Washroom sealing in Clerkenwell

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Keeping the joints sound

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Tell us about infection-control or permit rules before we quote
  • Report faulty extraction promptly
  • Act on the first split you see at a shower tray
  • Avoid scourers and harsh descalers on silicone

Any failure in our workmanship within the 12-month guarantee is ours to put right. Beyond that, regular checks keep small problems small.

Mould in a joint spreads along the bead and into nearby grout and users notice. Replacing it early keeps the job to a reseal.

Washroom sealing in Clerkenwell

In a busy washroom, the sealant typically gives up long before the tiles or fittings. Basin tops, urinal backs, panel joints and shower trays put it under water, chemicals and daily cleaning and mould that roots into it can’t be cleaned away. The fix is to remove it completely and reseal with sanitary silicone containing anti-mould additives. The enquiries we see most involve gaps where vanity tops meet the wall and failed joints along IPS and cubicle panels, on urinals and WCs, accessible toilets and changing rooms and IPS panels and cubicles. Most enquiries from Clerkenwell start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Washrooms in London offices, hotels and gyms are used hard from morning to evening. We cut out tired sealant around vanity units, cubicles, IPS panels and showers and lay fresh anti-mould sanitary silicone, a block of facilities at a time.

Every job we finish is backed by a 12-month workmanship guarantee, in Clerkenwell as everywhere else we work. If our installation lets you down in that time, we return and fix it.

Common questions from Clerkenwell clients

Does a hotel in Clerkenwell need to shut while its sealant is renewed?

Rarely, if ever. We take a few rooms out at a time. Tell us your quiet periods and access windows and we’ll plan around them.

Can you cope with the access rules in a London building?

Yes, most London buildings have access rules of some kind, and we plan around them. Send the building rules and access times with your enquiry. The ULEZ covers the whole of Greater London, which we allow for

What guarantee comes with washroom resealing?

There is a 12-month guarantee on our workmanship backed by public liability insurance.

Is it OK to put new silicone on top of the old?

We always remove it. Fresh silicone can’t key to an old bead so a bead over the top fails quickly.

Do you work to architects’ specifications?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.

When can showers be used after new sealant?

The silicone needs time to cure before water reaches it. Phasing is planned with the cure time in mind so there are always rooms open.

Can you clean the mould off instead of resealing?

Surface cleaning won’t reach mould that has rooted into the bead. New anti-mould sanitary silicone is the treatment and check the ventilation isn’t the cause.

On site: what to expect

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes a morning or so for a small washroom, longer where showers and changing rooms are included, and our waste is bagged and taken away as we go. In Clerkenwell, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. Old sealant is removed completely and the faces cleaned.
  4. Joints are degreased and dried.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

What we need from you

  • Make sure the joints can be reached
  • Send asbestos survey details if the building is pre-2000
  • Arrange parking or a loading space

Why act early in Clerkenwell

A failed joint behind a basin or along a shower tray lets water run where it shouldn’t. In a commercial building that can mean damaged boards, stained ceilings on the floor below and odours, and fixing that takes far more work than resealing. In Clerkenwell, each extra visit means more notices, permits and disruption, so cutting the old sealant out fully and doing it right once is the better route.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Why us?

  • Commercial sealant work since 2005
  • Joints cleaned back to sound surfaces
  • One phone line for London, the South East and Scotland

Common problems we fix in Clerkenwell

Decorators’ caulk and general sealants sometimes end up where sanitary silicone belongs. They don’t stand up to constant water and they discolour and fail early.

Look out for the following:

  • Black mould inside silicone joints that cleaning can’t shift
  • Urinal joints that look unhygienic
  • Open joints at the base of cubicle panels
  • Stained or open joints at kitchen sinks and worktops

Halls of residence and teaching buildings at universities such as Paris Dauphine University - London Campus, 0.5 miles to the north-west of Clerkenwell, are easiest to reseal during vacations.

Questions to ask before you book

  • The terms of the workmanship guarantee
  • Will CSCS-carded applicators be on site?
  • Proof of insurance
  • Do they follow the manufacturer’s priming guidance?
