Commercial clients in Dogslacks

Building owners and managing agents use us on everything from one building to a spread of sites. Several sites can go on one quote, which keeps the paperwork simple.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Dogslacks can form part of a wider programme across Dumfries and Galloway.

Coloured sealant for commercial buildings in Dogslacks

A colour-matched bead still has to work as a seal. Faces are prepared, depth is fixed with rod and the bead is tooled onto two sides only. Clean masking and steady tooling give the sharp lines colour work needs. The enquiries we see most involve marked sealant in hotel bathrooms and weathered sealant that no longer matches, on powder-coated and anodised frames, shop-fit joinery and counters and cladding panels. Looking for mastic applicators who cover Dogslacks? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Around smaller places such as Dogslacks, the commercial buildings tend to be hospitality, local shops, schools, health centres and converted rural buildings. Each has kitchens, washrooms and frames that depend on sound joints.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

Site staff or a sealant specialist?

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

What Dogslacks’s businesses ask us to seal

Dogslacks is in the east of Scotland, which is drier than the west. Cold snaps still affect when external joints can be sealed. Outside work is booked with that in mind

On estates like Broadmeadow Industrial Estate, 1.2 miles south of Dogslacks, the office and welfare end of each unit has its own sealant to maintain. In hotels such as Ecclefechan Hotel (1.3 miles south-west of Dogslacks), refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.

Dogslacks is about 6 miles north of Annan, in Dumfries and Galloway. Any commercial site in Dogslacks is covered. Dogslacks is one of 139 places we cover in Dumfries and Galloway for colour-matched joints. Edinburgh is covered too, some 60 miles away.

Business premises anywhere in DG11 are within our area for colour-matched joints. If your building is just outside Dogslacks, we cover Middlebie (1 mile east), Ecclefechan (1 mile south-west), Eaglesfield (2 miles south-east), Brydekirk (4 miles south) and Kirkpatrick-Fleming (5 miles south-east). Bigger towns within reach include Dumfries (14 miles west), Annan (6 miles south), Heathhall (13 miles west), Langholm (11 miles north-east), Newbridge Drive (15 miles west) and Gretna (9 miles south-east).

What we can’t put right

Not every problem is a sealant problem, and we’re upfront when that’s the case. These need a different solution:

  • A guaranteed perfect match to every finish
  • A colour that never alters with age
  • Restoring stained stone or masonry next to old sealant

If you’re not sure, just ring 01277 525 020 or email drawings and photos and we’ll give you a straight answer.

Your questions answered

Do you offer colour-matched sealant for buildings in Dogslacks?

Yes. Colour matching to frames, cladding, stone and shop-fit finishes is a regular part of the work. Available colours for the product are confirmed with the quote.

Is a smaller place like Dogslacks outside your area?

Not at all. Dogslacks is within our area. Our area covers all of Scotland, cities, towns and islands alike. Where we can, we group nearby jobs to make the most of each trip.

Can staff carry on working while you’re here?

In most cases, yes. We phase the work so most of the building stays in use.

Are you insured?

Yes. We’re fully insured, and the certificate can go with your quote.

Is any job too small?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

How a job runs

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For a building near Dogslacks, directions, keys and a contact on the day are worth sorting early. We’ll confirm the plan with the fixed quote.

  1. We start with photographs, drawings or a visit to see the finishes.
  2. Colour options from the specified product’s range are shared with you.
  3. The programme and access are agreed, including any phasing.
  4. Joints are prepared, primed where specified and backed.
  5. The agreed colour is installed and tooled neatly.

Before we start on site

  • Let building users know which areas are affected
  • Share the asbestos register for older buildings
  • Send your site hours and access windows

How the quote is worked out

What shapes the price:

  • Travel to remote or island sites
  • Whether the work must be split into stages
  • The site’s rules and procedures
  • Backing rod, priming and other preparation

Pricing colour-matched joints depends on quantities, condition and access. Ask us for a fixed quote.

Before you send an enquiry

A few photographs plus some basic facts will normally do. It helps to include:

  • Any specification or named product
  • Approximate linear metres or a joint schedule
  • The type of building and who uses it
  • Clear photographs of the problem areas

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

Looking after the joints

To get the most from the new sealant:

  • Don’t let trades patch coloured joints with a random sealant
  • Keep harsh solvents away from visible joints
  • Avoid piecemeal repairs on coloured joints
  • Record the product and colour reference on the building file

Note the sealant type and colour on the building file. Future repairs can then use the same colour, avoiding a patchwork.

Share the colour reference with anyone working on the finishes. It stops mismatched repairs creeping in.
