Our process
Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us. What matters most for a job in Itchen is a clear list of what needs doing, so send photos of each area. You’ll then get a fixed price for the work.
- We inspect each washroom and record the joints to be resealed.
- You get a fixed quote with the phasing plan.
- Old sealant is removed completely and the faces cleaned.
- Each joint is cleaned and left dry.
- A sanitary silicone bead is laid and given a smooth tooled finish.
- Rooms reopen after the cure time.
Before we start on site
- Share the asbestos register for older buildings
- Explain the parking and delivery arrangements
- Clear stock, furniture or equipment away from the joints

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Share whatever details you have and we’ll fill any gaps with a visit.

About our washroom sealing in Itchen
Accessible toilets, shower rooms and changing rooms have joints that work harder than most: shower trays, wet-room floor edges, basins and floor-to-wall junctions. Gaps in those places let water get under the floor or behind panels, so we look at them closely. We work on IPS panels and cubicles, urinals and WCs and showers, trays and wet room floors, and the usual reasons a site gets in touch are stained or open joints at kitchen sinks and worktops and a new bead over an old one coming away. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Itchen, that means joint design, primers and backing rod as standard.
Jobs in a smaller place such as Itchen are often one building: a school’s toilets, a café kitchen, a surgery’s washrooms. Photos of each area help us plan the visit and bring the right sealant.
Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

What sealant work can’t fix
Some faults sit outside our scope, and we say so rather than covering them up:
- Swollen or delaminated boards behind panels or vanity tops
- A room that stays damp because ventilation isn’t working
- Hollow tiles or loose panels behind the joint
If in doubt, phone 01277 525 020 or use the quote form and we will say what we think before you book.

Questions we are asked in Itchen
Could you schedule work at a campus like Solent University for the vacation?
Yes, holiday working periods are the norm on campus jobs. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.
Is Itchen off your patch?
Not at all. Itchen is within our area. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.
What will the job cost?
Every job gets its own fixed quote. To get one, speak to us on 01277 525 020 or email drawings and photos.
When can showers be used after new sealant?
Each sealant has a cure time before it should get wet. Phasing is planned with the cure time in mind so there are always rooms open.
What sealant do you use in washrooms?
Each area gets the grade that suits it. Washrooms and showers take anti-mould sanitary silicone while kitchens may need a food-safe grade.
How do you choose the sealant?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
What if there’s asbestos in the old mastic?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
Should maintenance staff do it?
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Surface by surface
Kitchens and tea points
We plan kitchen sealing around when the kitchen is in use. Your site hours and access windows set the timing.
Basins and vanity tops
Stone and some composite tops need a neutral-cure sealant, so the product is chosen to suit.
What else we do in Itchen
Keeping the joints sound
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Share your site rules when you send details
- Squeegee showers and trays after busy periods
- Make sure washroom ventilation is running
- Report split joints at trays and basins early
Include sealant joints in your planned maintenance checks. Check for mould spots, splits, lifting edges and open joints at trays, basins and urinals and photograph anything new.
In food areas, cleanability is something environmental health officers look at. Failed sealant around sinks and worktops is easy to put right in good time.
For managing agents and facilities managers
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so the building keeps working while we do.
Washroom sealing around Itchen: what changes locally
Itchen is within about 1 mile of the coast, and coastal hotels, guest houses and holiday sites tend to fill up in the busy months. Bathrooms turned round daily in the busy months need sound, cleanable joints, so we plan the work for quieter weeks where possible. Itchen lies roughly 69 miles out from central London. Office toilets in the commuter belt are in use from first arrivals to last departures, so we phase work to keep some facilities open.
Halls of residence and teaching buildings at universities such as Solent University (1.4 miles west of Itchen) are easiest to reseal during vacations. For a site such as Royal South Hants Hospital, 1.4 miles north-west of Itchen, sanitary joints in clinical areas need sound, cleanable sealant and a careful method. Colleges such as Southampton City College Marine Skills Centre (to the west of Itchen) have toilets, changing rooms and catering kitchens that can be resealed around term dates.
