takes in Dumfries (14 miles west), Annan (6 miles south), Heathhall (13 miles west), Langholm (11 miles north-east), Newbridge Drive (15 miles west) and Gretna (9 miles south-east).

Internal decorators’ caulk

Caulk is easy to apply badly. Done properly, it saves decorators time and gives a clean line and reduces snags.

Fire-rated sealant where specified

Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the manufacturer’s tested detail. The design and sign-off of fire stopping sit with the designer, principal designer or fire engineer.

From enquiry to sign-off

Before we leave any area, we remove the tape, clean down and inspect every joint, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. Travel to smaller Scottish places like Dogslacks is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. External joints need a dry spell as well.

  1. Drawings, the sealant specification and your programme come to us for pricing.
  2. We return a fixed quote that ties the mastic package to your programme.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. Work follows the programme, area by area, as rooms and elevations become ready.
  5. Every joint is prepared, set to depth and sealed with the specified product.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

FAQs: Dogslacks

Does your area include sites such as Broadmeadow Industrial Estate, near Dogslacks?

Yes, sites like Broadmeadow Industrial Estate are within our area, along with the rest of Dogslacks. Photos and a short description are enough for a first look.

Is a smaller place like Dogslacks outside your area?

No. Small places get the same service as large ones. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.

Can you quote from photographs?

Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit before quoting.

Can you fit around our programme?

The programme sets the job. Share the release dates and we will match our work to them so sealing follows the trades.

What will the job cost?

There isn’t a price list, because every site is different. With photographs or drawings, we can give you a fixed quote.

Can weather delay the job?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Can you fit around our working hours?

Give us your site hours and any access windows in your enquiry, and we will schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.
