Washroom sealing for Dalry sites

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

On site: what to expect

When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work normally takes half a day to a day per washroom, depending on the number of fittings. Where we can, we combine work around Dalry with other jobs nearby, to make the most of each trip. Tell us how flexible your dates are.

  1. We inspect each washroom and record the joints to be resealed.
  2. You get a fixed quote with the phasing plan.
  3. Old sealant is removed completely and the faces cleaned.
  4. Each joint is cleaned and left dry.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Rooms reopen after the cure time.

Advice

How we handle washroom sealing in Dalry

Our washroom work covers offices, hotels, schools and colleges, leisure centres and gyms, clinics and care homes, along with staff kitchens and tea points. Product and method follow how hard each area is used and cleaned. We work on accessible toilets and changing rooms, showers, trays and wet room floors and IPS panels and cubicles, and the failures we’re asked to look at most are stained sealant around pans and urinals and panel joints letting water behind. Hospitality around smaller Scottish places like Dalry tends to be seasonal, and resealing washrooms in the quieter months keeps rooms available when they’re needed.

Work we carry out comes with a 12-month guarantee. Should something we installed fail, phone 01277 525 020 or email the details over and we’ll come back to it.

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. Dalry can form part of a wider programme across North Ayrshire.

Toilets, showers and kitchens around Dalry

The west of Scotland, where Dalry is, gets more rain than the east. Washrooms with weak extraction stay damp in this climate, and mould finds the silicone first.

Clinical washrooms at sites like Woodland View, 5.3 miles to the south of Dalry, are scheduled with the ward so the room is out of use for as little time as possible. Church halls and community buildings, such as those at St Margaret's Church, have kitchens and toilets used by many groups, and their sanitary sealant works hard.

Dalry is about 4 miles north of Kilwinning, in North Ayrshire. Businesses, contractors and managing agents in Dalry can call on us for washrooms and wet areas, as part of our coverage of North Ayrshire. We work across 54 places in North Ayrshire. Glasgow is covered too, around 20 miles from Dalry.

Maintenance after handover

Regular inspection catches problems early. In particular:

  • Note failing joints building by building
  • Leave signs up until the cure time is over
  • Add sealant joints to planned maintenance checks
  • Don’t leave an open joint at a basin or tray

Squeegeeing showers and trays after heavy use helps. Joints that sit wet for hours fail sooner.

Boards behind panels and vanity tops can swell when water gets past a failed joint. Once that happens, a reseal won’t fix them.

How the quote is worked out

Each job is priced on its own details. The main factors are:

  • How accessible the joints are
  • The site’s rules and procedures
  • Whether the work must be split into stages
  • Whether old sealant has to be cut out first

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.

Sending details for a quote

It doesn’t need to be a full survey. A few details are enough to get going:

  • Whether an asbestos survey exists
  • Anything awkward about access or site hours
  • Rough lengths or quantities, or drawings if you have them
  • Specification clauses that apply

Send us photos, drawings or a joint schedule and a fixed quote comes back to you. Where a site visit makes more sense, we will arrange one.

Common questions from Dalry clients

Would you work within a site like Woodland View?

Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is Dalry off your patch?

No. Small places get the same service as large ones. Every Scottish council area is within our area. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Can you reseal washrooms in healthcare buildings?

We do. Your infection-control rules, estates requirements and permits are followed. The work is phased around patients or residents.

What guarantee comes with washroom resealing?

Our workmanship has a 12-month guarantee, and we carry public liability insurance.

Can you send site paperwork?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

Does the weather affect the work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

Do you need to remove the old sealant?

The whole of the old bead is removed and the surfaces cleaned first. It’s the difference between a joint that lasts and one that peels.

Doing it in-house

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

When something else is needed

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Failed tanking beneath a wet-room floor or behind tiles
  • Vanity carcasses that have swollen
  • Water from plumbing, not from a joint

Not sure which it is? You can phone 01277 525 020 or email drawings and photos and we’ll tell you honestly before you book.
