Washroom sealing across Hightae

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Do you need washroom sealing in Hightae?

Mop buckets, trolleys and knocks from users damage joints near the floor at skirting lines, urinal bases and around pans.

Site and facilities staff are often the first to spot these:

  • Discoloured joints around urinals and WC pans
  • Complaints from staff, guests or users about tired washrooms
  • Stained or open joints at kitchen sinks and worktops
  • Gaps where vanity tops meet the wall

Staff changing rooms and patient toilets at places like Lochmaben Hospital (to the north-west of Hightae) need cleanable, sound silicone.

Questions to ask before you book

  • What the guarantee covers, and for how long
  • Is the sealant right for the movement and the substrate?
  • Their approach to joint depth and backing
  • Whether old or failed sealant will be cut out, not overlaid

Our contractor checklist

Washroom sealing for commercial buildings in Hightae

We reseal washrooms and wet areas in offices, hotels, schools, universities, gyms, healthcare buildings and care homes, along with staff kitchens and tea points. Product and method follow how hard each area is used and cleaned. The enquiries we see most involve users noticing mouldy joints and mould spotting along silicone joints, on showers, trays and wet room floors, urinals and WCs and vanity units and basins. Looking for mastic applicators who cover Hightae? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Travel to smaller places like Hightae is planned so the work is finished on one visit. Photos of each washroom and a count of rooms help us quote and plan.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Different surfaces, different methods

Changing rooms and gyms

We phase work so not every changing area is closed at once. Phasing follows your site hours and access windows.

Urinals and WC pans

Floor joints around WC pans are often forgotten. They are checked with everything else.

Aftercare for building managers

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Avoid scourers and harsh descalers on silicone
  • Share your site rules when you send details
  • Keep extract fans working and vents clear
  • Act on the first split you see at a shower tray

Each room goes back into use only when the sealant has cured enough. You’ll be told when showers and basins can be used again and signage stays in place until that time.

In food areas, cleanability is something environmental health officers look at. Resealing sinks, worktops and splashbacks before an inspection is a simple step.

Questions about Hightae

Do we have to close all our washrooms in Hightae for resealing?

Usually only some of them, for a short time. We work in phases so other facilities stay open. Each area is handed back once the sealant has cured enough to use.

Is a smaller place like Hightae outside your area?

No. Small places get the same service as large ones. Our area covers all of Scotland, cities, towns and islands alike. We plan jobs in smaller places so return trips are kept to a minimum.

Can one quote cover more than one building?

Yes. Multi-site work and planned programmes are a core part of the service, with each site phased to suit its occupants.

Do you guarantee washroom sealing?

Every job carries our 12-month guarantee. It applies to our workmanship, not to plumbing leaks or damp from poor ventilation.

How do we ask for a quote?

You can use the quote form on this site; alternatively, give us a call on 01277 525 020 or email a schedule or drawings. Photos, drawings or a joint schedule help us quote quickly.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Can you reseal washrooms in healthcare buildings?

We work in clinics, hospitals and care homes. Tell us what records you need and we will confirm with the quote.

What sets the cost

We price every job individually. The things that drive the figure:

  • Phasing around occupants
  • Distance, for remote addresses
  • The size and state of each joint
  • How much existing material needs removing

What a job costs comes down to the quantity of joints, how much old material needs removing and the access. Call for a fixed quote once you have the details.

Sending details for a quote

To price the job accurately, we need a clear picture of the site. Useful things to include:

  • Drawings or a marked-up plan, if available
  • A wide shot and a close-up of the area
  • The asbestos register, for older buildings
  • Whether the building will be occupied during the work

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

Why it’s worth doing now in Hightae

When a washroom looks worn, a refit isn’t the only answer. Where tiles, panels and fittings are sound, new sealant may be enough to put it right while bigger works are planned. Around smaller places like Hightae, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Early resealing prevents it.

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Our process

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then reopened once the sealant allows before we move to the next. For work around Hightae, we aim for one trip, which is why we ask for photos and a full list first. Outside work also needs a suitable weather window.

  1. We inspect each washroom and record the joints to be resealed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. Old sealant is removed completely and the faces cleaned.
  4. Each joint is cleaned and left dry.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

Getting the site ready

  • Move anything stored against the joints
  • Point out any areas we must not close
  • Point out parking and an unloading spot
