About our washroom sealing in Crabtree

Since 2005 we have resealed commercial washrooms for facilities teams, contractors and building owners. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We are fully insured. Every resealed washroom carries our 12-month guarantee. The enquiries we see most involve shower tray joints that have opened up and resealing that didn’t last because the old bead stayed, across accessible toilets and changing rooms, urinals and WCs and kitchens and tea points. A specialist sealant contractor works differently from a general builder: in Crabtree, that means joint design, primers and backing rod as standard.

Halls and community buildings near places like Crabtree are used by different groups through the week, and their toilets and kitchens show it. Resealing sinks, worktops and WCs with anti-mould silicone keeps them clean and watertight.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

On site: what to expect

We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and your contact hears from us before we move to the next area. Smaller jobs around Crabtree can be grouped with others nearby. A fixed quote is given before anything starts.

  1. Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
  2. We agree which rooms close and when, so users always have somewhere to go.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. You get a reopening time for every room, with signage left up until then.

What we need from you

Advice

Looking after the joints

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Tell us about infection-control or permit rules before we quote
  • Report split joints at trays and basins early
  • Squeegee showers and trays after busy periods
  • Avoid scourers and harsh descalers on silicone

Mild cleaning products and non-abrasive cloths look after sanitary silicone best. Strong acids, solvents and scourers wear the surface and give mould a start.

Small numbers of failed joints are quick to phase in. Left, it tends to become a building-wide job with more phasing to plan.

When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Fittings that move too much to hold a bead
  • Mould caused by poor ventilation, which will return until the extract is fixed
  • Leaks through tanking or membranes below the finishes

If you’re not sure, just ring 01277 525 020 or email drawings and photos and we will give you a straight answer.

Signs you need washroom sealing in Crabtree

Daily commercial cleaning wears sealant faster than people expect. Strong chemicals, scourers and jet washing roughen, discolour or lift a bead, and dirt and mould then get a foothold.

Typical triggers for a call:

  • Open joints along basins and vanity units
  • A new bead over an old one coming away
  • Discoloured joints around urinals and WC pans
  • Mould spotting along silicone joints

Pupil toilets at schools like Newells Preparatory School take heavy daily use, and the holidays give the window to reseal.

What your quote should include

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Their pre-qualification and accreditations
  • The named product and why it was chosen
  • How the existing material will be dealt with

Common questions from Crabtree clients

Do you take on work at healthcare sites like Horsham Hospital?

Yes, healthcare and care buildings are part of our work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is a smaller place like Crabtree outside your area?

Not at all. Crabtree is within our area. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, tell us and we will confirm them with the quote.

Do you have public liability insurance?

Yes. Our insurance certificate can be sent alongside the quote.

How long does a typical visit take?

We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.

How long before the toilets can reopen?

Cure times vary by product and temperature. You’ll get a reopening time for each area, and signs stay up until then.

Can you quote from photos?

That depends on the size and complexity of the job. Simple work can often be priced from photographs, while larger or less clear jobs get a site visit first.

Quoting for work in Crabtree

The price varies from site to site. Expect it to depend on:

  • How much existing material needs removing
  • Quantities, in metres or numbers
  • Access and working height
  • Distance, for remote addresses

Pricing washrooms and wet areas depends on quantities, condition and access, plus any specification you’re working to. Ask us for a fixed quote.

Details that help us quote

For an accurate fixed quote, we need a clear picture of the site. Useful things to include:

  • Drawings or a marked-up plan, if available
  • When you need the work done
  • Asbestos survey details if the building is older
  • The site address and postcode

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.

What happens if it’s left?

Bleaching black sealant may lighten it for a few days, but the mould is rooted in the silicone and comes back. A full reseal deals with it and cleaners stop fighting a losing battle. Older rural buildings around Crabtree move with the seasons, and rigid or tired sealant can’t keep up. The right product, sized to the joint, copes much better.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we’ll explain how it’s made up.
