How we handle coloured sealant in Plains

Where finishes matter, a white or grey bead in the wrong place stands out. We install coloured and colour-matched sealant so joints sit quietly against cladding, stone, brick, frames and shop-fit finishes, on commercial projects around Plains. The right product for the joint always comes first, then the colour. We work on office fit-out finishes, powder-coated and anodised frames and shop-fit joinery and counters, and what we are called in for most is stained or mouldy coloured joints in washrooms and standard-colour sealant spoiling a high-end finish. Searching for sealant specialists in Plains? We have been sealing commercial buildings since 2005.

In smaller Scottish places like Plains, commercial buildings are often hotels, pubs, shops, schools, surgeries and farm or estate buildings put to new use. Their kitchens, washrooms and window perimeters all need joints that keep water out.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

Questions we’re asked in Plains

Is Plains off your patch?

No. Places such as Plains are covered as much as the big towns. Our area covers all of Scotland, cities, towns and islands alike. We plan jobs in smaller places so return trips are kept to a minimum.

Will you take on work at estates like Flowerhill Industrial Estate, close to Plains?

Yes. Our area takes in Plains and its surroundings, with estates and business parks such as Flowerhill Industrial Estate included. A few photographs and the unit address let us price the work.

Will the colour fade over time?

It can, to a degree. Exposure, product and colour all play a part.

Who decides which product is used?

If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Can you work while the building is occupied?

Yes, with some planning. We agree a sequence with your contact so just one area at a time is disrupted.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

Does the colour affect how the joint performs?

The colour doesn’t change what kind of sealant it is. A properly prepared and tooled joint performs as the product intends in any colour.

When to bring in a specialist

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

When it isn’t the sealant

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Stopping sealant from ever changing colour outdoors
  • Paint over sealant on joints that move too much
  • Custom-mixed sealant colours

If you are not sure, just phone 01277 525 020 or email drawings and photos and we’ll give you a straight answer.

What we seal

  • Shop-fit joinery and counters
  • Powder-coated and anodised frames
  • Natural stone and brick
  • Hotel bathrooms and public areas
  • Cladding panels
  • Office fit-out finishes

Different surfaces, different methods

Powder-coated and anodised frames

Frames finished to a RAL reference are a frequent colour-matching job. The frame colour is checked against what the product is made in.

Cladding panels

Panel joints form a grid on the facade, so colour matters. We pick a facade-grade sealant in a shade that sits with the panels.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Tell us who will meet us and how to get in at your building near Plains. We’ll confirm the plan with the fixed quote.

  1. We confirm the joint type and the product it needs.
  2. Your RAL reference, sample or photo is checked against that product’s colours.
  3. You approve the colour, on site if it’s critical.
  4. We cut out the existing bead, clean and set the depth.
  5. Edges are masked and the coloured sealant applied and tooled.
  6. We remove the masking and walk the finished joints with you.

How the quote is worked out

Your fixed quote is built from the real scope. It takes account of:

  • How much there is to seal
  • Access and working height
  • Whether the work must be split into stages
  • Backing rod, priming and other preparation

The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site rules also count.

What to include in your enquiry

There’s no need for a formal survey. These details are enough to start:

  • Any specification or named product
  • Drawings or a marked-up plan, if available
  • The type of building and who uses it
  • How the joints are reached, and at what height

Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. To get it moving, ring 01277 525 020 or use the quote form.

Coloured sealant in Plains: the local picture

Being in the east of Scotland, Plains gets less rain than the west coast. Winter frost and damp frames still stop outside sealing on some days. Less than 3 miles from Plains there are at least three named estates and business parks. Sites like these see regular refits, with shopfronts, offices and staff areas to seal.

Shops and cafés around stations like Drumgelloch station (1.2 miles south-west of Plains) trade from early, so work is timed around them. If you run a unit on an estate such as Flowerhill Industrial Estate, which lies south-west of Plains, the trade counter, offices and staff facilities have joints to look after as well as the warehouse. Sites a few miles apart, such as Flowerhill Industrial Estate and Upper Mill Street Industrial Estate, can share one programme and one point of contact.

Plains is about 2 miles north-east of Airdrie, in North Lanarkshire. Across the ML6 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. 100 places across North Lanarkshire fall within our area, Plains among them. Sites around Glasgow have their own page, about 13 miles away.

If you need coloured sealant in ML6, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. Among the streets we cover are Main Street, Station Road and East Avenue, and sites on any of them can send details for a fixed quote. If your building is just outside Plains, we cover Airdriehill (1 mile west), Moffat Mills (1 mile south), Gartness (2 miles south), Airdrie (2 miles south-west) and Burnfoot (2 miles west). Bigger towns within reach include Motherwell (6 miles south), Cumbernauld (5 miles north-west), Coatbridge (4 miles south-west), Wishaw (7 miles south), Bellshill (6 miles south-west) and Kilsyth (8 miles north-west).

Around Plains

Plains’s nearest station is Drumgelloch station, about 1.2 miles south-west. Well-known places in the area include Wester Moffat Hospital (1 mile south) and Weavers Cottage Museum (2.2 miles south-west). Open spaces near Plains include Black Loch.

No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.
