What we can’t put right
We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:
- Panel boards already damaged by water
- Leaks through tanking or membranes below the finishes
- Mould caused by poor ventilation, which will return until the extract is fixed
Not sure which it is? You can call the office on 01277 525 020 or send details through our quote form and we will tell you honestly before you book.

Washroom sealing for commercial buildings in The Heath
Not every silicone belongs in a washroom. Sanitary grades carry anti-mould additives, and neutral-cure versions avoid the damage acetoxy types can do to some metals, stone and mirror backings. Where food contact is possible, we use a hygienic, food-safe grade. We work on urinals and WCs, accessible toilets and changing rooms and vanity units and basins, and the failures we’re asked to look at most are sealant stained black around basins and showers and split or peeling sealant at shower trays. Facilities teams, main contractors and managing agents in The Heath tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.
In and around smaller places like The Heath, washroom work is often in halls, pubs, primary schools, care homes and holiday accommodation. Sealant that has gone black with mould typically can’t be cleaned, so it is cut out and replaced.
Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Leave it or put it right?
A tired-looking washroom doesn’t always need a refurbishment. If the finishes are in good order, replacing the sealant may do much of what’s needed while bigger works are planned. Around The Heath, it’s better to renew all the failing joints at once, rather than one at a time. Send photos of each area and we will quote for the lot.
There’s no price list, because the scope varies so much from one building to the next. Call for a quote.

Hospitality, education, healthcare, office and retail clients book us directly too. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Busy facilities in and around The Heath
At about 29 miles from central London, The Heath is within reach of the capital. Washrooms in commuter-belt offices take constant weekday traffic, so we phase work to keep some facilities open.
For a school such as Breachwood Green Junior Mixed and Infant School, washroom and kitchen sealant can be renewed around term dates. For a hall at a building such as Church of St Mary, resealing the kitchen and toilets can be fitted between bookings. Student showers at universities like University Of Bedfordshire, 3.4 miles to the west of The Heath, see more use than most, and their silicone shows it.

Site staff or a sealant specialist?
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Questions we are asked in The Heath
Could you schedule work at a campus like University Of Bedfordshire for the vacation?
Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.
Is The Heath off your patch?
Not at all. The Heath is within our area. Our area covers London and the South East counties. Where we can, we group nearby jobs to make the most of each trip.
How do I request a quote?
There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photos and a postcode.
Do you use special sealant for toilets and showers?
Each area gets the grade that suits it. Most washroom joints take sanitary silicone, and food areas take a hygienic, food-safe sealant where food contact is possible.
How soon can a washroom be used after resealing?
Cure times vary by product and temperature. You’ll get a reopening time for each area before we leave it.
What happens if old sealant might contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
Is any job too small?
Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.
After the work
To get the most from the new sealant:
- Clear standing water from shower floors where possible
- Report faulty extraction promptly
- Brief cleaning staff to treat joints gently
- Respect the cure time before reopening each room
Include sealant joints in your planned maintenance checks. Check for mould spots, splits, lifting edges and open joints at trays, basins and urinals and photograph anything new.
Small numbers of failed joints are quick to phase in. Left until every washroom is affected, it becomes a bigger programme with more phasing to plan.
