Washroom sealing for Puddle Dock sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Washroom sealing in Puddle Dock, done properly

In healthcare and care settings, sealing is part of keeping surfaces cleanable. Your estates and infection-control requirements, and any permits the site uses, shape how we work. Any records you need are confirmed with the quote. If you’re dealing with gaps where vanity tops meet the wall and stained sealant around pans and urinals, we can help. Facilities teams, main contractors and managing agents in Puddle Dock tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

In a London area such as Puddle Dock, commercial washrooms in offices, hotels and leisure buildings see constant use. We cut out tired sealant around vanity units, cubicles, IPS panels and showers and lay fresh anti-mould sanitary silicone, a block of facilities at a time.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Owners, agents and contractors

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

What sealant work can’t fix

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Fittings that move too much to hold a bead
  • Leaks through tanking or membranes below the finishes
  • Swollen or delaminated boards behind panels or vanity tops

If you’re not sure, just speak to us on 01277 525 020 or use the quote form and we will give you a straight answer.

Surfaces we seal

  • Vanity units and basins
  • Showers, trays and wet room floors
  • Kitchens and tea points
  • IPS panels and cubicles
  • Accessible toilets and changing rooms
  • Urinals and WCs

From enquiry to sign-off

When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, and the work typically takes a morning or so for a small washroom, longer where showers and changing rooms are included. Most London premises stay occupied while we’re on site, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. The phasing is agreed so there are always facilities open.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. We clean and dry every surface so the new sealant can grip.
  5. We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
  6. Each room is handed back once the sealant has had its cure time.

What we need from you

  • Clear stock, furniture or equipment away from the joints
  • Tell us what induction or permit system the site runs
  • Point out parking and an unloading spot

Advice

After the work

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Clean sealant with gentle products and a soft cloth
  • Leave signs up until the cure time is over
  • Don’t leave trays and floors sitting wet
  • Tell us about infection-control or permit rules before we quote

Mild cleaning products and non-abrasive cloths look after sanitary silicone best. Strong acids, solvents and scourers wear the surface and give mould a start.

Mould in a joint spreads along the bead and into nearby grout and users notice. Dealing with it while it’s just the sealant keeps it simple.

Quoting for work in Puddle Dock

A fixed quote reflects the actual work. It takes account of:

  • Distance, for remote addresses
  • Phasing around occupants
  • Access and working height
  • How much existing material needs removing

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

What to include in your enquiry

A good diagnosis starts with the right details. Let us know:

  • The site address and postcode
  • Specification clauses that apply
  • Approximate linear metres or a joint schedule
  • Your programme or deadline

Pricing a project or setting a maintenance budget? We will quote against your scope and drawings that you can work with. For a chat about it beforehand, give us a call on 01277 525 020 or send photos by email.

When to bring in a specialist

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Questions about Puddle Dock

Can you work around term dates at a campus such as New City College?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Would you work within a site like Hartswood Hospital?

Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.

Can you send site paperwork?

Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

Can washrooms stay open while you work?

The work is phased so there are always facilities open. We work through the building a room or section at a time around your site hours and access windows.

When is resealing likely to be due?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

How do you choose the sealant?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Do you have public liability insurance?

Yes. Our insurance certificate can be sent alongside the quote.

Wet areas in Puddle Dock’s workplaces

London offices and hotels normally can’t close all their washrooms at once, so we phase the work core by core or floor by floor with the building manager.

Toilets at colleges like New City College (to the west of Puddle Dock) take heavy use from students and staff alike. For a hotel such as Brick House Hotel, which lies north of Puddle Dock, resealing en suites a few rooms at a time keeps the rest available. Clinical washrooms at sites like Hartswood Hospital (2.8 miles north of Puddle Dock) are scheduled with the ward so the room is out of use for as little time as possible.
