Fire stopping across Rathven
Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.
When it isn’t the sealant
Some faults sit outside our scope, and we point that out rather than sealing over them:
- Fire risk assessments, a job for a competent assessor
- Gaps in walls that were never built as compartment walls
- Deciding what a wall or floor needs, which belongs to the designer
If in doubt, ring 01277 525 020 or send photos by email and we will say what we think.
Joints and surfaces we work on
- Cable penetrations
- Small duct penetrations where the tested detail allows
- Service gaps in risers
- Joints between fire-resisting walls and floors
- Linear gaps at wall heads
- Pipe penetrations
Fire stopping in Rathven, done properly
A fire-rated sealant is only one part of a tested system: the evidence covers a specific product, wall or floor type, service, gap, depth and backing. Before we seal anything, we check the opening against the detail it is meant to follow, and raise it with you if it falls outside. If you are dealing with penetration schedules that need working through and improvised or mixed-product fire seals, we can help. A specialist sealant contractor works differently from a general builder: in Rathven, that means joint design, primers and backing rod as standard.
For a building near Rathven, we plan fire-rated sealing so it’s finished in one visit where possible. Send the specification and photos of the openings, with sizes if you have them.
Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Rathven: questions and answers
Is Rathven too small for you to travel to?
No. Places such as Rathven are covered as much as the big towns. Our area covers all of Scotland, cities, towns and islands alike. Good photos up front let us bring everything on the first visit.
Do you take on work at healthcare sites like Seafield Hospital?
Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.
How long before the joints can be used?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
Is colour matching possible?
In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.
Are you members of a third-party fire-stopping installer scheme?
No. We don’t hold a third-party fire-stopping installer certificate. We are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded. Where a client or main contractor requires a scheme member, we’ll say so straight away rather than waste your time.
Can you reseal penetrations after our M&E works?
Yes. Send the schedule or marked-up drawings and the specified product details and a fixed quote follows. We can follow the services contractor floor by floor.
Can weather delay the job?
It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.
How a job runs
When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work normally takes anything from one day to a planned run of visits, depending on the number of seals and the access. Travel to smaller Scottish places like Rathven is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. Outside work also needs a suitable weather window.
- First we go through the drawings, schedule or specification for the seals.
- On site, each opening is checked against the tested detail it is meant to follow.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- We fit the backing the detail asks for, to the stated depth.
- We apply the specified sealant to the depth and around the services as the detail shows.
- If an opening needs something other than sealant, we tell you instead of improvising.
Before we start on site
- Tell us which areas need to stay in use
- Flag any permit to work we’ll need
- Make sure the joints can be reached

How the job changes by surface
Drylining partitions
Holes in board are often cut larger than needed. An oversized hole may be outside the sealant’s range, and the detail may call for board patching or another product.
Risers and ceiling voids
Service risers and the voids above ceilings are where openings collect. Access to these areas is planned with you in advance along with any permits your site needs.

Compartments and services around Rathven
Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, and products should be tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail.
Hotels like Old Coach House Hotel (to the west of Rathven) are refurbished in phases, and each phase can open up compartment walls. Workshops and IT rooms at colleges like Moray College UHI - Buckie Learning Centre, 0.5 miles west of Rathven, are re-serviced often, leaving penetrations to seal. Industrial units on estates such as March Road Industrial Estate (under half a mile west of Rathven) often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal.

Quotes vary with the job. It mainly depends on:
- The product specified
- The size and state of each joint
- Travel to remote or island sites
- Removal of failed or old sealant
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Why it’s worth doing now in Rathven
Fire stopping is a regular point raised at inspections and handover. Finding unsealed or improvised openings late can hold up a programme. Exposed buildings in Scotland take a lot of weather, so it’s worth renewing joints around Rathven before they leak.
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.
Why us?
