Photos, a specification or a quick description of the joints is enough to start a fixed quote.
When to call us in Strontian
Sometimes the sealant fails because something behind it is moving or wet: a loose panel, a leaking waste or water coming through the wall. We check for that first and tell you if another trade is needed.
Site and facilities staff are often the first to spot these:
- Sealant stained black around basins and showers
- Resealing that didn’t last because the old bead stayed
- Open joints along basins and vanity units
- Urinal joints that look unhygienic
Where you are responsible for a hall attached to a building such as Strontian Church, its kitchen and toilets need sealant that stays cleanable.
What to look for in a quote
- Whether their applicators hold CSCS cards
- How they handle RAMS and site documents
- How the existing material will be dealt with
- Do they follow the manufacturer’s priming guidance?
Washroom sealing in Strontian
You can’t shut every toilet in an office, school or hotel at once. Work is phased by room or by section, so there are always facilities in use. Tell us your site hours and access windows and we will plan around them. We work on IPS panels and cubicles, showers, trays and wet room floors and urinals and WCs, and the failures we’re asked to look at most are panel joints letting water behind and mould spotting along silicone joints. Looking for mastic applicators who cover Strontian? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.
Hotels and holiday accommodation in rural Scotland have busy and quiet seasons, and resealing washrooms in the quieter months keeps rooms available when they’re needed.
The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we are clear about what is covered before work starts.

What affects the price in Strontian
To price the job, we consider:
- Joint width, depth and condition
- Working within restricted access windows
- Distance, for remote addresses
- Access and working height
Pricing washrooms and wet areas depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.
What to include in your enquiry
Diagnosis starts before we arrive. Tell us:
- Approximate linear metres or a joint schedule
- A wide shot and a close-up of the area
- How the joints are reached, and at what height
- Any specification or named product
A handful of photographs and a postcode is the fastest way to a quote. Send them through the quote form, or call the office on 01277 525 020 or use the quote form to discuss it first.
How a job runs
Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. For work around Strontian, we aim for one trip, which is why we ask for photographs and a full list first. Outside work also needs a suitable weather window.
- We inspect each washroom and record the joints to be resealed.
- You get a fixed quote with the phasing plan.
- Old sealant is removed completely and the faces cleaned.
- Joints are degreased and dried.
- A sanitary silicone bead is laid and given a smooth tooled finish.
- Each area is handed back when ready.
Getting the site ready
- Let us know about inductions and permits
- Explain the parking and delivery arrangements
- Tell staff and tenants when we’ll be in
Quotes
Send us photos, drawings or a joint schedule and a fixed quote comes back to you. Where a site visit makes more sense, we will arrange one.

Common questions from Strontian clients
Does a hotel in Strontian need to shut while its sealant is renewed?
In most cases no closure is needed: we work room by room or floor by floor. We agree the order of rooms and the timings with you before we start.
Will the toilets in our Strontian building be out of use?
Usually only some of them, for a short time. We work in phases so other facilities stay open. Each area is handed back once the sealant has cured enough to use.
Are you insured?
Yes. We’re fully insured, and the certificate can go with your quote.
Is Strontian in your area?
Yes. Strontian is in our area. To discuss a job, give us a call on 01277 525 020 or use the quote form.
Does the weather affect the work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
What sealant do you use in washrooms?
It depends on the joint. Washrooms and showers take anti-mould sanitary silicone, and food areas take a hygienic, food-safe sealant where food contact is possible.
Can you handle several sites?
Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.
Keeping Strontian washrooms open while we work
Strontian lies within about 1 mile of the sea, and coastal hotels, guest houses and holiday sites tend to fill up in the busy months. Heavy seasonal use is hard on shower and basin sealant, so we plan the work for quieter weeks where possible. Strontian is on Scotland’s wetter western side. Damp air means a poorly ventilated washroom rarely dries out fully, which is when mould gets into the sealant.
En suites at hotels like Strontian Hotel, less than half a mile south of Strontian, are cleaned daily, which wears silicone over time.
Strontian (Gaelic: Sron an t-Sithein) is in Highland. We cover commercial sites throughout Strontian, for single jobs and planned programmes alike. Our Highland coverage takes in 256 places. Our Glasgow page has more on work in that area, about 76 miles away.
Work on washrooms and wet areas is covered throughout PH36. We cover commercial and managed buildings on Dal nan Each and Dal na Mart and the roads nearby. Just outside Strontian, we also work in Acharacle (9 miles west), Ceann Loch Muideart (9 miles north-west), Port Appin (12 miles south-east), Appin (12 miles south-east) and Balliveolan (12 miles south). Remote and island addresses take more planning, from travel and ferries to the weather, so give the site location in your enquiry.

When it isn’t the sealant
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- Condensation from failed extract fans
- Water escaping beneath the floor rather than through a joint
- Swollen or delaminated boards behind panels or vanity tops
If in doubt, give us a call on 01277 525 020 or email drawings and photos and we will say what we think.

Why act early in Strontian
A tired washroom says a lot about how a building is run. Guests, clients, pupils and patients notice stained joints even when the room is otherwise spotless. Resealing is a modest task with a very visible payoff. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Strontian, a repair visit takes planning, so it’s better to act early.
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

Showers and trays
A tray flexes every time it’s used and is constantly wet. Tray joints are where many washroom leaks start.
Kitchens and tea points
Kitchen work can be phased around service. Your site hours and access windows set the timing.
