Rathven: questions and answers

Is a hospital such as Seafield Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.

Is Rathven off your patch?

Not at all. Rathven is within our area. Our area covers all of Scotland, cities, towns and islands alike. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Do you guarantee washroom sealing?

There is a 12-month guarantee on our workmanship, and we carry public liability insurance.

Does the weather affect the work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Do you do washroom sealing in healthcare settings?

Yes, healthcare and care settings are part of our work. Tell us what records you need and we’ll confirm with the quote.

How do you choose the sealant?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Can you clean the mould off instead of resealing?

Not for long. Mould grows into the sealant itself, so it comes back however often it’s cleaned. Replacement is the lasting fix.

About our washroom sealing in Rathven

Our washroom work covers offices, hotels, schools and colleges, leisure centres and gyms, clinics and care homes, along with staff kitchens and tea points. Product and method follow how hard each area is used and cleaned. Most enquiries involve sealant stained black around basins and showers and split or peeling sealant at shower trays, across urinals and WCs, IPS panels and cubicles and accessible toilets and changing rooms. Looking for mastic applicators who cover Rathven? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Hotels and holiday accommodation in rural Scotland have busy and quiet seasons, so washroom work is often best planned for quieter months.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Wet areas in Rathven’s workplaces

Rathven is within about 2 miles of the coast, and coastal hotels, guest houses and holiday sites tend to fill up in the busy months. Washrooms used guest after guest wear their sanitary silicone faster, and the quieter months are the natural time to reseal. Rathven is on Scotland’s drier eastern side. Even so, a washroom that doesn’t dry out between uses will see mould get into its sealant.

On an industrial estate such as March Road Industrial Estate, less than half a mile to the west of Rathven, staff toilets, showers and canteens are where sanitary sealant takes the most wear. Healthcare washrooms on sites such as Seafield Hospital, 1.8 miles west of Rathven, are resealed area by area, under the site’s own infection-control rules. At a hotel such as Old Coach House Hotel, 1.1 miles west of Rathven, the quieter weeks are the time to reseal bathrooms.

Rathven is about 1 mile east of Buckie, in Moray. We cover Rathven, with the same fixed quotes and 12-month guarantee as everywhere else. Our Moray coverage takes in 59 places, from busy centres to rural villages. Our Aberdeen page has more on work in that area (47 miles or so).

Commercial sites across AB56 are covered for washrooms and wet areas. We also cover Portessie (1 mile north), Ianstown (1 mile west), Buckie (1 mile west), Findochty (2 miles north-east) and Arradoul (2 miles south-west). Nearby towns on our patch include Elgin (14 miles west), Lossiemouth (13 miles west), Keith (9 miles south), Ashgrove (14 miles west), Portknockie (3 miles north-east) and Cullen (4 miles east). Where a site is remote or on an island, travel and materials need planning ahead.

Site staff or a sealant specialist?

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

How the job changes by surface

Changing rooms and gyms

Shower areas, wet floor edges and vanity areas all have sealant joints and we look at them as one job.

Urinals and WC pans

Floor joints around WC pans are often forgotten. We include them in the survey.

Quoting for work in Rathven

Your fixed quote is built from the real scope. It takes account of:

  • Working within restricted access windows
  • How much existing material needs removing
  • Distance, for remote addresses
  • The size and state of each joint

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

Before you send an enquiry

Whether it’s one area or a whole building, the same details help:

  • Asbestos survey details if the building is older
  • Any dates the work must fit around
  • Where the site is, with the postcode
  • Photos of the joints, close up and from further back

Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To start the process, speak to us on 01277 525 020 or send details through our quote form.

Our process

Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Where we can, we combine work around Rathven with other jobs nearby. Let us know if your dates have any give.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. A phasing plan keeps part of the building’s facilities in use at all times.
  3. We strip out the old bead and clean off the residue left behind.
  4. We clean and dry every surface so the new sealant can grip.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. Each room is handed back once the sealant has had its cure time.

Advice

Leave it or put it right?

Sealing on top of old silicone saves nothing. Silicone won’t grip silicone, so it lifts and holds moisture underneath. Cutting out completely and cleaning back takes a little longer and lasts. In Scotland, wind-driven rain finds a failed joint quickly, so it’s worth renewing joints around Rathven before they leak.

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.

What sealant work can’t fix

Part of a good diagnosis is knowing where sealant stops. We’ll tell you if the real problem is any of the following:

  • Vanity carcasses that have swollen
  • Leaking pipes, traps, wastes or cisterns, which need a plumber
  • Failed tanking beneath a wet-room floor or behind tiles

If you are not sure, just speak to us on 01277 525 020 or email drawings and photos and we’ll give you a straight answer.
