Washroom sealing across Heiton
Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.
What sets the cost
Quotes vary with the job. Expect it to depend on:
- Specialist products, such as fire-rated or hygienic sealants
- Induction, permit and paperwork requirements
- The total length or number of joints
- Any access equipment needed
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.
What we need to price the job
There’s no need for a formal survey. A few details are enough to get going:
- What the building is and how it’s used
- Approximate linear metres or a joint schedule
- When you need the work done
- Asbestos survey details if the building is older
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, give us a call on 01277 525 020 or email the details over.
Washroom sealing for commercial buildings in Heiton
From one staff toilet in Heiton to washrooms across a whole estate, the route is the same: details first, then a fixed quote, then the work, then the 12-month guarantee. A few photographs and a count of fittings are enough for a quick quote and a site visit is an option. We work on accessible toilets and changing rooms, IPS panels and cubicles and vanity units and basins, and what we’re called in for most is stained sealant around pans and urinals and failed joints along IPS and cubicle panels. Looking for mastic applicators who cover Heiton? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.
For washroom work around Heiton, we plan so every room on the list is done in one trip where possible. Send photos and a room list and we will give a fixed quote.
Whoever the client is, the cover is the same: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

For managing agents and facilities managers
Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.
For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.
Questions about Heiton
Is a smaller place like Heiton outside your area?
Not at all. Heiton is within our area. Every Scottish council area is within our area. Good photos up front let us bring everything on the first visit.
Do we have to close all our washrooms in Heiton for resealing?
Not all at once. We take one block of facilities at a time. Sanitary silicone needs time to cure before the area is used, and we’ll tell you how long for the product used.
Do you phase washroom resealing?
The work is phased so users always have somewhere to go. One washroom, one bank of cubicles or one changing room is done at a time around your site hours and access windows.
How long before the toilets can reopen?
Each sealant has a cure time before it should get wet. We plan the phasing around that so facilities are never short.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
What guarantee comes with washroom resealing?
Our workmanship has a 12-month guarantee backed by public liability insurance.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Sanitary sealant for Heiton buildings
The east of Scotland, where Heiton is, gets less rain than the west. Mould in sanitary sealant comes down to ventilation and use more than the weather outside.
Where you’re responsible for a hall attached to a building such as Roxburgh Parish Church, its kitchen and toilets need sealant that stays cleanable. En suites at hotels like Sunlaws House Hotel, 0.8 miles south-west of Heiton, are cleaned daily, which wears silicone over time.
Heiton is about 14 miles east of Galashiels, in the Scottish Borders. We cover Heiton, with the same fixed quotes and 12-month guarantee as everywhere else. Our the Scottish Borders coverage takes in 91 places. There’s a separate page for Edinburgh, roughly 39 miles from Heiton.

We also cover Roxburgh (1 mile west), Kelso (2 miles north-east), Sprouston (4 miles north-east), Nisbet (4 miles south-west) and Ednam (4 miles north) for washrooms and wet areas. Bigger towns within reach include Galashiels (14 miles west), Selkirk (15 miles west), Jedburgh (7 miles south-west), Duns (15 miles north), Melrose (11 miles west) and Earlston (10 miles north-west).

Well-known places in the area include Kelso Museum And Turret Gallery (2.2 miles north-east) and Kelso Hospital (2.5 miles north). For a walk, there’s Peniel Heugh and Wooden Loch.
Common problems we fix in Heiton
Occasionally a joint keeps failing because of a problem behind it: a loose panel, a leaking waste or water coming through the wall. We look for it before resealing and say if it needs a plumber or another trade.
Things that normally lead to an enquiry:
- Panel joints letting water behind
- Sealant lifting along a tray edge
- Failed sealant in a tea point or staff kitchen
- Open joints along basins and vanity units
At a hospital like Kelso Hospital, 2.5 miles to the north of Heiton, patient and staff washrooms are best done in short phases agreed with the ward.
Before you book anyone
- Do they follow the manufacturer’s priming guidance?
- Which product they’ll use, and why it suits the joint
- How the existing material will be dealt with
- Will CSCS-carded applicators be on site?

After the work
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:
- Clean sealant with gentle products and a soft cloth
- Respect the cure time before reopening each room
- Clear standing water from shower floors where possible
- Add sealant joints to planned maintenance checks
Mild cleaning products and non-abrasive cloths look after sanitary silicone best. Aggressive descalers, solvents and scouring pads shorten its life and give mould a start.
Boards behind panels and vanity tops can swell when water gets past a failed joint. After that, those parts need replacing rather than resealing.
Different surfaces, different methods
Healthcare and care settings
Clinics, hospitals and care homes need joints that can be kept clean. We work to your estates and infection-control requirements as well as site permits.
Wet-room floors and floor-to-wall joints
Floor edges in wet areas are where water most often escapes. We reseal the floor-to-wall junctions and around drains where sealant is used.
