How we handle washroom sealing in Spitalfields

Black spotting along a sealant bead is not a cleaning problem. The mould has rooted into the silicone itself, which is why it comes back however often it is treated. Replacing the bead is the lasting treatment. Site teams most often ask us about complaints from staff, guests or users about tired washrooms and urinal joints that look unhygienic, on vanity units and basins, showers, trays and wet room floors and IPS panels and cubicles. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Spitalfields, preparation and product choice get the time they need.

In a London area such as Spitalfields, commercial washrooms in offices, hotels and leisure buildings see constant use. We cut out tired sealant around vanity units, cubicles, IPS panels and showers and lay fresh anti-mould sanitary silicone, a block of facilities at a time.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Our process

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. All of Greater London is in the ULEZ, and kerbside space in Spitalfields can be scarce. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. Old sealant is removed completely and the faces cleaned.
  4. Joints are degreased and dried.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

How the quote is worked out

Before we quote, we look at:

  • Whether old sealant has to be cut out first
  • Site requirements such as inductions and permits
  • The product specified
  • Phasing around occupants

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Sending details for a quote

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • The product your specification calls for
  • The type of building and who uses it
  • Where the site is, with the postcode
  • Access details, including height

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.

Washroom sealing around Spitalfields: points for this area

Spitalfields has a good number of hotels close by, all within 2 miles. Hotel en suites take daily use, and tired silicone at trays and basins is one of the first things guests notice. We work a handful of rooms at a time, so the hotel keeps letting the rest. Spitalfields has nine care or nursing homes no more than 2 miles away. Care home wet rooms and en suites are used every day and cleaned hard, which tells on the silicone. We plan the work with the manager so residents are disturbed as little as possible.

For a college such as London College of Marketing and Technology, which lies south-east of Spitalfields, half-term and summer give the windows for washroom work. On a healthcare site such as Royal London Hospital, which lies east of Spitalfields, washroom work starts with the infection-control team’s sign-off.

Signs you need washroom sealing in Spitalfields

Panels and vanity units move slightly in use and trays shift slightly with each user. If the joint wasn’t laid to take that movement, it tears or peels away.

Typical triggers for a call:

  • Open joints at the base of cubicle panels
  • Gaps where vanity tops meet the wall
  • A new bead over an old one coming away
  • Stained or open joints at kitchen sinks and worktops

Halls of residence and teaching buildings at universities such as London Metroplitan University: Aldgate Campus, under half a mile south-east of Spitalfields, are easiest to reseal during vacations.

What your quote should include

  • Their public liability cover
  • The terms of the workmanship guarantee
  • Is the sealant right for the movement and the substrate?
  • How the existing material will be dealt with

Our contractor checklist

What sealant work can’t fix

Being straight saves everyone time. Fresh joints won’t solve:

  • Fittings that move too much to hold a bead
  • A room that stays damp because ventilation isn’t working
  • Failed tanking beneath a wet-room floor or behind tiles

Not sure which it is? You can give us a call on 01277 525 020 or email us and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Kitchens and tea points
  • IPS panels and cubicles
  • Urinals and WCs
  • Showers, trays and wet room floors
  • Vanity units and basins
  • Accessible toilets and changing rooms

For managing agents and facilities managers

We work for building owners and managing agents on everything from one building to a spread of sites around Spitalfields. Several sites can go on one quote, so there’s one set of paperwork to deal with.

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.

After the work

Cleaning and maintenance staff play a part too. Share these points with them:

  • Leave signs up until the cure time is over
  • Don’t leave an open joint at a basin or tray
  • Keep a record of which washrooms need attention
  • Keep extract fans working and vents clear

Include sealant joints in your planned maintenance checks. Check for mould spots, splits, lifting edges and open joints at trays, basins and urinals and log what you find.

Water getting behind IPS panels and vanity units can swell the boards. After that, those parts need replacing rather than resealing.

Your questions answered

Can work at a site such as London Metroplitan University: Aldgate Campus fit around teaching?

Do you take on multi-site work?

Yes. Multi-site work and planned programmes are a core part of the service, with each site phased to suit its occupants.
