Washroom sealing for South Bank sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Different surfaces, different methods

Wet-room floors and floor-to-wall joints

We seal the visible joints; we don’t install or repair waterproofing below, and we’ll say if the trouble looks to be beneath the floor.

Changing rooms and gyms

Changing rooms in gyms and leisure centres stay wet and warm, so mould is a constant battle. Anti-mould sanitary silicone is the standard choice.

Washroom sealing in South Bank

In a commercial washroom, sealant is typically the first thing to wear out. Basin tops, urinal backs, panel joints and shower trays put it under water, chemicals and daily cleaning, and once mould grows into it, it can’t be scrubbed out. The fix is to remove it completely and reseal with sanitary silicone containing anti-mould additives. If you’re dealing with urinal joints that look unhygienic and sealant laid over old silicone and now peeling, we can put it right, on urinals and WCs, IPS panels and cubicles and vanity units and basins alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in South Bank, that means joint design, primers and backing rod as standard.

In South Bank, as across London, commercial kitchens and washrooms need sealed joints that can be cleaned properly. We use sanitary and hygienic sealants, choosing food-safe products where food may touch the surface.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

South Bank: questions and answers

Is a hospital such as St Thomas' Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.

Do you work in occupied care homes around South Bank?

Yes. Care settings are planned area by area, at times agreed with the home. Noise and disruption are kept to a minimum.

Which silicone is right for commercial washrooms?

It depends on the joint. Most washroom joints take sanitary silicone while kitchens may need a food-safe grade.

What site paperwork can you supply?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.

What do you charge?

Each job is quoted on its own details. For yours, phone 01277 525 020 or use the quote form.

Is it OK to put new silicone on top of the old?

The failed bead is always removed. New silicone won’t stick to the old, so sealing over it soon peels.

Is colour matching possible?

That depends on the product specified. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

What we can’t put right

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Leaks through tanking or membranes below the finishes
  • Water from plumbing, not from a joint
  • Vanity carcasses that have swollen

Not sure which it is? You can call 01277 525 020 or use the quote form and we will tell you honestly before you book.

Surfaces we seal

  • IPS panels and cubicles
  • Urinals and WCs
  • Accessible toilets and changing rooms
  • Vanity units and basins
  • Showers, trays and wet room floors
  • Kitchens and tea points

Work for main contractors and building owners

Building owners and managing agents use us on sealant work across single buildings or whole portfolios. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Maintenance after handover

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Avoid scourers and harsh descalers on silicone
  • Keep washrooms out of use until we say the sealant has cured
  • Report faulty extraction promptly
  • Mention any site permits or estates rules at quote stage

We hand each area back once the silicone has had the cure time the product needs. You will be told when showers and basins can be used again, and it helps if signs stay up until then.

Boards behind panels and vanity tops can swell when water gets past a failed joint. Once that happens, a reseal won’t fix them.

Diagnose, treat, sign off

In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before the next one starts. Most London premises stay occupied while we are on site, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. First, the phasing is agreed so facilities stay open.
  2. Anything behind the joints that needs another trade is flagged.
  3. Old sealant is stripped and the faces prepared.
  4. We reseal with the grade suited to each area.
  5. We confirm reopening times for each washroom.

Getting the site ready

  • Clear stock, furniture or equipment away from the joints
  • Warn occupants and staff about the work
  • Send your site hours and access windows

Advice

Doing it in-house

Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.
