Questions we are asked in Bruntsfield

How do tenement owners in Bruntsfield get shared-part mastic done?

Normally the owners agree it together, and a property factor often handles the arrangements. We can quote to the factor or to the owners, for a single close or a whole block.

Can being near the sea in Bruntsfield affect the sealant we need?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

When is resealing likely to be due?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

Do you guarantee new-build sealant work?

It’s backed by our 12-month guarantee, covering how we sealed. Keeping other trades off finished joints prevents most problems.

What does a mastic package normally include?

Window and door perimeters, internal decorators’ caulk where specified, sanitary joints, kitchens, movement joints and snagging. We price to the specification and drawings.

Is colour matching possible?

It depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

What hours do you work?

The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.

Construction mastic for commercial buildings in Bruntsfield

Refurbishment work needs a slightly different approach from new build. Old beads come out completely, as fresh silicone can’t grip old, and on older buildings we ask for the asbestos survey before disturbing anything. New and existing joints then get the same preparation. If you’re dealing with window and door perimeters that won’t pass inspection and bath and shower joints scraped during the final clean, we can help, whatever the surface. Looking for mastic applicators who cover Bruntsfield? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Around Bruntsfield, city construction ranges from new offices, student housing and flats to the refurbishment of traditional stone buildings. Work comes under Scotland’s own building standards, and our job is to seal to the specification.

We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Doing it in-house

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

For managing agents and facilities managers

Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

If you look after buildings for someone else, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.

What happens if it’s left?

Getting the mastic contractor involved early pays off. Early involvement means gaps, products and access are sorted before the programme bites, which avoids last-minute problems. Called in at the end, the same issues surface during handover. Failed sealant in a shared building in Bruntsfield can affect more than one owner, which makes early repair simpler for everyone. Fixing it promptly keeps repairs small.

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Tell us the rules and we’ll work to them.

  1. First we take quantities off the drawings and read through the specification.
  2. A fixed quote sets out the scope, the products and the sequence.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Work follows the programme, area by area, as rooms and elevations become ready.
  5. Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

What we need from you

  • Send asbestos survey details if the building is pre-2000
  • Share your working hours and any access restrictions
  • Point out parking and an unloading spot

How the job changes by surface

Snagging before handover

The last pass before handover is where mastic snags are cleared. Snags are cleared room by room and damaged joints are redone rather than patched.

Bathrooms, en suites and washrooms

In bathrooms and washrooms, an anti-mould sanitary silicone goes around every fitting. Joints are cleaned, sealed and tooled neatly and baths are loaded where appropriate before sealing.

Keeping the joints sound

For the best life from the joints:

  • Ask for joint and product checks before the package is urgent
  • Note which sealant went where at handover
  • Protect sealed areas from following trades
  • Put any product change through the designer first

Brief the sparkle clean so they don’t scrape the new joints. Scrapers used on frames and worktops can nick or lift a new bead so keep them off the joints.

In wet areas, a weak sanitary joint shows up quickly once the building is occupied. Leaks behind showers and basins damage finishes and floors. Getting the product and preparation right first time avoids that.

Construction mastic around Bruntsfield: points for this area

Bruntsfield lies within about 3 miles of the sea. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, and the sealant, primer and backing need choosing with that in mind. Being in the east of Scotland, Bruntsfield gets less rain than the west coast. Winter mornings can still bring frost and condensation on steel and glass. External mastic is planned with the site manager for workable conditions.

Units on estates such as Russell Road Industrial Estate, 0.9 miles north-west of Bruntsfield, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. Projects at colleges like Royal College of General Practitioners Edinburgh, 1.3 miles to the north of Bruntsfield, tend to run to term dates, so the mastic is planned tightly. On a healthcare site such as Astley Ainslie Hospital (0.7 miles south-east of Bruntsfield), new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.
