Washroom sealing for The City sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Washroom sealing in The City, done properly

Not every silicone belongs in a washroom. Sanitary grades carry anti-mould additives, and neutral-cure types are used where acetoxy silicone could attack some metals, stone or mirror backings. Where food contact is possible, we use a hygienic, food-safe grade. We work on urinals and WCs, showers, trays and wet room floors and kitchens and tea points, and the failures we are asked to look at most are open joints at the base of cubicle panels and split or peeling sealant at shower trays. Most enquiries from The City start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.

Community buildings around smaller places like The City have kitchens and toilets used by many people. Resealing sinks, worktops and WCs with anti-mould silicone keeps them clean and watertight.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

On site: what to expect

Occupied buildings need a little choreography. We sign and contain the area we are in, keep walkways clear and work section by section so the rest of the building stays in use. For work around The City, we aim to finish in one visit, so photos and measurements up front really help. Then the right materials arrive with us.

  1. We inspect each washroom and record the joints to be resealed.
  2. You get a fixed quote with the phasing plan.
  3. The whole of the old bead is removed.
  4. Each joint is cleaned and left dry.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

Commercial washrooms in The City

The City lies roughly 35 miles out from central London. Business park offices have washrooms in daily use by staff, so we work a block of facilities at a time.

Units at estates like Junction 5 Bates Industrial Estate (1.7 miles west of The City) have welfare blocks whose showers and toilets see shift after shift. Halls linked to places like Church of St Paul host groups all week, which is hard on kitchen and toilet sealant. Pupil toilets at schools like Radnage Church of England Primary School take heavy daily use, and the holidays give the window to reseal.

The City is about 5 miles north-west of High Wycombe, in Buckinghamshire. The City sits inside our coverage and the rest of Buckinghamshire, with the same fixed quotes and 12-month guarantee as everywhere else. 308 places across Buckinghamshire fall within our area, The City among them. We also cover Reading, around 15 miles from The City.

What happens if it’s left?

Running fresh silicone along a failed bead hides the problem briefly. It doesn’t bond, so it peels and traps dirt behind it. Cutting out completely and cleaning back takes a little longer and lasts. For buildings around smaller places like The City, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Resealing early avoids that.

No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Different surfaces, different methods

Showers and trays

If a tray moves too much or is cracked, it needs attention first, and we’ll say so before resealing.

Urinals and WC pans

Floor joints around WC pans are often forgotten. We include them in the survey.

When to bring in a specialist

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Owners, agents and contractors

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Looking after the joints

Keep the joints in good shape with a few simple steps:

  • Keep a record of which washrooms need attention
  • Keep washrooms out of use until we say the sealant has cured
  • Don’t leave trays and floors sitting wet
  • Tell us about infection-control or permit rules before we quote

Any failure in our workmanship within the 12-month guarantee is ours to put right. After that, a routine look catches failing joints early.

Inspectors look at whether kitchen surfaces can be kept clean. Resealing sinks, worktops and splashbacks before an inspection is a simple step.

FAQs: The City

Must every washroom in our The City building shut while you work?

Not all at once. We take one block of facilities at a time. We will tell you the curing time for the product before we start.

Is The City off your patch?

Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Do you offer coloured sealant?

In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We will confirm the colours available for the specified product.

How do I request a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photos and a postcode.

Can you handle several sites?

Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.

Can you clean the mould off instead of resealing?

Typically not. The mould is inside the silicone, so it comes back however often it’s cleaned. Replacement is the lasting fix.

Do you guarantee washroom sealing?

There is a 12-month guarantee on our workmanship backed by public liability insurance.
