Washroom sealing for businesses in Fern

How the job changes by surface

Changing rooms and gyms

Gym and leisure changing rooms see showers running most of the day, so mould is a constant battle. We use anti-mould sanitary silicone throughout.

IPS and cubicle panels

Swollen or delaminated boards need replacing, and any we come across will be pointed out.

Washroom sealing in Fern

Accessible WCs, showers and changing areas have their own pinch points: shower trays, wet-room floor edges, basins and floor-to-wall junctions. Gaps in those places let water get under the floor or behind panels, so we look at them closely. If you’re dealing with failed sealant behind washroom basins and resealing that didn’t last because the old bead stayed, we can put it right, whatever the surface. Looking for mastic applicators who cover Fern? We’ve been sealing commercial buildings since 2005.

Halls and community buildings near places like Fern are used by different groups through the week, and their toilets and kitchens show it. Resealing sinks, worktops and WCs with anti-mould silicone keeps them clean and watertight.

A 12-month guarantee applies to all our work. If an installation problem shows up, call 01277 525 020 or send photos by email and we will arrange a return visit.

Our process

At the end of each section, we remove the tape, clean down and inspect every joint. If an area should be left alone while the sealant cures, we say how long and put signs out. For work around Fern, we aim to finish in one visit, so photos and measurements up front really help. Then the right materials arrive with us.

  1. First, the phasing is agreed so facilities stay open.
  2. Anything behind the joints that needs another trade is flagged.
  3. Old sealant is stripped and the faces prepared.
  4. We reseal with the grade suited to each area.
  5. We give you a reopening time for every room.

Advice

Washroom sealing in Fern: the local picture

Fern lies roughly 28 miles out from central London, within the office belt around the capital. Business park offices have washrooms in daily use by staff, so we phase work to keep some facilities open.

At a university such as Buckinghamshire New University, 2.9 miles north of Fern, summer is the usual window for resealing residence bathrooms. For a hall at a building such as Church of St John the Baptist, resealing the kitchen and toilets can be fitted between bookings. Staff changing rooms and patient toilets at places like Marlow Community Hospital, 2 miles south-west of Fern, need cleanable, sound silicone.

Fern is about 2 miles north-east of Marlow, in Buckinghamshire. We cover commercial sites throughout Fern, for single jobs and planned programmes alike. Our Buckinghamshire coverage takes in 308 places, from busy centres to rural villages. Reading is covered too, around 14 miles from Fern.

We take on washrooms and wet areas across the SL7 postcode area. Close to Fern, our area also takes in Coldmoorholme (1 mile south-east), Little Marlow (1 mile south-west), Well End (1 mile south-east), Bourne End (1 mile south-east) and Flackwell Heath (1 mile north-east). Owners, agents and contractors

When you manage a building on behalf of an owner, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.

Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so the building keeps working while we do.

Questions we’re asked in Fern

Would you work within a site like Marlow Community Hospital?

Yes. Healthcare sites are among the places we work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Can work at a site such as Buckinghamshire New University fit around teaching?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Do you take on multi-site work?

Yes. A group of buildings can go on one quote, with one point of contact.

Is it possible to just clean mouldy silicone?

Surface cleaning won’t reach mould that has rooted into the bead. New anti-mould sanitary silicone is the treatment and check the ventilation isn’t the cause.

When can showers be used after new sealant?

Each sealant has a cure time before it should get wet. Phasing is planned with the cure time in mind so there are always rooms open.

Does weather matter for sealant work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Will your applicators have CSCS cards?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

Honest limits

Not every problem is a sealant problem, and we are upfront when that’s the case. It won’t fix:

  • Vanity carcasses that have swollen
  • Fittings that move too much to hold a bead
  • Failed tanking beneath a wet-room floor or behind tiles

If you are not sure, just speak to us on 01277 525 020 or email the details over and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Urinals and WCs
  • IPS panels and cubicles
  • Kitchens and tea points
  • Accessible toilets and changing rooms
  • Vanity units and basins
  • Showers, trays and wet room floors

Leave it or put it right?

Water gets behind panels and under floors through a failed joint. In a commercial building that can mean damaged boards, stained ceilings on the floor below and odours, and fixing that takes far more work than resealing. For buildings around smaller places like Fern, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Resealing early avoids that.

The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.

Why us?

  • Failed material removed, not covered up
  • Fully insured, including public liability cover
  • CSCS-carded applicators
  • Standard and matched colours in many product ranges

See our cost guide or our accreditations.

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.
