Washroom sealing in Heart's Delight, done properly

Facilities managers, contractors and building owners have used us for washroom sealing for over 20 years. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. There is public liability insurance behind every job. Every resealed washroom carries our 12-month guarantee. We work on kitchens and tea points, showers, trays and wet room floors and IPS panels and cubicles, and what we’re called in for most is open joints at the base of cubicle panels and stained or open joints at kitchen sinks and worktops. Facilities teams, main contractors and managing agents in Heart's Delight tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Rural businesses near smaller places such as Heart's Delight, from cafés to event venues, rely on washrooms and kitchens that stay clean. Tell us your opening times and quiet periods and we’ll plan around them.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Our process

Working in a building that stays open takes some planning. We sign and contain the area we are in, keep walkways clear and work section by section so the rest of the building stays in use. Jobs in and around smaller places like Heart's Delight are normally planned as a single visit, so photos and measurements up front really help. That way the right products come on the day.

  1. We inspect each washroom and record the joints to be resealed.
  2. You get a fixed quote with the phasing plan.
  3. The whole of the old bead is removed.
  4. Joints are degreased and dried.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Rooms reopen after the cure time.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Send asbestos survey details if the building is pre-2000
  • Explain the parking and delivery arrangements

Advice

What happens if it’s left?

Waiting for a holiday closure can leave failing joints in place for a long time. With phasing, the work can go ahead while most facilities stay open. One visit to deal with every failing joint makes more sense than several trips to a place like Heart's Delight. Photos of every joint help us quote for the whole job.

The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.

Why appoint us

  • Fixed quotes based on photographs, drawings or a visit
  • One phone line for London, the South East and Scotland
  • RAL and finish matching where the product range allows
  • Over 20 years of commercial sealing

Questions we are asked in Heart's Delight

Can work at a site such as Canterbury Christ Church University fit around teaching?

Yes, holiday working periods are the norm on campus jobs. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Do you take on work at healthcare sites like Sittingbourne Memorial Hospital?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

Can weather delay the job?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Do you phase washroom resealing?

Only the area we’re working in is closed. Rooms go back into use once the sealant has cured and we start the next.

Can the sealant be colour-matched?

In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We will confirm the colours available for the specified product.

Is old silicone taken out first?

We always remove it. Fresh silicone can’t key to an old bead so a bead over the top fails quickly.

Is any job too small?

We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.

Quoting for work in Heart's Delight

A fixed quote reflects the actual work. It takes account of:

  • Which sealant the job calls for
  • How much there is to seal
  • Joint width, depth and condition
  • Distance, for remote addresses

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.

Details that help us quote

However big the job, the same details help:

  • Specification clauses that apply
  • Whether the building will be occupied during the work
  • When you need the work done
  • How the joints are reached, and at what height

We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To start the process, call 01277 525 020 or send details through our quote form.

Surface by surface

Basins and vanity tops

Vanity tops and basins are splashed all day, so the joint to the wall and around each bowl fails early. We remove the old bead and lay a fresh one of sanitary silicone.

Showers and trays

A tray that rocks or has cracked won’t be fixed by sealant and we flag that beforehand.

After the work

After handover, a little attention goes a long way:

  • Leave signs up until the cure time is over
  • Clean sealant with gentle products and a soft cloth
  • Don’t leave an open joint at a basin or tray
  • Make sure washroom ventilation is running

Mild cleaning products and non-abrasive cloths look after sanitary silicone best. Strong acids, solvents and scourers wear the surface and give mould a start.

A few failed joints can be resealed with hardly any disruption. Left until every washroom is affected, it becomes a bigger programme and more closures to manage.

What we can’t put right

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Panel boards already damaged by water
  • Water escaping beneath the floor rather than through a joint
  • A dripping waste or valve behind a panel

Not sure which it is? You can give us a call on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly.

Surfaces we seal

  • Accessible toilets and changing rooms
  • Vanity units and basins
  • Showers, trays and wet room floors
  • Urinals and WCs
  • Kitchens and tea points
  • IPS panels and cubicles
