Washroom sealing across Torlundy

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Doing it in-house

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Washroom sealing in Torlundy

Black spotting along a sealant bead is not a cleaning problem. The growth is inside the sealant so it returns whatever the cleaning regime. Replacing the bead is the lasting treatment. Site teams most often ask us about failed sealant behind washroom basins and sealant stained black around basins and showers, across vanity units and basins, accessible toilets and changing rooms and IPS panels and cubicles. One point of contact handles commercial sealant work in Torlundy from the first photographs to the final walk-round, for single jobs and planned programmes alike.

Around smaller places such as Torlundy, washrooms and kitchens are found in hotels, pubs, schools, care homes and halls. Black sealant usually can’t be cleaned, so it is removed and replaced with anti-mould sanitary silicone.

We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application, and we come back if anything isn’t right.

Washroom sealing in Torlundy: the local picture

Several hotels sit less than 2 miles from Torlundy. Each has en suites, back-of-house toilets and kitchens with sealant that moulds and splits. The work can go floor by floor, agreed with housekeeping. Torlundy is in the west of Scotland, the wetter side of the country. Damp air means a poorly ventilated washroom rarely dries out fully, which is when mould gets into the sealant.

For a school such as Lochaber High School, washroom and kitchen sealant can be renewed around term dates. At a hotel such as Inverlochy Castle Hotel, less than half a mile south-west of Torlundy, the quieter weeks are the time to reseal bathrooms. For an occupier at a site such as Carr's Corner Industrial Estate, 1.1 miles south-west of Torlundy, the canteen and welfare facilities need cleanable joints as much as any office.

Torlundy is in Highland. Anywhere in PH33, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Torlundy is one of 256 places in Highland on our list. Sites around Glasgow have their own page, about 75 miles away.

Commercial sites across PH33 are covered for washrooms and wet areas. We also cover Taobh Lochaidh (2 miles south-west), Banbhaidh (2 miles west), Caol (2 miles west), Inverlochy (2 miles south-west) and Corpach (3 miles west). For island and remote sites, we plan travel and materials carefully.

Torlundy: questions and answers

Is a smaller place like Torlundy outside your area?

No. Small places get the same service as large ones. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.

Do hotels near Torlundy have to close for sealant work?

Rarely. Rooms or floors are done in turn, so the rest of the hotel keeps trading. Housekeeping and our team agree each day’s rooms.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators.

Are you CHAS accredited and on Constructionline?

Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

How do I request a quote?

There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photos and a postcode.

Do you have public liability insurance?

Yes. We’re fully insured, and the certificate can go with your quote.

Is it OK to put new silicone on top of the old?

The whole of the old bead is removed and the surfaces cleaned first. That’s what makes the new joint last.

What we can’t put right

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Panel boards already damaged by water
  • Mould caused by poor ventilation, which will return until the extract is fixed
  • Hollow tiles or loose panels behind the joint

Not sure which it is? You can speak to us on 01277 525 020 or use the quote form and we’ll tell you honestly.

What we seal

  • Vanity units and basins
  • Showers, trays and wet room floors
  • Kitchens and tea points
  • Accessible toilets and changing rooms
  • IPS panels and cubicles
  • Urinals and WCs

Looking after the joints

Cleaning and maintenance staff play a part too. Share these points with them:

  • Note failing joints building by building
  • Squeegee showers and trays after busy periods
  • Respect the cure time before reopening each room
  • Report faulty extraction promptly

We hand each area back once the silicone has had the cure time the product needs. You will be told when showers and basins can be used again, and it helps if signs stay up until then.

Inspectors look at whether kitchen surfaces can be kept clean. Failed sealant around sinks and worktops is easy to put right in good time.

How a job runs

Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, the joints are worked through in the order agreed with your site contact. For work around Torlundy, we aim for one trip, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. The phasing is agreed so there are always facilities open.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. We clean and dry every surface so the new sealant can grip.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. Each room is handed back once the sealant has had its cure time.

How the quote is worked out

Quotes vary with the job. It mainly depends on:

  • How much there is to seal
  • The size and state of each joint
  • The site’s rules and procedures
  • Working within restricted access windows

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Sending details for a quote

We can often quote from photographs and a few details. Please tell us:

  • Drawings or a marked-up plan, if available
  • What the building is and how it’s used
  • Any dates the work must fit around
  • Whether an asbestos survey exists

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To start the process, call the office on 01277 525 020 or email the details over.
