Washroom sealing for Printstile sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Your questions answered

Will you plan work around the academic year at somewhere like Canterbury Christ Church University - Salomons?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Is hospital work, at somewhere like Tonbridge Cottage Hospital, something you do?

Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.

How do you choose the sealant?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

Do you phase washroom resealing?

Only the area we’re working in is closed. Rooms go back into use once the sealant has cured, then we move on.

Is there a guarantee on the work?

A 12-month guarantee covers the work. It covers our workmanship rather than damage, leaks from plumbing or ventilation problems.

Can the sealant be colour-matched?

That depends on the product specified. Some ranges offer many colours, others very few, so we will confirm the colours available for the specified product with the quote.

How we handle washroom sealing in Printstile

In a busy washroom, the sealant typically gives up long before the tiles or fittings. Around basins, urinals, cubicles, IPS panels and shower trays it takes water, soap, cleaning chemicals and knocks every day, and once mould grows into it, it can’t be scrubbed out. The fix is to remove it completely and reseal with sanitary silicone containing anti-mould additives. If you have open joints at the base of cubicle panels and complaints from staff, guests or users about tired washrooms, we can put it right, whatever the surface. Facilities teams, main contractors and managing agents in Printstile tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Community buildings around smaller places like Printstile have kitchens and toilets used by many people. Fresh anti-mould sanitary silicone at sinks, worktops and toilets keeps them cleanable.

Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Tell us about infection-control or permit rules before we quote
  • Include joints in routine washroom inspections
  • Avoid scourers and harsh descalers on silicone
  • Note failing joints building by building

Where possible, have shower floors and trays squeegeed after busy periods. Joints that sit wet for hours fail sooner.

A few failed joints can be resealed with hardly any disruption. Left until every washroom is affected, it becomes a bigger programme and more closures to manage.

How the quote is worked out

Before we quote, we look at:

  • Distance, for remote addresses
  • Whether the work must be split into stages
  • Access and working height
  • How much existing material needs removing

The price depends on the quantity of joints, what has to come out first and how the joints are reached. Call for a quote when you’re ready.

Details that help us quote

The more we know, the firmer the quote. Helpful details to send:

  • Where the site is, with the postcode
  • Approximate linear metres or a joint schedule
  • Asbestos survey details if the building is older
  • Any specification or named product

Photos, drawings or a schedule of the joints and a fixed quote comes back to you. Where a site visit makes more sense, we’ll arrange one.

How a job runs

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then handed back before the next one starts. For work around Printstile, we aim to finish in one visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.

  1. We start by inspecting the fittings and joints and flagging problems sealant can’t solve.
  2. The phasing is agreed so there are always facilities open.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. New sanitary silicone with anti-mould additives goes in and is tooled neat.
  6. Each room is handed back once the sealant has had its cure time.

Preparing the site

  • Send your site hours and access windows
  • Warn occupants and staff about the work
  • Send asbestos survey details if the building is pre-2000

Doing it in-house

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

Honest limits

Being straight saves everyone time. Fresh joints won’t solve:

  • Failed tanking beneath a wet-room floor or behind tiles
  • Mould caused by poor ventilation, which will return until the extract is fixed
  • Panel boards already damaged by water

If in doubt, ring 01277 525 020 or email us and we’ll say what we think.

Surfaces we seal

  • Urinals and WCs
  • IPS panels and cubicles
  • Kitchens and tea points
  • Showers, trays and wet room floors
  • Vanity units and basins
  • Accessible toilets and changing rooms

How the job changes by surface

Changing rooms and gyms

Changing rooms in gyms and leisure centres stay wet and warm so sealant there works very hard. We use anti-mould sanitary silicone throughout.

Basins and vanity tops

Vanity tops and basins are splashed all day, so the wall joint and bowl surrounds tend to fail before anything else. They are resealed with anti-mould sanitary silicone.

Wet areas in Printstile’s workplaces

Central London is about 26 miles from Printstile, in a commuter belt where offices and business parks are common. Washrooms in commuter-belt offices take constant weekday traffic, which is why the work is phased.

For buildings on a site such as Speldhurst Business Park (1.7 miles south of Printstile), washrooms and tea points can be resealed in phases through the working week. At a hotel such as The Leicester Arms Hotel, which lies west of Printstile, the quieter weeks are the time to reseal bathrooms. For a college such as West Kent College, which lies north-east of Printstile, half-term and summer give the windows for washroom work.

Printstile is about 3 miles north-west of Royal Tunbridge Wells, in Kent. Anywhere in TN3, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. We take on washrooms and wet areas across the TN3 postcode area, whatever the building. Buildings on Penshurst Road and Barden Road are within our area. You will find Printstile on or near the B2176.
