Facade sealing in The City, done properly

We are often asked to look at water coming in around frames. Very often the perimeter bead has cracked or lost its grip. If the evidence points away from the sealant, we say so before quoting. We work on window and door perimeters, perimeter joints where frames meet the structure and shopfront frames, and the failures we are asked to look at most are damp patches beside frames after rain and cold air coming in at window perimeters. Searching for sealant specialists in The City? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Conversions of older rural buildings near smaller places such as The City bring stone, flint, brick and timber up against new glazing. A product that grips an irregular face, with a colour that suits the building’s character, is normally what’s needed.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Contractors’ notes for The City

At about 35 miles from central London, The City is within reach of the capital. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, and each scheme needs its mastic sealed to programme. Rainfall across the South East, The City included, is lower than in many parts of the UK. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so the external programme keeps a little slack.

Historic houses such as West Wycombe Park House, 2.7 miles south-east of The City, are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products. School extensions, at buildings such as Radnage Church of England Primary School, normally run to the summer holidays, mastic included. For a contractor working at a hospital such as Wycombe Hospital, which lies south-east of The City, perimeter and facade sealing is planned around patients and deliveries.

The City is about 5 miles north-west of High Wycombe, in Buckinghamshire. Looking for facade sealing in The City? We can help. Across Buckinghamshire, 308 places are covered, including The City. For work in that direction, see our Reading page, about 15 miles away.

Work on facade joints is covered throughout HP14, whatever the building. Among the streets we cover are Bottle Square Lane, Radnage Common Road and Green Lane. Sites close to The City are covered too, including Waterend (1 mile west), Beacon's Bottom (1 mile south-west), Radnage (1 mile north), Bennett End (1 mile north-west) and Green End (1 mile south-east). A short drive away, we cover Aylesbury (11 miles north), High Wycombe (5 miles south-east), Chesham (11 miles east), Marlow (7 miles south-east), Amersham (11 miles east) and Beaconsfield (10 miles east).

When it isn’t the sealant

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Arranging specialist high-level access, which is planned with the client
  • Leaks from roofs, gutters or failed flashings rather than sealant joints
  • Work on the window or framing system itself

Not sure which it is? You can call 01277 525 020 or email a schedule or drawings and we’ll tell you honestly.

Surfaces we seal

  • Cladding panel joints
  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Coping and flashing joints
  • Window and door perimeters
  • Stone and brick facade joints

Doing it in-house

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

The City: questions and answers

Is Junction 5 Bates Industrial Estate, near The City, within your area?

Yes, sites like Junction 5 Bates Industrial Estate are within our area, along with the rest of The City. Photos and a short description are enough for a first look.

Is The City too far out for you?

No. Places such as The City are covered as much as the big towns. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

Do you install glazing systems?

No. A glazing contractor handles that. We reseal window perimeters, panel joints and frame-to-structure perimeters on commercial buildings.

Do we need an asbestos check before resealing?

For older buildings, yes, check before work starts. The dutyholder holds the asbestos register. Suspect material is left alone until it has been tested.

Is it fine to apply new sealant on top of old?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Is the work guaranteed?

Yes. Workmanship is guaranteed for 12 months on every job.

When can the area be used after sealing?

Curing time varies by product, and we confirm it on the day.

Quoting for work in The City

What shapes the price:

  • Working within restricted access windows
  • The site’s rules and procedures
  • The total length or number of joints
  • Access and working height

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Before you send an enquiry

For an accurate fixed quote, we need a clear picture of the site. Useful things to include:

  • The asbestos register, for older buildings
  • Anything awkward about access or site hours
  • When you need the work done
  • Any specification or named product

Let us know the site, the scope and your timescale, and we’ll put a fixed quote together. The easiest way is to speak to us on 01277 525 020 or email the details over.

Why deal with it now?

Leaving failed perimeter sealant also makes the eventual job bigger: wet edges break down, so repairs may be needed before resealing. Early action keeps it simple. Converted and older buildings near places like The City tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.

Pricing facade joints depends on quantities, condition and access, plus any specification you’re working to. Ask us for a fixed quote.

Why us?

  • A fixed quote before work starts
  • Colour options checked against the specified product
  • Standard and matched colours in many product ranges
  • Our applicators hold CSCS cards

Aftercare for building managers

Problems stay small when the joints are checked regularly. Specifically:

  • Avoid harsh cleaners on facade sealant
  • Share access with other external trades
  • Add perimeter sealant to planned maintenance checks
  • Confirm the survey covers external sealants in older buildings

Record the sealant type and date on the building file. Future work can then match the product and colour across the elevation.

Deal with sections that fail early as soon as they show. A few metres resealed promptly can stop water damage spreading inside the building.

Our process

Occupied buildings need a little choreography. We sign and contain the area we’re in, keep walkways clear and work section by section so the rest of the building stays in use. Jobs in and around smaller places like The City are normally planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. Access, site rules and timing are settled with the client up front.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. Each joint is cut out and the edges inspected.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. We hand over with our 12-month workmanship guarantee.
