Washroom sealing across Longlane

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

How the job changes by surface

IPS and cubicle panels

A panel that has already swollen won’t be fixed by sealant and we will point out any we see.

Changing rooms and gyms

Gym and leisure changing rooms see showers running most of the day, so mould is a constant battle. We use anti-mould sanitary silicone throughout.

Washroom sealing for commercial buildings in Longlane

Accessible toilets, shower rooms and changing rooms have joints that work harder than most: wet-floor edges, tray perimeters, basin tops and the line where flooring meets the wall. An open joint there lets water track under flooring or behind wall panels, so we look at them closely. If you have failed joints along IPS and cubicle panels and users noticing mouldy joints, we can put it right, on urinals and WCs, accessible toilets and changing rooms and IPS panels and cubicles alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Longlane, that means joint design, primers and backing rod as standard.

Farm shops, cafés and venues in converted rural buildings around places like Longlane have busy toilets and kitchens. We plan the work around bookings and opening times.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Your questions answered

Is a hospital such as West Berkshire Community Hospital somewhere you can work?

Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.

Is a smaller place like Longlane outside your area?

Not at all. Longlane is within our area. We cover Greater London and the counties of the South East. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

How long do sealant joints last?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

Do you need to see the site first?

Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we’ll arrange a visit before quoting.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators.

Do you guarantee washroom sealing?

Every job carries our 12-month guarantee. It applies to our workmanship, not to plumbing leaks or damp from poor ventilation.

Will you quote for a small job?

Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.

Our process

Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. Rural sites near Longlane may need directions, gate codes or a contact on site. Send that with the details and we’ll confirm the plan with the quote.

  1. We inspect each washroom and record the joints to be resealed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. Old sealant is removed completely and the faces cleaned.
  4. Each joint is cleaned and left dry.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

Advice

When to call us in Longlane

Low-level joints get hit by mop buckets, cleaning trolleys and feet at skirting lines, urinal bases and around pans.

Common reasons buildings call us in:

  • A new bead over an old one coming away
  • Kitchen worktop joints that can’t be kept clean
  • Split or peeling sealant at shower trays
  • Black mould inside silicone joints that cleaning can’t shift

For a hall at a building such as Holy Trinity, resealing the kitchen and toilets can be fitted between bookings.

Our contractor checklist

Work for main contractors and building owners

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, and each stage is agreed with your contact.

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first.

Sanitary sealant for Longlane buildings

A number of hotels sit less than 2 miles from Longlane. Hotel en suites take daily use, and tired silicone at trays and basins is one of the first things guests notice. Rooms are done in turn so most stay available. At about 51 miles from central London, Longlane is within reach of the capital. Office washrooms on business parks see heavy weekday use, so we work a block of facilities at a time.

On an industrial estate such as Red Shute Hill Industrial Estate, less than half a mile east of Longlane, staff toilets, showers and canteens are where sanitary sealant takes the most wear. At a school such as Curridge Primary School, changing rooms and kitchens need cleanable joints as much as the toilets.

Honest limits

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Swollen or delaminated boards behind panels or vanity tops
  • A room that stays damp because ventilation isn’t working
  • Water escaping beneath the floor rather than through a joint

Not sure which it is? You can give us a call on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly before you book.
