Common questions from Clapham clients

Can you work on a hospital site such as Lambeth Hospital?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do you cover business parks and estates near Clapham, such as Ellerslie Square Industrial Estate?

Yes. Our area takes in Clapham and its surroundings, with estates and business parks such as Ellerslie Square Industrial Estate included. To start, just give us a call on 01277 525 020 or send photos by email with the unit, the joints involved and your access times.

Can you quote from photographs?

It depends on the job. Straightforward work can often be priced from photos and measurements, while larger or less clear jobs get a site visit first.

What will the job cost?

It depends on the job: quantities, access, the product and any phasing. Call for a quote and we’ll price it properly.

What happens if the weather stops external sealing?

Conditions have to suit the product before external work starts. Sealing in poor conditions risks adhesion failure, so we wait rather than redo work.

Do you offer coloured sealant?

It depends on the product specified. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

Are you CHAS accredited?

Our applicators hold CSCS cards, and we are CHAS accredited and a Constructionline member. We’re also fully insured, with five million pounds of public liability cover.

Construction mastic for commercial buildings in Clapham

Mastic is often where a new building first shows its quality to the client. A smeared bead round a window or a gap behind a worktop ends up on the snag list. Our aim is joints that pass at the first inspection, area by area through the programme. We work on sanitary and kitchen joints, internal decorators’ caulk and window and door perimeters, and what we are called in for most is a long mastic snag list close to completion and external joints sealed in damp or cold conditions that are now failing. Looking for mastic applicators who cover Clapham? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Every London site, Clapham included, is inside the ULEZ, which applies to deliveries and contractors’ vans alike. Alongside that, sites usually need booked deliveries and a plan for where materials go.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

On site: what to expect

Tell us your site hours and access windows and we will plan around them. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area. Most London premises stay occupied while we’re on site, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.

  1. We start with the drawings, specification and programme.
  2. We take off quantities and return a fixed quote.
  3. The sequence is agreed with the site manager.
  4. Each area is sealed when it’s released.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. Snags are cleared and the package signed off with our 12-month guarantee.

Advice

New build and refits around Clapham

The area within 2 miles of Clapham holds plenty of hotels. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades. As part of Greater London, Clapham is inside the ULEZ, which applies to every van on site. Delivery slots and scarce storage shape how and when the mastic goes in.

Units on estates such as Ellerslie Square Industrial Estate, 0.7 miles south-east of Clapham, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. Projects at colleges like St Francis Xavier Sixth Form College (to the south-west of Clapham) tend to run to term dates, so the mastic is planned tightly. Work at a hotel such as Euro Hotel Clapham, 0.8 miles south-west of Clapham, tends to be programmed around bookings, mastic included.

Clapham is about 3 miles north of Streatham, in Greater London. We send applicators to Clapham for mastic packages. Clapham is one of 764 places in Greater London on our list.

Postcode districts covered here: SW4, SW8 and SW9 for mastic packages. We cover commercial and managed buildings on Grafton Square, Clapham High Street and Houghton Square and the roads nearby. With the B224 and B303 nearby, Clapham is straightforward for us to reach. Sites close to Clapham are covered too, including Stockwell (1 mile east), Little Portugal (1 mile north-east), Clapham Park (1 mile south), South Lambeth (1 mile north-east) and Brixton (1 mile south-east). Further afield, our area takes in London (3 miles north-east), City of Westminster (3 miles north), Marylebone (4 miles north), Kensington (4 miles north-west), St Pancras (4 miles north) and Shoreditch (5 miles north-east).

What sets the cost

We price every job individually. The things that drive the figure:

  • Phasing around occupants
  • Location, for remote and island sites
  • The total length or number of joints
  • Whether old sealant has to be cut out first

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Before you send an enquiry

Good information means a firmer quote. Helpful details to send:

  • When you need the work done
  • Photos of the joints, close up and from further back
  • Access details, including height
  • Any specification or named product

Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To ask for one, ring 01277 525 020 or email us.

Surface by surface

Fire-rated sealant where specified

Fire-rated sealant is one type of fire-stopping product. Collars, wraps, batts and boards are specified for other services. Record requirements are agreed with the quote.

Bathrooms, en suites and washrooms

On multi-unit schemes, consistency matters across hundreds of bathrooms. A single team keeps the standard consistent.

What sealant work can’t fix

We check first that sealant really is the fix. It isn’t the answer for:

  • Rework caused by others damaging completed areas
  • Deciding which fire-stopping product a penetration needs
  • Joint design decisions that belong to the architect or engineer

If in doubt, call the office on 01277 525 020 or email a schedule or drawings and we’ll say what we think.

Joints and surfaces we work on

  • Internal decorators’ caulk
  • Floor and skirting junctions
  • Sanitary and kitchen joints
  • Window and door perimeters
  • Cladding and panel joints
  • Brick and block movement joints

After the work

For the best life from the joints:

  • Get the mastic subcontractor involved early in the programme
  • Brief following trades on areas that have been sealed
  • Put any product change through the designer first
  • Release areas for mastic once other trades have finished in them

After we’ve sealed an area, it helps to keep other trades from damaging the joints. New beads should be left to cure before cleaning or decorating nearby, and that time depends on the product, temperature and joint depth.

Snag items left to the last week put handover at risk. A planned close-out through each area as it completes keeps the list short and keeps handover on track.

What happens if it’s left?

Patching snags as they appear can feel quicker than a proper close-out. But one planned snagging pass through each area typically clears more for less disruption and saves applicators coming back again and again. We can run snagging as its own phase before handover. Getting scaffold, permits or access booked in Clapham takes effort, so while access is arranged it pays to renew all failing joints, not just the worst.

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you will have a fixed figure to work with.

  • 12 months’ guarantee on every job
