Washroom sealing near Shawfair

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

About our washroom sealing in Shawfair

In a busy washroom, the sealant usually gives up long before the tiles or fittings. Basin tops, urinal backs, panel joints and shower trays put it under water, chemicals and daily cleaning, and once mould grows into it, it can’t be scrubbed out. We strip it out and lay new anti-mould sanitary silicone. We work on vanity units and basins, urinals and WCs and kitchens and tea points, and the failures we are asked to look at most are discoloured joints around urinals and WC pans and a new bead over an old one coming away. For commercial sealant work in Shawfair, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

In smaller Scottish places like Shawfair, commercial washrooms are typically in hotels, pubs, schools, care homes and community halls. Mould grows into sealant in any wet room that doesn’t dry out, and the answer is removal and a fresh bead of anti-mould silicone.

We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application.

When something else is needed

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Swollen or delaminated boards behind panels or vanity tops
  • Fittings that move too much to hold a bead
  • Leaking pipes, traps, wastes or cisterns, which need a plumber

Not sure which it is? You can call the office on 01277 525 020 or email the details over and we’ll tell you honestly.

What we seal

  • Accessible toilets and changing rooms
  • Vanity units and basins
  • Urinals and WCs
  • Showers, trays and wet room floors
  • Kitchens and tea points
  • IPS panels and cubicles

Our process

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Jobs near Shawfair are often grouped with others in the same area. Let us know if your dates have any give.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Each joint is cleaned and left dry.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Each area is handed back when ready.

Different surfaces, different methods

Showers and trays

If a tray moves too much or is cracked, it needs attention first and we flag that beforehand.

IPS and cubicle panels

IPS panels and cubicle systems have joints at the wall, the floor and the worktop. They stop water reaching the panel boards.

Keeping the joints sound

A few simple habits keep the new joints working:

  • Add sealant joints to planned maintenance checks
  • Mention any site permits or estates rules at quote stage
  • Act on the first split you see at a shower tray
  • Photograph and log failed joints across the estate

Ventilation is half the battle. Constant damp lets mould take hold even on anti-mould grades, so get faulty extract looked at.

A split joint at a shower tray can leak for a long time before anyone sees it. By then, other trades may be needed as well, so reseal when you first spot a split.

Washroom sealing in Shawfair: the local picture

Shawfair is within about 2 miles of the coast, and seaside hospitality typically has a peak season that works washrooms hard. Showers and en suites in constant use are where silicone moulds and splits first, so we plan the work for quieter weeks where possible. Being in the east of Scotland, Shawfair gets less rain than the west coast. Mould in sanitary sealant comes down to ventilation and use more than the weather outside.

For a campus such as Queen Margaret University, 1 mile north-east of Shawfair, showers in residences and washrooms in teaching blocks can be programmed around term dates. For buildings on a site such as Scotway Business Centre (0.6 miles south of Shawfair), washrooms and tea points can be resealed in phases through the working week. At a college such as Edinburgh College - Milton Road Campus (1.4 miles north of Shawfair), washroom and kitchen sealant is best renewed in the holidays or in phases during term.

Owners, agents and contractors

Main contractors use us as their sealant subcontractor. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Shawfair can form part of a wider programme across Midlothian.

General trades versus a specialist

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Shawfair: questions and answers

Is Shawfair too small for you to travel to?

No. Places such as Shawfair are covered as much as the big towns. We cover the whole of Scotland. Good photographs up front let us bring everything on the first visit.

Will our hotel in Shawfair need to close for the work?

Almost never. The work is phased so most rooms stay available. The plan is built around your bookings.

How long will the new sealant last?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

Are you insured?

Yes. We are fully insured, including public liability cover.

How many days will you need on site?

We plan the time on site around your programme and access. You will have an expected duration with the quote.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Can you quote from photographs?

That depends on the size and complexity of the job. Simple work can often be priced from photographs, while larger or less clear jobs get a site visit first.
