Construction mastic across Reading: what to expect

We work to the specification and the programme rather than whatever product is to hand. If a product is named, that’s what goes in; any alternative we suggest is put to you before anything changes. Backing, primer and depth follow what the sealant maker sets out so the detail on the drawing is what ends up on site. We work on sanitary and kitchen joints, floor and skirting junctions and brick and block movement joints, and the usual reasons a site gets in touch are different trades sealing to different standards and window and door perimeters that won’t pass inspection.

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out.

  1. Drawings, specification and programme come to us.
  2. We take off quantities and return a fixed quote.
  3. We agree with the site team which areas come first.
  4. Plots or floors are sealed as they’re handed over.
  5. Joints are prepared, backed and sealed to the specification.
  6. After snagging, the work is handed over under our 12-month guarantee.

What you’ll pay

Local landmarks in Reading

We work on buildings around Kendrick School, Eldon Square and Former Kennet Arms and the streets around them. You will also find Coley Primary School (under half a mile north), University of Reading library (1.5 miles south-east), Eurospeak Language School (0.5 miles north) and All Nations Christian Centre (under half a mile west). For rail, the closest station is Reading West station, about 0.7 miles north-west of the centre. A little further out are Beaumys Castle (5 miles south) and The Oracle (less than half a mile north-east). Green spaces nearby include Sonning Hill and Longwater.

New build and refurbishment in Reading

Across Reading, refurbishment brings as many facade and perimeter joints as new build: replacement windows, recladding and fit-outs in places such as Caversham, Norcot and Tilehurst. Each junction between new and existing materials needs the right sealant, primer and backing.

The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and Reading is part of the area we cover.

Reading: New wings at hospitals like Spire Dunedin Hospital (to the west of Reading) bring long runs of window and panel joints to seal. When a college such as Reading College, 1 mile north-east of Reading, builds or refurbishes, the mastic package typically has to fit around students and staff.

Owners, agents and contractors

Main contractors use us as their sealant subcontractor. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

What we are called out for in Reading

A new building moves while it dries and settles. Materials lose construction moisture and shrink. Picking a flexible sealant where there’s movement keeps snags down.

Most enquiries start with something like this:

  • A long mastic snag list close to completion
  • External joints sealed in damp or cold conditions that are now failing
  • Internal caulk splitting as the building dries out
  • Sealant knocked or painted over by other trades

Site staff or a sealant specialist?

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Why act early?

Leaving mastic to whichever trade is fitting the element can look cheaper on paper. The result tends to be uneven finishes and arguments about who should seal what. A single mastic package gives one point of responsibility.

Questions to ask before you book

  • How the existing material will be dealt with
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Their plan for phasing and protecting the area
  • Is the sealant right for the movement and the substrate?

Maintenance after handover

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Bring the mastic contractor in after the last trades are through
  • Protect sealed areas from following trades
  • Put any product change through the designer first
  • Ask installers to correct oversized gaps first

Tell the builders’ clean team which areas have new sealant. Blades and abrasive pads are the commonest cause of damage at the final clean.

External joints sealed in poor weather are a common cause of early failure. Waiting for a dry joint and the right temperature is better than redoing work, so we plan external work with that in mind.

Questions about Reading

Can staff carry on working while you’re here?

Yes, as long as we plan it. Tell us your site hours and access windows and we’ll plan around them.

What site paperwork can you supply?

Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.

Do you guarantee new-build sealant work?

The work is guaranteed for 12 months. Protecting sealed areas from following trades helps avoid damage.

Do you install fire-rated sealant as part of a package?

We install fire-rated sealant where it is the specified product. If the detail calls for collars, wraps or batts instead, we’ll tell you.

Does weather matter for sealant work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Can you clear a mastic snag list before handover?

Yes, we can. Share the list and photos, and a fixed quote follows, then clear it to your programme.

Can you fit around our programme?

We follow the trades through the building. Areas are sealed as they’re released by the site team.
