Washroom sealing in High Ongar

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Surface by surface

Healthcare and care settings

Accessible and assisted washrooms are used and cleaned intensively so their sealant tends to fail sooner.

Kitchens and tea points

Worktop, sink and splashback joints in tea points take water and food. Sealed joints leave no gaps for food and dirt.

Washroom sealing in High Ongar, done properly

In a busy washroom, the sealant normally gives up long before the tiles or fittings. Basin tops, urinal backs, panel joints and shower trays put it under water, chemicals and daily cleaning, and once mould grows into it, it can’t be scrubbed out. The fix is to remove it completely and reseal with sanitary silicone containing anti-mould additives. The enquiries we see most involve sealant laid over old silicone and now peeling and gaps where vanity tops meet the wall, across accessible toilets and changing rooms, IPS panels and cubicles and showers, trays and wet room floors. Looking for mastic applicators who cover High Ongar? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Rural businesses near smaller places such as High Ongar, from cafés to event venues, rely on washrooms and kitchens that stay clean. We plan the work around bookings and opening times.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Owners, agents and contractors

Whether you are a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

We work for building owners and managing agents on everything from one building to a spread of sites around High Ongar. Several sites can go on one quote, which keeps the paperwork simple.

Questions we are asked in High Ongar

Which documents can you supply for work in High Ongar?

We’ll confirm the paperwork you need, such as RAMS, our insurance certificate and CSCS details, with the quote. Our applicators are CSCS-carded, and we carry £5m public liability insurance.

Will all the washrooms in our High Ongar building be closed at once?

Normally only some of them, for a short time. We work in phases so other facilities stay open. We will tell you the curing time for the product before we start.

Can weather delay the job?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

When is resealing likely to be due?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

How do you deal with asbestos in old sealant?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Do you need to see the site first?

That depends on the size and complexity of the job. Simple work can often be priced from photographs, and bigger or more complex jobs normally get a visit.

Do you need to remove the old sealant?

The failed bead is always removed. New silicone won’t stick to the old, so sealing over it soon peels.

On site: what to expect

Tell us your site hours and access windows and we’ll plan around them. While we’re working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. Rural sites near High Ongar may need directions, gate codes or a contact on site. Send that with the details and we will confirm the plan with the quote.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. A phasing plan keeps part of the building’s facilities in use at all times.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. New sanitary silicone with anti-mould additives goes in and is tooled neat.
  6. Rooms reopen after the product’s cure time, and we move to the next.

Before we start on site

  • Confirm the product named in the specification
  • Tell us which areas need to stay in use
  • Let us know about inductions and permits

A handful of photographs and a postcode is the fastest way to a quote. Send them through the quote form, or phone 01277 525 020 or email drawings and photos to discuss it first.

What sets the cost

To price the job, we consider:

  • Access and working height
  • Quantities, in metres or numbers
  • Removal of failed or old sealant
  • The size and state of each joint

We don’t publish prices, since every building and every scope is different. Call for a quote.

Sending details for a quote

The more we know, the firmer the quote. Helpful details to send:

  • Access details, including height
  • When you need the work done
  • Clear photos of the problem areas
  • Whether an asbestos survey exists

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Send what you have, and we’ll arrange a site visit if anything is unclear.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. These need a different solution:

  • Mould caused by poor ventilation, which will return until the extract is fixed
  • Leaks through tanking or membranes below the finishes
  • Vanity carcasses that have swollen

Not sure which it is? You can call the office on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly before you book.

What we seal

  • Vanity units and basins
  • Accessible toilets and changing rooms
  • Showers, trays and wet room floors
  • Urinals and WCs
  • Kitchens and tea points
  • IPS panels and cubicles

Common problems we fix in High Ongar

Mop buckets, trolleys and knocks from users damage joints near the floor at skirting lines, urinal bases and around pans.

Any of the following is a good reason to get the joints checked over:

  • Stained or open joints at kitchen sinks and worktops
  • Mould spotting along silicone joints
  • Failed sealant behind washroom basins
  • Open joints at the base of cubicle panels

For a school such as High Ongar Primary School, washroom and kitchen sealant can be renewed around term dates.

Comparing quotes

  • Can the work be phased to keep areas open?
  • Proof of insurance
  • How they handle RAMS and site documents
  • Will failed sealant be removed rather than covered?
