Washroom sealing across Stepney

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Cost factors for washrooms and wet areas

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Induction, permit and paperwork requirements
  • How much existing material needs removing
  • The total length or number of joints
  • Whether the work must be split into stages

Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Sending details for a quote

To price the job accurately, we need to understand the site. Send us:

  • The asbestos register, for older buildings
  • Rough lengths or quantities, or drawings if you have them
  • When you need the work done
  • The postcode of the building

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.

About our washroom sealing in Stepney

Our washroom work covers offices, hotels, schools and colleges, leisure centres and gyms, clinics and care homes, plus the kitchens and tea points that go with them. The products and the method are chosen for how heavily each space is used. If you have stained sealant around pans and urinals and stained or open joints at kitchen sinks and worktops, we can help, whatever the surface. Whoever orders the work in Stepney, the brief is typically the same: a clear scope, tidy work and joints that don’t fail again.

Many London buildings can’t close every toilet at once. We work through washrooms floor by floor or core by core, at times agreed with you.

We stand by our work: 12 months, guaranteed. That covers our preparation and application.

Our process

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then handed back before the next one starts. In Stepney, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. Every room is surveyed and the failed joints listed.
  2. You get a fixed quote with the phasing plan.
  3. Old sealant is removed completely and the faces cleaned.
  4. Each joint is cleaned and left dry.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Rooms reopen after the cure time.

Preparing the site

  • For older buildings, check the asbestos register before work
  • Tell us which areas need to stay in use
  • Have the specification and drawings to hand

Advice

Common problems we fix in Stepney

A lot of failed washroom sealant was laid over an old bead or a dirty surface. Silicone won’t adhere to a silicone bead so it peels away quickly.

These are often picked up first by site or facilities staff:

  • Open joints at the base of cubicle panels
  • Gaps where vanity tops meet the wall
  • Kitchen worktop joints that can’t be kept clean
  • Complaints from staff, guests or users about tired washrooms

For a campus such as Queen Mary University of London, 0.5 miles to the north-east of Stepney, showers in residences and washrooms in teaching blocks can be programmed around term dates.

Before you book anyone

  • Their approach to joint depth and backing
  • What level of public liability insurance do they hold?
  • Whether primer will be used where the manufacturer specifies it
  • Health and safety accreditation such as CHAS

Questions to ask before you appoint anyone

Owners, agents and contractors

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.

As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.

Busy facilities in and around Stepney

10 care or nursing homes sit less than 2 miles from Stepney. In care settings, wet rooms, assisted bathrooms and en suites rely on clean, sound sealant. We plan the work with the manager so residents are disturbed as little as possible. London offices and hotels normally can’t close all their washrooms at once, so we phase the work core by core or floor by floor with the building manager.

For a hotel such as Travelodge London Bethnal Green Hotel, which lies north-west of Stepney, resealing en suites a few rooms at a time keeps the rest available. Healthcare estates like The London Independent Hospital (to the east of Stepney) expect contractors to follow their permits and cleaning rules in every washroom.

Stepney is about 2 miles south of Hackney, in Greater London. Across the E1 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Stepney is one of 764 places in Greater London on our list.

Commercial sites across E1 and E2 are covered for washrooms and wet areas. Streets here include Beaumont Square, Rectory Square and Carlton Square. Stepney sits on or close to the A11 and B120, which helps when planning parking and deliveries for the job. Nearby places we also cover include East End of London (1 mile south-west), Ratcliff (1 mile south), Bethnal Green (1 mile north-west), Whitechapel (1 mile west) and Limehouse (1 mile east) for washrooms and wet areas. Bigger towns within reach include City of Westminster (4 miles west), Marylebone (4 miles west), Kensington (7 miles west), St Pancras (3 miles west), Walthamstow (5 miles north) and Hampstead (6 miles west).

What’s near Stepney

Locally, jobs take us to sites close to Stepney Green Mathematics and Computing College, Stepney Jewish School and Bishopsgate Institute Special Collections and Archives and the streets around them. Other local landmarks include Stepney Green Park (under half a mile south-east) and Black Horse Public House (under half a mile north-east). Stepney has its own railway station: Whitechapel station. A little further out are Tower of London (1.4 miles south-west) and Young V&A (0.6 miles north). Not far away are St. James's Park Lake and Lavender Pond.

Stepney: questions and answers

Can you cope with the access rules in a London building?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Share the building’s contractor rules and we will work to them. We allow for the ULEZ, which covers every borough

Will you plan work around the academic year at somewhere like Queen Mary University of London?

Yes. We plan campus work around teaching, exams and residence turnarounds. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators, which many sites require.

Is any job too small?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

Is it OK to put new silicone on top of the old?

We always remove it. New silicone won’t stick to the old so a bead over the top fails quickly.

Do you do washroom sealing in healthcare settings?

We do. Your infection-control rules, estates requirements and permits are followed. The work is phased around patients or residents.

What sealant do you use in washrooms?

Sanitary silicone with anti-mould additives for most washroom joints. Neutral-cure grades are used where acetoxy types could mark metals, stone or mirror backings.

When something else is needed

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Vanity carcasses that have swollen
  • Water from plumbing, not from a joint
  • Fittings that move too much to hold a bead

Not sure which it is? You can phone 01277 525 020 or send details through our quote form and we will tell you honestly before you book.

Joints and surfaces we work on

  • Urinals and WCs
  • IPS panels and cubicles
  • Showers, trays and wet room floors
  • Accessible toilets and changing rooms
  • Vanity units and basins
  • Kitchens and tea points

Why deal with it now?

A tired washroom says a lot about how a building is run. Guests, clients, pupils and patients notice stained joints even when the room is otherwise spotless. Resealing is a modest task with a very visible payoff. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.

Why appoint us
